Ideal for families and groups: Estate with Lodge, Cottage and Fishing Loch

With five double bedrooms the Baron's House, built in 2002, is spacious throughout and furnished to a high standard.

Each of the five large uniquely designed double bedrooms offer views to the garden and the Estate. The five ensuite bathrooms are equiped with toilet, basin and shower over bath. The four upstairs bedrooms can accommodate two to three people (double bed or twin beds, plus an additional put down single bed).

The Master Suite, located on the ground floor, offers the comfort of a large double bed as well as a single daybed. French doors lead out into the garden and the magnificient en-suite bathroom offers pure luxury with his and hers basins, free standing claw foot bath tub and wet-room shower. These features make the Master Suite suitable for wheelchair access.

The library on the groundfloor offers comfortable seating with a large four seater sofa, snuggler, armchair and open fire. It features a large selection of books as well as DVDs, a stereo system for CDs and MP3 players (with linked speakers in the library, kitchen and upstairs lounge), Satellite TV and DVD player.

The open-plan kitchen/ dining/ breakfast area is equipped with all mod cons: two ovens, induction hob, microwave and large fridge freezer. The kitchen has a large fully equipped pantry. The seating in the dining area is flexible and can be adjusted according to your needs - with two large extendable tables it can seat 8 to 24 people. The double sided multi-fuel stove between dining and breakfast area provides cosyness and warmth.

Another woodburning stove is located in the upstairs lounge with a set of french doors on either side of the stove leading onto the large terrace. This large room has four large windows overlooking the garden and a double height ceiling giving the room a bright and airy feel. A large round table with seating for 6-8 people is perfect for playing cards and having a drink in the evening. With the use of a projector the three three seater sofas in this room lend themselves to become a luxury cinema room and make it possible to enjoy movies on a larger scale.

The exclusive 20m indoor heated swimming pool is great for exercising or having a paddle with the kids. It is 1,2m deep throughout and heated by an air-sourced heat pump April - October, depending on the climate and bookings. There is a wetroom shower and toilet as part of the pool complex. The pool is accessible via the backhall of the house, however the door to the pool is lockable (by two locks) to safeguard children from using the pool unsupervised.

There is also a well equiped utility room, which offers the use of two washing machines as well as a dryer, an additional sink, a drying rack, airers, iron, ironing board, hoover and the obligatory mop and bucket.

The Main House's entrance has steps as well as a ramp and the downstairs is suitable for wheelchair access.

In addition to the Baron's House the Estate also has a Lodge and a Cottage availble for self-catering, accommodating 8 respectively 4 people.

With two windturbines we produce our own electricity. Our water comes from a Highland Spring and we process our own waste via our reed bed pond system. All wood for the open fires, which we can be supply at cost, comes from our own forest.


The Main House at Ballimore was built in 2002 in front of the original 15th century ruin. Clan MacCorqudale were rewarded the lands by King MacAlpine in the 9th Century for great deeds in Battle, the Lands Castles and Estate are the historic home of this clan. The MacCorqudale clan ruled over these lands for over 600 years, much historically evidence can be found on the Estate.

This beautiful big house is ideal for larger groups such as families, painting or walking groups seeking privacy within a unique and peaceful environment.

Ballimore is very secure with only 1 entrance road which travels 2 km up the estate lands before finally arriving at the house grounds. You will see the Highland cattle herd (fold) and the young furry calfs on your drive through the Estate

About MacLeod Family

We are Niall and Johanna with our five children Katie, Heather, Angus, Oona and Archie.

After living in and around London we moved to Argyll, on the Westcoast of Scotland in 2007 and have made this our family's home. Ballimore Farm Estate is a working farm with our Highland fold and flocks of Hebridean, Black-faced and Cheviot Sheep.

We love making our guests feel at home and enjoy Ballimore as much as we do!

For me as a former landscape photographer, taking pictures for calendars and books all over the country, this place is like living in one of my photographs.

Ballimore Farm Estate has given us the peace and quite we had been missing and longing for while living in London in a past life. Being away from the hustle and bustle of city life and enjoying the beautiful scenery and Scottish country air is what makes Ballimore unique to us.

The Estate has a wonderfully remote feel about it, without really being 'cut off from civilisation' with Oban - Gateway to the Isles - 30 mins drive away, the Ski resorts of Glencoe (45mins) and Ben Nevis (60mins) close by and Glasgow and Edinburgh in Day-Trip distance.

Ballimore Farm Estate is 1.5miles North of the village of Kilchrenan and 7 miles South of the community of Taynuilt.

Taynuilt sits on the shores of Loch Etive. This thriving lochside town with a Post Office, butcher, hairdresser, tea room and grocery shop. Its ideal when wanting to stock up on essentials, have a cream tea at the Robin’s Nest Cafe or buy the morning papers. The Taynuilt Hotel (on the A85, towards Oban) has a pub and restaurant and offers great deals on family and group meals.

Those looking to explore the local attractions will find the Bonawe historic iron furnace in Taynuilt, a relic from an industrial past around 1800 that produced up to 700 tons of iron per year.

The 9-hole parkland golf course with its stunning scenery, walks along the Airds Bay beach or the cruises offered on Loch Etive invite to spend great days outdoors.

Taynuilt can be reached by public transport and offers connections to Oban and Glasgow by bus or train.

Oban, 12 miles West of Taynuilt is known as the ‘gateway to the isles’ and offers a variety of facilities and amenities. Lots of little cafes, galleries and shops offering local produce and handmade gifts make Oban an essential point of visit as there is much to enjoy in this picturesque seaside town. There are plenty of small boat operators that offer trips to seal colonies and the ferry terminal provides transport to the Western Isles.

The local tourist office stocks a large catalogue of bus and boat trips and things to do in the area.

A number of grocery shops, such as Aldi, Lidl and Tesco are located in Oban and offer great opportunities to stock up on supplies.

The beautiful track up to the house is not suitable for sports cars, a recommended speed of 15mph to avoid sheep and Highland cattle is best. A large car park is sited at the entrance from the B845 by the river bridge and iron gates.
