About the property

1 bedrooms, 1 bathroom, sleeps 2

Bala Farm Cottage now has it's own website. Bala Farm Cottage is a wonderfully cozy little cottage located less than 3 miles from the center of West Chester, at the top of a hill in a quiet neighborhood. It has charming study downstairs with a bay window looking out towards majestic trees, and an entry hall that ends with a wet bar, refrigerator, microwave and coffee machine. A lovely curved staircase leads to the upstairs bedroom with queen bed and a spacious bathroom. You'll love your stay in West Chester at Bala Farm Cottage!

The space

Bala Farm Cottage, located less than 3 miles from the center of West Chester, was built around 1850 to serve as a library at a time when the main Bala Farm house (built in 1759) was being used as a boarding school for boys. It's undoubtedly been employed in a variety of functions since then, and when we bought the property we thought it would make a perfect guest cottage.

The main change we made was to install a hot water heater and build a permanent shower in the spacious bathroom upstairs. We've also added a little wet bar/kitchenette to the downstairs hall closet to give the cottage some of the comforts that help make a very enjoyable stay. The kitchenette has a small refrigerator and microwave, in addition to a Keurig coffee machine with complimentary pods provided. Combined with a comfortable queen bed in the upstairs bedroom and a charming study downstairs with a bay window looking out towards a beautiful, majestic Ginko tree (one of the biggest in PA!), Bala Farm Cottage is the perfect place to spend a relaxing weekend in West Chester.

There is a large stone fire pit just steps from the cottage that guests are welcome to enjoy, and there is also a screened patio and deck on the backside of the main house that you may find perfect for enjoying an evening glass of wine outdoors.

While the cottage is currently set up for 2 guests, if you have more than two in your party and don't mind separated sleeping accommodations, we also have a guest room and bathroom on the third floor of the main house (not included in the cottage rate).

We look forward to welcoming you for your stay at Bala Farm Cottage!

Guest access:

Guests will have the cottage to themselves, can come and go as they please, and are welcome to enjoy the grounds. If anything is needed that is not in the cottage, just ask!

Interaction with guests:

We're happy to interact with guests as much or as little as they prefer! Since we live on the grounds, we'll usually be available to answer questions, provide recommendations, or tell stories.

Lovely and cozy!

  • 5 of 5

This cottage is adorable. It was just what I was looking for--a place to lock myself in for a solo writing retreat. It is very small, which worked well for me. It's location in a subdivision surprised me initially (on the approach), however once on the actual property, the suburban locale all but disappeared, and once inside, the cottage felt like a world to itself. Mina, the host, was lovely and there were many thoughtful amenities. Plenty of things to do/see/eat in a 10-15 drive range. I look forward to returning if the opportunity presents itself.

Perfect Host!

  • 5 of 5

Mina is the most thoughtful host we have run in to during our travel experiences! We were warmly welcomed with kind words, a tour of our accommodations, and a still-warm focaccia. Fresh fruit, beverages, a basket of snacks and a brioche for breakfast were all provided as well. These were such nice extra touches, but I truly appreciate her care for the comfort of her guests. The bed and linens were very comfortable, and the "kitchenette" had everything we could have possibly needed. We were looking for just a couple of days of rest, and this was the perfect place. I can't wait to come back and further explore the area, but only if I can get a reservation at the Bala Farm Cottage!

The cottage is only a 5 minute drive from the center of West Chester, and history abounds in the area. In fact, Bala Farm is located just off Birmingham Road, considered the "spine" of the Battle of Brandywine, and which British Troops marched down in September of 1777. Battlefield sites are just minutes away, as are multiple historic locations...some noted for their role in the battle, and others for their longevity and beauty.

If natural beauty is your cup of tea, then you've got plenty of options. The world-renowned Longwood Gardens is only a scenic 15 minute drive away, and highly recommended. You may also opt to venture further south towards Wilmington to visit some of the other gardens and estates established by the du Pont family. There are miles of hiking trails at the Stroud Nature Preserve (5 minutes away) and at various spots along the Brandywine River in addition to the battlefield sites. Ridley Creek State park is a little further away (20 minutes), but is another highly recommended option with even more miles of hiking trails. Or, just sit outside the cottage and enjoy the beautiful trees on the grounds!

If you're coming to West Chester to visit a student at the university, it's only 5 minutes away, and there are no shortage of establishments at which to feed hungry students. There are over 65 restaurants in the borough with enough variety to satisfy just about any request, and plenty of drinking establishments as well. We'll be happy to make some recommendations!

Further from West Chester, you can head east to enjoy the world class city of Philadelphia, or head west and venture through Amish farmlands. Again, the options are many!
