The general conditions for the rental of the 2 and 3-room furnished apartments in the apartment complex without lift on 13 rue de Suffren 06400 Cannes, belonging to Sarl Suffren. 1 - Destination: The apartments are rented exclusively for residential use. They are not the main residence of the tenant. As a result, the respective rights and obligations shall be governed by the provisions of these general conditions to the decree of December 28, 1976 and amended according to the provisions of the Civil Code. 2 - Designation of sleeping accommodation: The sleeping accommodation is located on 13 rue de Suffren, in Cannes. The location of the apartment complex is stated on the invoice. 3 - Duration of the seasonal rental: It is stated on the invoice. Arrivals are between 2:00 p.m. and 06:00 p.m. The lessee and the lessor agree with of the arrival time. The tenant agrees to leave at noon on the last day stated on the invoice. 4 - Rental rates and fees: Indicated on the invoice. The rental rate includes, for the entire rental period, the payment of the following rental charges and supplies available: tap water, hot water, electricity, air conditioning, Wi-Fi access Internet access, and television. The tenant is responsible for disposing of household trash in the container of the city located on the street, not far away from the apartment complex. Sheets, towels, and bath towels are not included. 5 - Booking: Booking will be effective upon payment of deposit, non-refundable. Payment of the full price above will be effective on key handover. Payment is by credit card, PayPal, or bank transfer (IBAM: FR76 1560 7000 3260 1216 8146 777, SWIFT: CCBPFRPPNCE). 6 - Security deposit: To be given at the latest, upon entry into the premises. Lessee is to give the property owner an amount of € 400 for the 2-room apartment and € 600 for the 3-room apartment as a deposit of to cover damage and/or deterioration of housing, furniture and objects furnishing the house caused by the Lessee, as well as the loss of keys or objects. The deposit will be returned to the Lessee within a maximum period of one month after his departure, less appropriate amounts to cover damage and/or deterioration of housing and furniture and objects furnishing the house caused by the Lessee, as well as the loss of keys or objects. Failing status and/or inventory at the end of the lease or if the Lessee only establishes the inventory at the end of the rental, the absence of challenge by the Lessor within 48 hours of the end of the rental return will assume the premise is in good condition and/or complete inventory. 8 - Animals: Not allowed. 9 - Non-smoking accommodation: If disrespected, a € 100 fine. 10 - Assignment and subletting: The rental is established as intuitu personae, in favour of single tenant identified on the invoice. Any assignment of the lease, any total or partial sublease in any provision, even free, is strictly prohibited. The Lessee may not leave the layout, even free and/or loaned, to someone outside his home. 11 - Declaration of the Lessor: The Lessor declares that the homeowner has the free disposal and enjoyment during the period defined in paragraph 3. The Lessor shall at the request of the tenant justified by the production of a receipt EDF, produce a Notice of Property Tax or any other official document. 12 - Obligation of the lessee: - The Tenant will peacefully use the rented accommodation, furniture, and equipment at their disposal and will meet the damage and losses that may occur during the contract period in the premises under their enjoyment - The Lessee shall maintain the rented accommodation and leave it in a clean state and local repairs out of contract. If objects in the inventory are broken or damaged, Lessor may claim their replacement value. - Noise likely to disturb the neighbours will be reduced, including those supplied by radio, TV and others. - The Lessee shall have no recourse against the Lessor for theft and depredation in the rented premises. - He respects the maximum number of people allowed to enter the premises, according to the description that was given. - The tenant may not oppose a visit of the premises of the property owner or his agent upon request. - Failing to return the accommodation in a clean state, the Lessee agrees to take cleaning as their expense and the Lessor will be forced to realize minimum of € 45. 13 - Cancellation: Upon receipt of the invoice, the lessee acknowledges the general conditions. The issue of the invoice followed by the actual payment of the deposit for the reservation commits both parties irrevocably. No termination is possible without written agreement of the parties. If the Lessee waives the rental, it remains liable for the full rent. 14 - Insurance P.M. 15 - Automatic termination: In case of default by the Lessee to any of the obligations mentioned in general terms, this lease will be terminated automatically. This termination will take effect after a period of 48 hours after a single warning by registered letter or letter delivered by hand remaining unsuccessful. 16 - Election of domicile: The Property owner and the Tenant elect domicile in their respective homes. However, in case of dispute, the home court of the Lessor shall have sole jurisdiction. This lease and suites are subject to French law. 17 - Case conferences: The length of stay is at least equal to that of the conference. The minimum price is fixed for the duration of the conference. The price includes bed linen, bath towels, towels, and towel for two beds/persons in T2 and 4 beds/persons for T3. This benefit could be extended, if necessary, to a person in addition to the two rooms (use of sofa bed) and 2 people in addition to the 3 rooms (using 2 sofa beds). The cost of this service is charged in addition to the rent. The final cleaning after the conference is the responsibility of the lessor.
