This lakefront cottage is 2.3 miles from Rt.125 on Swains Lake in Barrington, NH, on our private dirt road into a wooded, 5-acre lot with a wide shore frontage. Our property's back woods extends uphill to Beauty Hill Road, total road frontage appox 400'. We emphasize Secluded, rare on this lake. The cottage porch is only 30 feet from the water line.
Swains Lake is over 550 acres with swimming, boating and bass fishing. Our cottage is located along the east side of a cove, facing more west to the sunsets, so waters are calmer than near the main lake bodies.

The cottage is quaint at 600 sq. ft. with an additional rough-cut wood full-front 260 sq. ft. screened porch overlooking the lake, providing a wonderful area for open-air dining and relaxing. The total lake frontage is close to 400' to extending to the south ending at the stone wall. Listen to the bull frogs during their June mating season and the loons on any summer night.
Enjoy the lakefront from morning to night in lawn chairs around the fire pit. Firewood may be for sale along Beauty Hill Road, Market Basket also sells wood. We obtain a town fire permit each year and post it inside the cottage.

As Fall approaches, the mornings become crisp and with less activity on the lake passing Labor Day. Slowly, the maple's leaves get ready to turn their Autumn colors, and throughout most of October they turn brilliant.

We have wonderful birds that make their home on the lake. You can see herons with their long legs flying overhead. Loons which have long dark necks, who have a distinctive call, also live on the lake. They the can swim under water a long way before reappearing. We also have exciting eagle sightings. Last year it was reported that three eagles now make their home here!

There are ducks and some geese on the lake. They are fun to watch but we ask that you don't feed them, feeding them may make them want to come onto the beach area and they can leave a mess behind.

The cottage is fully furnished with two bedrooms and one 3/4-bathroom with a sink and shower, no tub. The living room connects to the dining/kitchen area which has a refrigerator/freezer, electric stove/oven, and a microwave. The master bedroom has a queen-size bed, the other bedroom has sturdy twin-sized bunk beds, and the living room has a picture widow and a sofa that pulls out to a queen-sized sleeper. A brand new range in the kitchen has been installed as of July 2023.

Reservations are taken for May through end of October. We advise you to reserve available weeks as soon as possible up to a year in advance.

Beautiful getaway with family
Our second vacation there- A beautiful and private location- wonderful for my family and pups who need this getaway from hustle and bustle. We fished, grilled and enjoyed the scenic views, while also enjoying card games, corn hole, relaxing time, and swimming! We are hoping to come back before August next summer, 2024. Thank you!

A place that vacation goes by slowly
And thats a good thing. I have now stayed at this location 3 times so i knew what to expect. Quiet relaxing and secluded. Just what i want after a long stressful year. I know it is a no thrills house and ok with that. Only issue was there was minor ant issue and we got spray and that helped with that. Only thing my fiancee wanted to mention. Need bigger TV. It rained first couple of days. The fishing and lake are amazing. Sunsets and nature always amazing Thanks for an amazing vacation. We will be back

Mom and dad purchased the property, long ago and an overgrown farm land, from the Plummer family and then the additional land out back up to Beauty Hill Road. You can still see the stone walls. They did hard work clearing the many bushes, some of them old blueberry bushes, and made a path to the water front. That year we ate lunches on a flat-topped granite rock.

Over the next year the front was finally cleared, with dad keeping many maple and pines. Then they had the cottage built in '63 when my sister was only two. Basically a shell with exposed 2x4 framing with hung blankets and exposed rafters...and a sheet metal fireplace...and an old used frig that made this weird gaa-lump sound at night...no water, no completed bathroom... only an outhouse. It was magical! We lived there during summers.

Slowly more finishing touches were made and eventually we had running dug well water, a bathroom (used to be my baby sister's bedroom) and finished walls and ceilings.

One day mom got a call from the people who owned the property next to us on the south side, the Broom family. They wanted to sell the land and mom had been given first-refusal a few years prior. Mom immediately accepted and was able to find a way to swing family finances, which was tight to begin with. The land you drive down nearing the lake and to park is that property.

The porch addtion made of rough-cut wood and beam was added around 1974 and eventually stained or painted. Our granite rock that used to serve as our lunch seat is now underneath it. The design is to give the maximum view without obstruction. Screened panels replaced simple screening to make replacement easier. And the steps were a great improvement over the original cottage's steep steps.

We hope you appreciate the cottage, the property, the trees and the wildlife. It is our greatest love to enjoy it with our family and we are happy to be able to have you and your's enjoy it too!
