Situated at the East End of Edinburgh opposite to the Edinburgh Playhouse Theatre and close to local attractions including the Vue Cinema Omni Center, St James Shopping Center and Botanic Garden.

Short walk to Princes Street, Waverly Train Station and the Bus Station. It is also well connected to the Edinburgh Airport just 20 minutes away by car

and now also connected by Tram from the airport to York Place just 2min away from the apartment.

It was in a fantastic location too and only minutes from the centre of the city and was really well stocked with everything we might possibly need.



The owner was amazing and really, really helpful and accommodating and I would have no hesitation in recommending this apartment for a stay. It's excellent!

Perfect location for Fringe

There were 3 couples staying, plenty of room, 2 bathrooms.

Great location for some Fringe venues, some of the main venues are about 20 minutes walk away. Slightly noisy as there's a busy nightclub directly opposite which stays open late.

We had a problem with the shower, one phone call to Giovanna and it was dealt with immediately, the shower replaced without any hassle or stress. Excellent service.

Feel a lot fitter after the 3 large flights of stairs up to the apartment, don't take too much luggage!

Really good communication with Giovanna, could not have been better, 3 sets of keys so we could do our own thing.

Convenient restaurants/cafes and fast food places right on the doorstep.

After check out, bags can be left at the Italian restaurant next door in a secure cupboard.

All in all, very highly recommended.

Great apartment for a shorter or longer stay

We (family of 6) stayed for a whole week. Great location, near tram, bus and train stations, also near Royal Mile and Arthur's seat. Great view on Calton HIll from all rooms. Kids loved the bunk bed! Thank you to our hosts, who made sure we had everything we wanted during our stay.

Entry to the Fringe

The apartment is in an ideal location if you are attending the Fringe Festival. It was about a 20 minute walk to almost all of the events. Spacious, nicely appointed, air-conditioned, modern appliances and a very friendly, gracious owner who made us feel welcome. One item which we find helpful is a binder with detailed information about where to find a pharmacy, recommended restaurants, public transit info etc. Adding this to the apartment would be helpful. While it wasn't a problem for us, some people might find a 3 story walk-up a challenge. We had a great time and would not hesitate to book this apartment again!

Very well equipped and convenient location, kinda loud part of town.

We loved this home. Giovanna has thought of everything and it was absolutely beautiful, spotless, and had all the amenities we could have imagined needing. This was a very comfortable, safe, and very well equipped location for our family (8 of us in total) and we are happy we rented this place. It was walking distance to everything we wanted to see (e.g. the Royal Mile, Edinburgh Castle, tours, etc). We happened to be there on the hottest day they've had in a while and so we needed the windows open which exposed a lot of traffic noise. Nothing that a little white noise couldn't overcome, just understand that you're staying in the busy city center. Great house, though, and perfect location. Very safe, fairly priced, well-equipped, and convenient.

Great Apartment, Great Location

The apartment is a nice three-bedroom apartment right in the heart of Edinburgh. There is plenty of space for eating and sitting, and the apartment has all of the appliances we needed. Giovanna and Angelo were very helpful and friendly. I highly recommend this place.

Simply elegant

What a beautiful apartment in a great location. Few minutes walk to shopping and tourist sites and just far enough away from all of the hustle and bustle of Edinburgh. Our hosts Angelo and Giovanna were extremely accommodating. We had a party of 6 and absolutely loved the apartment. Giulianos restaurant located just down stairs from the apartment was also a big hit as the food was delicious!

Picardy Place is located just in the heart of Edinburgh opposite to one of the biggest Theatre of Europe: the Playhouse Edinburgh Theatre (represented shows famous as Oliver Twist, Les Miserable, Mamma mia ect.)

It is in a walking distance from the famous Prince Street with its superb gardens also great for relaxing.

It is very easy to walk to the Royal Mile and the famous Edinburgh Castles and Holyrood Palace.

It is full of places to visit, tourist attractions, museums, restaurants, and experiences impossible to forget!

What to say about Rose Street and George Street full of historic traditional pubs where you can enjoy a relaxing meal or take in some entertainment. It is 10 minutes away from the Botanic Garden with is amazing variety of plants and flowers. And its very easy from here to visit by bus The Britannia, The famous Queen's boat.

Edinburgh has so many festivals, including the Edinburgh International Festival, Fringe Festival, Military Tattoo, Book Festival, Film Festival & Jazz Festival!

All this events are mainly based at venues within the city centre area so are either an easy walk away, or a short bus journey from Picardy Place!!!

Getting to your Picardy Place holiday apartment could not be easier it is located in Edinburgh city center so Airport bus stop is within few minute walk; Edinburgh Waverley train station just 5 minutes away as well as the Bus station, and now with the tram from the Airport to the stop of York Place is just 2 min walking away from Picardy Place apartment.

Cheap flights: Ryan Air, Jet2, Fly be Easy jet from most main cities world wide.

Airport bus and Trams regularly runs between airport and City Centre (Waverly station).
