Newland which sleeps eight in four double rooms - three twins and one double is a gloriously relaxed and beautifully designed cottage with staggeringly beautiful views over Harlyn Bay - one of Cornwall's iconic family beaches.
The large upstairs living room overlooks the beach which is some 200 yards away. This room and large family kitchen links to Stepper both upstairs and downstairs via soundproof interconnecting doors; making the combined properties into a 12 person rental.
The house is linked to the bay by a short sandy pathway without having to cross a road - so it's safe for children.
Ample parking for 5 cars on site matches a garden big enough for games and relaxing in the sunshine out of the wind.
The house is the epitome of old fashioned, relaxed beach holidays brought into the 21st Century.
The changeover day is Thursday, but there is flexibility out of season for weekend and special breaks. Duvets and pillows provided, please bring own bed linen and towels.

Hired individually, Newland & Stepper offer entirely private living, both inside and out. Hired together the can accommodate up to 12 adults in comfort - perfect for big parties. Both homes are well equipped, centrally heated and extremely comfortable.
Situated just over 4 miles from the port of Padstow, a jewel on the North Cornish coast, the cottages are a short walk down a private path leading to the golden sands and safe bathing of Harlyn Bay; while across the headland lies the exposed beaches of Constantine Bay and Boobys and the championship links of Trevose Golf Course.
Enjoyed a spectacular week of sun and surf at Newland. Warm, cosy and well equipped as a base from which to explore the coast and surrounding towns. The kitchen is well equipped and warm due to the aga, interesting pink bathroom and great upstairs tv room with great views.
What is great is the stroll along the lane and down the field to the beach - no need to go on the road at all.
We would definitely recommend Newland and will be coming again.

Newland is a lovely house, really home from home, the owners have thought of everything. In a lovely location too with views over the bay and so convenient to just walk down the road and have access to the beach. We will be back!
Thank you Clare for a fabulous stay in your beautiful house! We were a fairly big group yet the house is so well laid out with everything we could need so it didn't feel crowded at all. When you add to that the wonderful location & peaceful aspect, it's no wonder we didn't want to leave. The house was spotless with plenty of comfortable furniture & very comprehensive cooking facilities. I will be visiting again as soon as possible with my family & know they will love it as much as I did!
A very comfortable, spacious and well-appointed property in a glorious position, with sweeping views over Harlyn Bay.
The property was clean and well-equipped. A perfect place to unwind, yet within day reach of the amenities of Padstow and beyond.

Also close enough to at least 6 other lovely beaches. The views from the upstairs lounge window over the bay and headland were breath taking. There was ample parking ideal with so many adults, and a good sized garden to have barbeques and play games. The kitchen dining area was ideal as it had a large table to eat on but also to play games in the evening,it opened onto a lovely decked area which caught the morning sun and was lovely to eat breakfast. The photos do not do this lovely house justice and I really hope to go again next year.

We took both Newland and Stepper for 10 of us revisiting Cornwall over the new Year in 2013 after many years away. Wonderful houses, so warm, cosy and well appointed with incredible position. The main rooms look straight out on Harlyn Bay at the surf and surfers. We could not have asked for a more perfect place to stay. Many long walks on the stunning coastal paths and managed to visit many old haunts and favourite places. Can't wait to come back to these houses and cannot recommend them highly enough - if I could give 6 stars I would!!
Some of the finest dining experiences available anywhere in the UK are available at Watergate Bay, Padstow and Rock (across the Camel Estuary by water taxi); Jamie Oliver's 15, Rick Stein's numerous food outlets, Paul Ainsworth's No.6 and Nathan Outlaw at St Enodoc to name but a few.
Trevose Golf Club offers championship quality courses of 18 holes along with a long and short 9 which are all available on a yearly, weekly or daily basis. Tennis courts are also available at the club.
For those who enjoy being in the water the area is known for it's 7 bays which offer everything from golden sand and family safe bathing at Harlyn Bay to surfing reefs and points at Constantine Bay. Surfing lessons can be booked with Harlyn Bay Surf School or Constantine Bay Surf School.
During days ideally spent away from the beach you can explore the historic fishing port of Padstow, cycle the Camel trail or take the family on an adventure at nearby Crealys. Sadly the characterful cinema at Padstow has now closed but a cinema is available 10 miles away at Wadebridge.
Seafishing, power boating, marine adventures, sailing and waterskiing are all available from Padstow and Rock. Sailing and waterski tuition is available but book quick to avoid disappointment.
A wealth of National Trust and privately owned gardens are a short drive away.
