Grace Cottage, Porlock - a cottage that sleeps 4 guests in 2 bedrooms

Grace Cottage is a charming nineteenth century property situated in the heart of Porlock and set back from the main road for peace and quiet.

The cottage is very comfortable and well equipped, ideal for families and couples wanting to explore this lovely working village and Exmoor. Renovated in 2006, the main part of downstairs has been opened up to create a spacious and light-filled room in which to cook, eat and relax.

The sofa in the sitting room is a sofa bed, to provide extra bed space if required. The kitchen is fitted with modern facilities and there is a downstairs toilet.

Upstairs there is one double and one twin bedroom plus a contemporary bathroom, with powerful shower over the bath.

Location ideal but property below standard expected

Location, amenities, layout as described.

Property was not cleaned to an acceptable standard. Cobwebs with dead flies in kitchen. Dirty, greasy oven trays. Toilet not cleaned - still had faeces on bowl.

It seems that some change occurred between booking and the holiday with the ownership. We were not informed of this. My account with Owners Direct still shows payments pending even though deposit and balance were paid in good time. Leaflet explaining arrival procedure was inaccurate. No slip for car parking was available as stated. Phone call connected to a lady who I assume was the previous owner - she knew nothing about my booking but was able to tell me about the parking.

We would not recommend this property which seems to have disappeared from Owners Direct lists.

Upstairs there is one double and one twin bedroom plus a contemporary bathroom, with powerful shower over the bath. The cottage is accessed via an enclosed courtyard with outside seating and a bed of mature shrubs. An allocated parking space for one car is situated a short walk from the cottage. Grace Cottage kitchen is fitted with cooker, microwave, fridge, and washing machine. Other equipment includes cookware, toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses. A television, DVD player, video player and music system is provided in the living room. Wifi is in now available in Grace Cottage. Electricity and heating costs are included in the price of your accommodation. Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. A small amount of tea, coffee, sugar, milk and biscuits are provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid and dishwasher tablets will be present in the property. One or two toilet rolls will be provided. Directly outside is a courtyard with table and chairs for you to enjoy the peace and quiet of Porlock An allocated off-road parking space for one car is available at Central Garage, for the residents of Grace Cottage. This is a short walk from the property. You are welcome to bring one dog with you to Grace Cottage by prior arrangement. A supplementary fee of £25 will be added to your invoice. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time. Grace Cottage is strictly non-smoking.
