Houghton Farmhouse is a 7 bedroom, 4 bathroom period farmhouse that can comfortably sleep 18.
The house was developed to its current size back in the 19th Century, to be used as the main house of a working tenant farmer. The listed and beautiful farm barns are still onsite, adding to the majesty of the property.
There is a choice of 2 large receptions, including dining room for 18 and 'smart' TV room. The gardens are extensive and include a separate games room, and a heated swimming pool (20ft by 8 ft with a depth of 4ft throughout).
The house is finished to a modern and extremely comfortable standard with all imaginable conveniences; a fully stocked kitchen to enable your culinary juices to flow free, be it for a quick snack for all or that 5 course banquet for 18 people to celebrate the special occasion.
Houghton Farmhouse is ideal for family gatherings; to celebrate that wedding anniversary, special birthday, or simply to get friends and family together under one roof.
The garden is c. 1 acre in size and very private. We have converted one of the period barns into a games room, to include table tennis, pool, darts and numerous games etc.
The kitchen benefits from a walk-in larder and separate utility room, with washing machine, dishwasher and separate large fridge & freezer.
The lounge has soft seating for 18 and a new wood burner installed in December 2015. There is a wall mounted Sony Smart TV, with surround sound cinema system, connected to the internet and with a library of films for those rainy/lazy days in. If you have your own lovefilm or similar account, you can access them via this TV setup.
The moment I saw the property I fell in love with it. I've been searching for a property in this wonderful part of north Norfolk for over 2 years and Houghton Farmhouse felt like home the minute I walked through the door. It is uniquely situated right in the middle of all the most desirable corners of north Norfolk, making it the perfect base for a holiday here. The house is also lovingly cared for and resorted, and arranged in a great layout, perfect for a holiday for up to 18 people, be they family or friends.
We have literally just got back from Houghton on what was a fantastic weekend away with the family over Mother's Day weekend.
The house is exceptionally clean and was lovely and warm. I read about another customer complaining about heating surcharge but this was not an issue to us.
The only things which we can think of which are in no way criticisms but more feedback for the benefit of future customers is that it would be great to have stair guards at the bottom of the stairs too. We were impressed that there were stair guards at the top of the stairs though! We think it would be lovely to get some more lighting in the pool enclosure as we all would have liked to have had an evening swim. The only other thing is that it was really muddy outside the games room so perhaps a little step or something? Not an issue in the summer but we had a lot of rain this weekend.
We found the house warm and comfortable equipping us with everything we could possibly think of! Perhaps some little history of the house would be nice in the visitor folder. In no way a criticism that this was not included though! These are again not complaints but the only things we could think in order to help the management of this beautiful place!

I stayed at Houghton Farmhouse for my hen weekend in July and I have to say it was the most perfect weekend! There were 14 of us and we all had such an amazing time.
On arrival to have milk in the fridge and some wine on the table was very thoughtful. The house itself was a dream - all the bedrooms were beautiful, light and airy with good selection of beds in each room. The beds themselves were so comfortable and bedding luxurious.
The kitchen was better equipped than my house at home and everyone staying said how much they would love it! The huge fridge and freezer in the separate room were also much appreciated on the very hot weekend for storing our wine (and food)!!
The gardens and outside spaces are also well equipped so we were able to have a wonderful BBQ outside and all sit around with plenty of seating for everyone. Similarly inside the lounge is a great area to all sit around and socialise and we didn't feel squashed in at all.
It is a short distance to Wells beach which is lovely and the nearby villages also look great for exploring and we can't wait to go back again.
I would highly recommend this for any groups or families as its a wonderful house and I will have so many memories from the perfect weekend.
For my 35th Birthday we booked Houghton Farmhouse for 18 of us, and from the moment we arrived to the moment we left we had a truly idyllic stay. The house was perfect for a large group, beautifully decorated (unlike so many holiday rentals) spotlessly clean, spacious, and with huge beautiful garden.
Each room was decorated differently, decently sized and with gorgeous furniture.
We cooked a lot! And the kitchen had every utensil we could wish for and the Aga was a dream to cook on, and with the dining room connected it made for dinner party heaven! We also had wonderful weather so made use of the modern BBQ.
We did not have one complaint and are already booking for next year once the pool is finished!
Clair was so helpful right through the booking process and on hand if we needed her during the weekend. We cannot recommend the house enough!

We stayed at Houghton Farmhouse for 2 weeks in August. Two families with a combined 4 adults and 7 children and still had rooms to spare!
The children loved the house – the beautiful orchard gardens and playroom were a constant source of fun and adventure! The house is charming, clean and looks great from an interior point of view. The kitchen has everything you could possibly need and we loved the AGA!
The area is lovely – within 20m drive from beaches, golf courses etc.
We definitely hope to visit again!
Congratulations on the conversion of the farmhouse to superb spacious holiday accommodation - done very tastefully, to a very high standard and exceptionally well fitted out. We had a wonderful family holiday, the house was perfect. The house was well equipped and had generous space for large parties. We were able to enjoy socialising together and also have separate living space without being on top of each other. Beautiful garden; perfect for dining, playing and relaxing! The games room had table tennis, pool table and subuteo table extra sofas and kids toys.... Enough entertainment for all ages. A beautiful home with lovely surroundings. The house is clean and very well presented with lovely big bedrooms; even the smallest bedroom is spacious. We all had a lovely time and will be returning.

Houghton Farmhouse is situated in one of the prettiest areas in North Norfolk, close to the beaches at Holkham and Wells-next-the-Sea and within easy driving distance of Holt, Fakenham, Burnham Market and Blakeney. The Royal retreat of Sandringham is a 20 min drive away. Houghton St. Giles lies between Fakenham and the fabulous villages of Great & Little Walsingham, the site of medieval pilgrimage still popular today.
This is one of the most popular and sought-after locations in Norfolk, ranking highly with holiday-makers year after year, due to the fantastic beaches, countryside, ancient towns and villages and excellent local attractions.
Whether you want a day at the Races (Fakenham course is 10 mins away) or walks on the famous beaches, strolls over undulating countryside or time spend in the many traditional and contemporary pubs, bars and restaurants, Houghton Farmhouse is superbly located as your luxurious base.
We recommend the seals at Blakeney marshes, as well as the Royal residence at Sandringham. Also, you should find time to take a trip on the restored steam railways that puff their way through the area. And any trip to Norfolk would not be complete without a day spent in Norwich, one of the UK's largest and most important cities. And if you really want to get away from it all, then head to the Norfolk Broads, where you can hire a boat for an hour, a day or longer and meander around large sections of the most beautiful scenery in the country. There is also numerous fabulous stately homes to visit apart from Sandringham; from Holkham Hall, through to Blickling, now part of the National Trust.
And if you want children's entertainment, there are many popular and great value attractions such as 'Pleasurewood Hills, Africa Alive, Banham Zoo, etc etc.
|Fees||No additional mandatory fees|
A heating surcharge of £185 is payable for each booking. This amount is payable all year round and covers the cost of the house heating, the AGA and swimming pool heating costs. It is payable per booking rather than per week or similar pro-rata style.
30% of the rental rate is payable upon booking. This is non-refundable. The balance of 70% of the booking rental rate is payable 3 months before the booking start date. The security deposit and any heating surcharge is payable 2 weeks prior to the booking start date. The security deposit is £500 without dogs, or £700 with.
We recommend our clients take out their own holiday insurance as we cannot offer refunds if you are unable to use your holiday home booking for any reason.
