The Stone House – 165 Prcanj is on the top floor of a traditional stone ‘sea captains house’ that was build circa 200 years ago. It benefits from the cooling effect of thick stone walls and high ceilings but has everything you would expect for modern sophisticated living.
The apartment is light and airy with double window(s) in every room and air conditioned.
Your apartment is ‘front line’ to the sea which means the clean, clear sea is only 6 meters away. The tidal range is approximately 30 centimetres. Therefore, you do not notice the tide coming in or out and there are no strong currents. There are two steps down onto the beach or a jetty (punta) to swim from. The beach is gently sloping and very safe. The water temperature reaches 24 degrees Celsius in summer. On the shore line there are tree shaded areas where you can sit and relax with a drink.
The Market Dado is a convenience store 50 meters from the apartment. The owner’s name is Novak. Novak sells pretty much everything you need. Vegetables, fruit, water, beer, wine, fish, meat, bread, milk, ice cream, toiletries, cleaning materials etc.
Recently re furbished the The Stone House - 165 Prcanj is a private, safe apartment of 150 m2. You have free, secure Wi-Fi. A new, well -appointed kitchen means all types of meals and snacks can be prepared with ease. We have arranged the most amazing opportunity for our guests who would prefer not to cook every or even any day. Our neighbours Jadranka & Voja cook the most delicious local food for breakfast & dinner in the evening. You can enjoy authentic, local cuisine, served fresh at your own table cooked to order by our neighbours. All you have to do is sit down to eat with your friends and family either outside on the terrace or inside. When you make a booking with us you will get all the information you need.
You will enjoy a spacious combined dining area and lounge, 3 spacious bedrooms all with stunning views of the sea and a furnished, private outdoor terrace. The Terrace and the stairs leading to the front door are all fenced.
There is a modern, well-appointed shower room with WC.
Bed Linen and bathroom towels are provided. Midweek cleans, linen changes and welcome packs are available on request.
We live in Warwickshire, England and were introduced to Montenegro in 2009 by a friend who has a nearby front line property. The picture is of me (James) and my daughter Rose in September 2012 when we were searching for a property to buy. Our search for a property in Montenegro was documented by House Hunters International in 2013. This was the first ever HHI show filmed in Montenegro. It is Season 64, Episode 8. We have continued to invest in the Stone House – 165 Prcanj to ensure our guests have a great holiday and that the apartment is in tip top condition.

We were blessed with warm sunny weather and blue skies for our stay in The Stone House. The house is very comfortable and comes with the most stunning views od the crystal clear water and mountain scenery. It was still warm enough to lounge about on the sunny terrace and even a quick dip in the shallow safe water across the way from the property. The whole area is unspoilt and we felt very welcome by the neighbours down stairs who actually look after the property and so were very happy to see us. The house has all the comforts from home, and has many 'nice touches' and is tastefully decorated, our bed was very comfy. When we could drag ourselves away from the house, we had a couple of lovely drives out, including a very worthwhile drive up into the mountains for more views and a very pleasant stroll around Porto Montenegro. We can't wait to return and have a trip out on the water.

I am glad Angela & her family had time to visit Porto Montenegro and found everything they needed at The Stone House. From July 2nd to 5th 2015, Boat International are hosting their summer rendez vous event there. The worlds most amazing superyachts will be out on the bay and docked in Porto Montenegro for everyone to see. This annual event has just moved from Monaco to Porto Montenegro.

On arrival we were greeted by a very friendly neighbour who gave us our key and showed us to the apartment. Everything we needed was there and all tastefully presented. All of the bedrooms had views across the bay so we didn't need to fight about that. It was good to have a strong shower with plenty of room. Stocking up with provisions at the local shop was easy and very reasonably priced! Also available was a varied menu that you could order from. We decided to have this on our last night but wished we'd made more use of it as it was so delicious. This is a fantastic opportunity to taste the local cuisine without spending the restaurant prices. There was so much that we could have it for lunch, too.
Getting around was easy - the bus was one euro and taxis were cheap, too. Kotor is a beautiful old town with many twists and turns so there's always something new to find. We climbed the mountain to the fortress and experienced amazing views across the bay.
The house book is comprehensive and contains all the information that you need. We used this to book a private boat tour around the bay. The guide spoke English and took us to a beautiful untouched town called Perast and we got to explore an island with a lovely old chapel.
We would love to go back and visit the new Porto Montenegro.
This apartment is the perfect getaway. If you want to be active, there is a lot to explore. Alternatively, you can lounge on the balcony and soak in the beautiful views over bay, surrounded by mountains.
My wife and I and our almost two year old daughter spent four magical nights in this fantastic apartment in early October. The apartment is, as so many other people have written, absolutely beautiful with incredible views from almost every window and a covered porch that you will never want to leave. We spent every night after our daughter fell asleep sitting on the porch looking at the lights on the bay under the most beautiful starlit sky while listening to the waves crashing. The owner and property manager were both very responsive and extremely helpful. What truly sets this apartment apart from the competition, however, is its location in Prcanj. We had never visited the bay of Kotor before so did not appreciate how truly special Prcanj is in comparison to the other towns dotting the coast of the bay. Prcanj is, quite simply, a magical stunning little town where all the neighbors will say hi and be so amazingly friendly to you (and particularly your children)! The other towns like Muo and Dobrota were so much less charming.
We frequented the nearby restaurant konoba marija (turn right out of the property and walk maybe five minutes) where the food was good, the view right on the water perfect, and the waiter unbelievably friendly. We also tried the seafood place to the left that everyone raved about but found it less inspiring and more expensive. There is also a small bakery to the right down the street (maybe 7-8 minute walk) that had a few items for breakfast etc... and a small market to the left (5 min walk) that had almost everything we needed. The downstairs neighbors also, as others have commented, offer an in home meal that is definitely worth considering. The ash cooked lamb and potatoes were excellent and they are all the nicest people.
We did the obligatory trip to Kotor and Perast (both well worth it) including the couple hour climb to the top of the fortress (well worth it!). The climb was fairly tiring but was manageable even with a toddler and my wife being pregnant. We also went to Lovcen national park - you will not believe the views along the drive but note the road is very narrow in spots here too. If you want a sandy beach great for toddlers go to Blue Horizons (plavi horizont)
Note that the road around the bay near Prcanj is two way traffic but really only wide enough for one car in spots. It wasn't really dangerous, just interesting at times.

Beautiful, historic property. Amazing views from all windows and terrace. House book and help provided by James was invaluable. Prcanj was a perfect location for us, walking distance to several restaurants, shops and bakery. Straight forward drive to Kotor, Porto Montenegro and Budva and around the bay. Easy to and from Dubrovnik airport.
Shallow water beach was great for our toddler, jelly shoes essential. Loved having the water and jetty just a few steps away and it was fabulous having Gracjia collect us from the jetty for our tour of the bay - a must for any visitors!
Terrace works really well providing comfy seating in sun and shade.
Property is beautifully furnished throughout, well equiped kitchen and kitchen cupboards stocked with basics for cooking.
Anka is really helpful sorting passports and even getting an inflatable for our little boy for the sea.
Jdranska did a fantastic bbq, that lasted us 2 days!
Kotor has petrol station, supermarkets, clothes shopping and the old town is full of lovely restaurants and ice cream parlours. The views and sense of achievement after climbing all the steps up the fort (€3) are unbeatable! Breath taking in both senses of the word!! Worth the effort!
There was a storm one day during our stay, even that was spectacular. Absolutely loved this holiday. Thank you all.
We have just enjoyed an amazing week at the property. It's an absolutely stunning location and the apartment was immaculate.
The huge added bonus was the treat of Jadranka cooking for us for 3 nights- amazing!
The views from the apartment were so lovely. We also enjoyed going swimming in the bay right by the apartment - water lovely and warm in August.
We hired a car, but I should think it's easier to travel locally by bus. The single track road to Kotor was very busy in August with some tricky moments passing buses, camper vans and the odd lorry! But did add to the fun for our teenagers though!
Visited Kotor, Porto Montengro, Lustica Peninsula for sandy beaches, Perast and Our Lady of The Rocks, hired Kayaks (available on left hand side opposite the Kamelija shopping centre just past Kotor old town) and did a great tour up in the mountains with some off roading. (Booked through Miro and Sons). Views from the top were highlight of the trip.
James was very organised with very prompt replies to emails.
I can only ditto what everybody else has shared. The location is superb and the views just stunning. The apartment has everything you need for a really comfortable stay. We had an early flight out so took the option to have dinner made for us by Jadranka, we had The lamb baked in ashes OMG !! it was just fab, there were just 4 of us and so ordered accordingly, we ate well but there was plenty left for the next day. There is small shop 5 mins walk away which sells just about everything you may need and a bakery which sells the most delicious bread at a fraction of the price we pay at home. The bus service is a bit sporadic but when one does arrive there will always be enough a room for more - if you know what I mean !. Do be careful when leaving the property as it's not just the cars you need to be careful of but cyclists as well. Anka the house manager took care of registering our passports which left us time to settle in and start relaxing. Philipe collected us from the airport and Boyan took us back at the end of our stay, lovely guys with a wealth of knowledge. Do take the option of using Gracia to take you round the bay of Kotor it's well worth it.
I won't bore you with everything we did, all's I would say as that all the information detailed in the House Book is correct and we did nearly everything they recommended and weren't disappointed. Like other guest have written, we wished we had booked for 2 weeks.
Lord Byron was staying in Prcanj when he described Montenegro as the Pearl of the Adriatic. Montenegro is a beautiful coastal republic which faces Italy across the Adriatic Sea.
With its stunning scenery, warm Mediterranean climate and hospitable people it’s no wonder that the World Travel and Tourism Council (WTTC) has identified it as the fastest growing holiday destination in the world. Montenegro is doing no more than recapturing the glory of its 1970’s and 80’s heyday when film stars made a beeline for its unspoiled medieval coastal towns and inviting beaches and coves.
One of the most attractive locations in Montenegro is the Bay of Kotor (Boka Kotorska) where 165 Prcanj is located. Wooded hills slope down to the sparkling water whilst medieval towns and villages built from local stone nestle at the water’s edge.
Home to two UNESCO World Heritage Sites – the ancient walled city of Kotor and Durmitor National Park – Montenegro is cherished by lovers of history and nature alike.
Porto Montenegro is a short cab ride away. It is the biggest Super yacht Marina in the Eastern Mediterranean Sea. You can combine a walk along the palm tree lined pontoons looking at the boats with exquisite water front dining. Porto Montenegro is not to be missed.
With EU accession, likely to be only a few years away and a Government determined to avoid the fate of the overdeveloped Spanish Costa's Montenegro really is a wonderful holiday destination worth exploring.
English is widely spoken. It is now taught in schools and then perfected from 'Pop songs & TV shows’. May to September the average daily temp is 28 degrees Celsius with an average of 9 hrs. of sunshine per day.
