Photos and Description of this holiday villa in Southern Aegean - Aegagros Caldera Houses

90m2 Villa in 1 Hectare Vineyard with great views to the Caldera

Aegagros Caldera Houses is composed of 5 independent houses in a 1 hectare vineyard: Two 90m2 Villas, two 55m2 houses, and a 50m2 apartment built right on the cliff of the caldera of Megalochori village.

Aegagros Caldera Houses used to be our own houses where we, as a big family, used to spend our summer holidays. Therefore, each house is carefully furnished and decorated with objects and antique furniture of the cycladic tradition. The Houses have now been transformed according to the needs of our visitors, trying as always to maintain the traditional character of the island.

What we want to offer our visitors is a unique holiday which cannot be found anywhere else. Our aim is to welcome you and make you feel like home. To introduce you to Greek hospitality as once described by Homer in Odyssey. As soon as you will set your foot at Aegagros Caldera Houses be prepared: because you will fall in love with every little detail that composes this villa, its location as well as the people that will take care of you.

This 90m2 Villa is all about laid-back luxury for a “home away from home” feeling. You will find it hard to leave the large private terrace with breathtaking views of the caldera cliffs, the volcano and the endless blue sea and sky. Here you will find a generous built-in dining table and benches made from local volcanic stone. Enjoy your breakfast or coffee under the cool, shady pergola, savor the sunset colors or bask in the Greek sunlight in the sunbeds.

The architect-designed interiors are filled with Cycladic tradition and character. The rooms are comfortable, cheerful and bright, with rich natural woods, light plaster walls, barrel vaulted ceilings and handmade tiles. The collection of family heirloom antiques, locally-produced traditional furniture and original works of art bring a unique and family-style charm to the house.

The ground floor has an open-plan living room, kitchen and dining room with a hand-built fireplace and all the little details to make you feel right at home. The kitchen is fully equipped with refrigerator, full cook top, oven, dishwasher, small convenience appliances, cookware, china and cutlery. Preparing meals here will be an unexpected pleasure as you can gaze out at the spectacular sea and volcano views directly from the kitchen window.

The ground floor bedroom has a charming king size antique iron bed and en suite bathroom. There are also two very comfortable sofa beds in the Living Room. The two separate bathrooms on the ground floor are simple and elegant, with plaster in rich earth tones and hand-formed built-in showers.

Follow the natural wood stair case to the mezzanine bedroom with two iron and brass antique single beds and family heirloom armoir. The view of the sea and volcano from this little loft window is truly captivating.

With direct onsite parking, the house is unlike most other caldera accommodations. Many of the houses located on the caldera cliffs do not have direct parking and must be accessed by climbing many steps on a footpath, a difficult prospect for weary travelers. You will appreciate the private parking just a few easy steps away from your door, with no stairs to climb.

This 90m2 Villa is perfect for families or friends who are looking for a genuinely private and relaxing retreat focused on the natural beauty of Santorini, away from the hustle and bustle of crowds. Up to six guests can sleep comfortably.

We take great care to provide extra special touches for each guest with true Greek hospitality. Every morning we serve a delicious full breakfast either in your own house or on the large shared terrace directly on the caldera with organic fruits and vegetables from our own gardens, homemade pies and cakes, freshly baked bread, our own home made marmalades and a variety of delicious salty and sweet flavors that change daily! When you arrive, you will be delighted with our warm welcome, which includes a rich delicious meze variety with local and traditional flavors, always accompanied by ice cold Raki or chilled wine. Just when you think it can’t get any better, you will be dazzled by our home made refreshments, our home made Sangria, our refreshing freshly baked pastries and by many more local gourmet surprises that will be offered to you at each sunset!

If you are lucky enough to visit us during the period of the wine harvest in mid-August, known as “Vedema”, you can experience the process of making your own organic wine. During this time, we harvest the grapes from our own private vineyard surrounding the property. This is a festive period with strong Santorini traditions. You can stomp the grapes by foot, an amazing sensation accompanied by traditional songs and sounds! Of course such a fiesta always comes with a savory variety of local snacks and with our own chilled wine or Raki!

About Anastasia Parava

My origins and roots, on my mother's side derive from this wild yet cosmopolitan island of Santorini. The first time I visited Santorini, I was two years old. As soon as I saw this wild, incredible view of the deep blue sea and the volcano I felt connected to the land of my ancestors straight away. However, because of the fact that I spent all my school years in Athens, my need to return back to Santorini every summer and Easter became increasingly important for the peace and balance of my soul. Now at the age of 33, with two beautiful boys and an amazing man by my side, I pass on all this immense heritage to my children as my mother did with me and my brother..

I have studied, Drama, Physical Theatre and Puppet Theatre and in Wintertime I am a puppeteer, I have my own Puppet Company and i create my own shows with which I travel around Greece and abroad.

In Springtime though, Autumn and Summer the big family gets together in order to organise and run Aegagros Caldera Houses. Aegagros was designed by my father Yiannis Paravas one of the best architects in Greece. The land on which Aegagros was built has been passed on from my ancestors to my grandfather and then on to my family. Its first part was built in 1997 and later on the rest of the houses were completed in 2005. Every year we renovate and improve many parts of the complex.

Anastasia Parava purchased this villa in 1997

Why Anastasia Parava chose Greece

Aegagros is a vision.

What we propose through this unique type of holidays is a unique experience, a journey from within.

Santorini is widely known as a cosmopolitan destination, but in fact it is Wild, Powerful and Primeval, full of energies, History and Traces from the Past. Once you get there you sense it straight away, and that's where We focus.

We wish to share with our guests Santorini itself in its purest form as it used to be in the old days, when the island was still untouched by mass tourism, excess construction and overrated high class hotels, where tradition and personal contact, hospitality, authentic greek and local cuisine, and human touch were the Norm. What we want to offer our visitors is a unique holiday which cannot be found anywhere else. Our aim is to welcome you and make you feel like home. To introduce you to Greek hospitality as once described by Homer in Odyssey. To bring forward all these qualities this unique island has to offer.

Aegagros Caldera Houses is composed of a million flavors and little moments, it is the perfect combination of beauty, nature, serenity, quality and freedom of soul!

What makes this villa unique

Trough Aegagros we wish to introduce our visitors this wild side of the island through its traditions, its unique characteristics and features. We perform in more sustainable ways taking always into consideration the environment and the island’s traditions: Santorini is an island where water is indeed valuable.

For that reason instead of building swimming pools or Jacuzzis we decided to cultivate local and traditional organic seeds. Also, it is a land of Vines and in the middle of August we have the Vedema, the wine harvest season, a really festive period where locals collect the grapes and with music and traditional songs we all stomp bare feet the grapes in order to extract their precious juice. If you find yourself visiting Aegagros around August don’t forget: you are invited to participate in this amazing fiesta! Of course such a fiesta always comes with a savory variety of local salty flavors and certainly with last year’s chilled wine or Raki!

We also organise workshops of local and Mediterranean gourmet cuisine. By using organic products and vegetables from our front gardens we experience an exciting journey to the local flavors of Santorini. We will share with you all the DELICIOUS little secrets that have been passed on from generation to generation! At the end of the workshop you will finally enjoy the fruits of your loins with an amazing dinner that includes a starter, a main course, and a delicious desert!

Every Morning we prepare the most delicious Home made Breakfast with organic fruits and vegetables from our front gardens, home made pies and cakes, freshly baked bread, our own home made marmalades, a variety of delicious salty and sweet flavors that alter daily.

We advise routes for hiking, cysc

At your arrival we welcome you with a rich delicious meze variety with local and traditional flavors! Accompanied by ice cold Raki or chilled wine. Daily surprises: Every afternoon we serve our home made refreshments, home made Sangria or our cool pastries

Excellent experience at small family oriented property

  • 5 of 5

I visited for one week with my three daughters and had a wonderful experience. Views and location is amazing - away from the chaos of tourist towns. The rooms were clean and felt very homey. The service was wonderful and the food delicious. They had great insights into local sites/beaches and were very available to help facilitate a great vacation.

While it is true that breakfast is good, I was hard to enjoy it after a bad nights sleep. Weak air conditioning and no screens on the Windows, except for the one in the very cramped toilet which due to ancient plumbing smelled like sewer. Hard mattresses, one of which was the width of the pillow, making it dangerous to turn in your sleep. Almost non existent WiFi which I needed to do some work and had been one of the conditions I requested. Yes there is Caldera view but so does everyone else. They demanded 50 percent down and the rest on arrival. I told them I wanted to leave but they said no way. They could have kept the first week after two night and all would have been fine but when I tried to go the owner Kalliope stood in back of the car and called the police.

Amazing views, service and food

  • 5 of 5

If you are looking for an authentic Greek experience with the comforts, charms and privacy of your own home on the island, this is it! The views are the best I've ever seen and the gourmet food everyday was incredible. The people make the place, and we couldn't have been happier with the friendly, attentive service. We really felt like this was the highlight of our stay. Right in the middle of the island, this was in an easy location to catch the bus to different towns and beaches on the island. We loved coming home to our own private patio to watch the sunset and relax without all the crowds and tourists.

Santorini Gem with the BEST Service!

  • 5 of 5

Caldera Houses have been one of our best accommodation experiences thus far and that's saying a lot since both my husband and I travel very frequently. During our recent trip, we visited Istanbul, Santorini, Athens, Brussels and Amsterdam. Whenever we think of our time in Santorini, we can't help but miss Katerina, Poppy, Illias an his wife. Our bookings were very last minute but Poppy's daughter Anastasia was very helpful over email and phone and made our bookings in no time. She even emailed us information on things to do in Santorini and Athens so we could do some advance planning in the limited time that we had. We stayed in the Cave Studio which has the most breathtaking views!! Additionally, the privacy and the charming set-up was more than I expected. Pictures do not do justice to the beauty of the views, especially the sunset views. I couldn't stop taking pictures! People rush to Oia to watch the sunset with thousands of other people, however, the Cave Studio gave us our very own sunset viewing point. The views from all the other villas are great as well.

Throughout our stay of 3 days, Katerina and her staff treated us like family. We were served gourmet breakfast every morning on our private balcony and had surprises waiting for us when we got back from excursions. The breakfasts were some of the best meals we had on the entire trip. They were fresh, delicious and made with so much love. There was something new everyday. I cannot say enough good things about Katerina and her staff. They made us feel like we were staying with family and they genuinely cared about how our day went :). This was so different from staying at a hotel where you check-in, check-out and only have polite two minute conversations.

We arrived a few hours prior to the check-in time but Katerina readily accommodated us. The Caldera Houses are very conveniently located, have free and accessible parking, close to some of the main attractions such as Red Beach, Akotiri and Fira, and not too far from the airport. The Cave studio was very comfortable, nicely decorated, very clean and had free wireless internet. Katerina also showed us the bigger villas and all of them had great interiors and exteriors.

Overall, I WOULD HIGHLY RECOMMEND CALDERA HOUSES and will be staying there myself then next time I visit Santorini. I would also like to thank Katerina and her staff for their hospitality and making our stay a great experience :))

Better than Heaven!

  • 5 of 5

Words cannot adequately describe the beauty and hospitality of Aegagros Caldera Houses. Upon arriving at this lovely place, my mother and sister and I were greeted with the warmest welcome by owner Katerina and her staff. We were shown to our beautiful house and given excellent advice on local destinations and must see stops on the island. We were all stunned by the lovely house with it's warm and unique decor but more so by the overwhelming, jaw dropping view! Shortly after our arrival, we were brought a midday meal which was delicious. Throughout our stay we were thrilled with the homemade breakfasts, which were clearly made with love. All three of us remarked how we were made to feel like family in this very special place. The location is in an area that is much more charming than the higher trafficked tourist spots, and it's very easy to navigate around the island with a car. A plus for us as well was the parking and the easy access for my mother who is in her 80's. The village nearby is lovely and the location makes it easy to explore the whole island. All of Katerina's recommendations were spot on, especially for the onsight masseuse ( also named Katerina) We all highly recommend Aegagros Houses and would love to visit again!

Spectacular View & Incredible Stay

  • 5 of 5

When we arrived after a long day of traveling, Kalliope (mother of the owner) welcomed us to the property and offered us a bottle of white wine from their own vineyard, and a freshly made Cretan Salad. And it just got better from there.

The view is absolutely breathtaking. Watching the sunset here is just as good as, if not better than the famous sunset in Oia - and here there are no crowds! And waking up every morning and having home-made breakfast (which was also incredible), overlooking the volcano and the sea was an experience to behold. I don't know if I've ever been more relaxed in my entire life.

We stayed in the 90m^2 villa and it was huge - we were a family of 5 and had more than enough room. The beds were a bit small, but I've found this to be the norm in most places around Europe.

Katerina and Kalliope both treated us just like we were family. They explained the history of the property, Santorini and any and all sights we could have dreamed of wanting to see. They know the island backwards, forwards, front and back and any questions we had they were able to answer.

It is definitely removed from most of the action (good or bad depending on what you're looking for), but there is a bus stop about 500m away, which will take you to the main town of Fira, from where you can get all around the Island. We would definitely recommend getting a car though - it makes life a lot easier. There are also some fantastic local restaurants in the main square (~1km from the hotel) that are open very late for a late bite to eat.

I've already recommended it to about half of my friends and all of the family and we will most certainly be back.

Pro-tip - If you're in a large group (or even if you're not) take the transfer from the airport that they organize. It's quick, simple and cheaper than the taxis, and you get door-to-door service.

Wine - Making:

One of the best periods to visit Aegagros Caldera Houses is the period of the wine harvest. Aegagros is surrounded by gardens and vineyards and every year in the middle of August we have the VEDEMA, the wine harvest season, a really festive period where the grapevines have given birth to their ripe, juicy, delicious grapes, and are ready to be hand picked after having been chosen one by one.

And what’s more: the whole exciting and fun procedure of the wine stomping with your own bare feet, an amazing sensation accompanied by traditional songs and sounds! Of course such a fiesta always comes with a savoury variety of local salty flavours and with our own chilled wine or Raki!

Mediterranean Cuisine Workshops

We also organise daily trips to close-by islands with our 18 metre sailing boat! Wake up in the morning, have your exquisite gourmet breakfast and then enjoy the experience of an amazing excursion out in the Aegean Sea! Visit Anafi, a solitary little island close to Santorini, visit some of Santorini's beaches that are approachable only by boat! Take in the sea, the sun and charge your batteries to the maximum!
