This gorgeous property features a spacious open plan living/dining area, with comfortable chairs and sofas you can relax into after a long day of sightseeing.

There are 3 bedrooms - bedroom one has a double, bedroom 2 a zip and link which can be singles or a king, and the Master a King bed. The master bedroom also has an en-suite.

There is a delightful balcony area with a table to seat 2 where you can breakfast or enjoy an evening drink admiring the fabulous Edinburgh views. The kitchen features all mod cons and if you fancy a night in, it is perfect for cooking so you can settle down for the evening and take advantage of the superb accommodations on offer (or use our chef service so you don't have to lift a finger!).

A Personal Welcome:

Guests are warmly welcomed to their apartment, where they receive their keys and an introduction to the accommodation and area.

Personal requests - should our guests wish a bottle of chilled champagne on arrival or a bespoke hamper we are happy to discuss guests personal requirements.

Serviced Accommodation - our apartments are available as a serviced let and this can be prearranged prior to arrival. Priced on application.

The Edinburgh Address offer a range of hand-picked, luxury self-catering and serviced apartments and homes for short-term and holiday letting.

We require names and ages of all guests, as well as addresses and ID. We will require the lead guest to sign copy of our terms and conditions. We reserve the right to vet any booking. This apartment is not suitable for stag parties, hen parties or young single sex groups or parties. One member of the booking party must be over 25 years old. There is a strictly non-smoking policy. There may be a late check-in fee for check-ins after 7pm. There is a fully refundable damage deposit due one week before arrival and refunded one week after you depart.

Please note that due to the incredible location, on the Royal Mile, noise is a factor which should be considered. During the Edinburgh Fringe Festival this noise is increased.

This is not penthouse quality

The following issues prohibited our having a positive experience.

1. Having to turn utility switches off and when not in use constantly.

2. Walking into a very hot apartment and being unable to open the windows because of the high volume of noise on the street which continued until 3-4 AM. Because of this situation we requested fans, but the management did not respond to the request.

3. Having to contend with poor quality amenities. Such as master bedroom mattress that felt like the springs were coming through( those who slept on that mattress had awful back pain at the end of the stay)

4. Pillows that felt like rocks, and books used to support legs on one of the beds.

5. The appearance of mold on the living room wall.

6. Only one bath and hand towel for a week.

7. Worrying about falling in the shower/tub because no non slip mat was provided

8. Constantly frustrated by a poor quality WiFi which took much time to even get to work at all. And for some of our devices never worked in that space.

FYI, we have stayed in numerous apartments and houses all through Europe and have never felt compelled to write a negative review. Obviously we were very disappointed in the property and the unresponsiveness of the property manager to address the problems we encountered.

Beautiful apartment in an ideal location.

Lovely apartment in the heart if old town. The property was clean and well appointed. Everything was well maintained and comfortable. We utilized the Hop on Hop off bus to see all the sights. Restaurants and sights were all around and easy to get to by foot. No car needed.

Cancellation more than three weeks before arrival - 50% of the balance payment shall be refunded
Cancellation less than three weeks before arrival - No refund shall be given

- There is a strict no smoking and no pets policy
- A refundable damage deposit of £250 or 10% of the rental balance(if booking is 2 weeks or longer) is payable to The Edinburgh Address via our Guest Portal 7 days before arrival and shall be refunded 7 days after departure. Funds shall only be with held on the instruction of the owner or property manager due to damage being caused during the booking.
