Cornish Holiday Escapes provides 2 luxury self contained holiday homes with everything you need to have your perfect Cornish holiday escape... so when will yours be?

The ‘Old Dairy’, the former cattle shed and creamery at Little Rosewarne has been carefully renovated keeping the character of the old building but providing all the comforts of modern living.

The 'Hayloft' is a first floor 'modern' barn conversion, with high lofted ceilings and views across open countryside. There is NO accommodation below only our garage. (The floors are fully sound proofed and insulated).

Both properties are finished to a very high standard and equipped with everything you will need (see our reviews!) if you want to enjoy the relaxed country location and open space or explore the local beaches and all that this part of Cornwall has to offer.

Little Rosewarne lies nestled at the base of Godolphin Hill within part of the Cornish Mining World Heritage site. From the summit of the hill there are spectacular panoramic views over West Cornwall and the Lizard. The National Trust’s Godolphin Estate borders our grounds with Godolphin House and Gardens a short walk away.

With easy access to the beaches (Praa Sands with its long sandy beach, Surf School, bar and cafes is only minutes away) and rugged coastline of West Cornwall, the Lizard Peninsula, historic St Ives and the Helford Estuary, the ‘Old Dairy’ and 'Hayloft' are the perfect place for your Cornish holiday escape.

The Hayloft is a modern 'barn style' conversion, clad in larch with high lofted ceilings and views over rolling countryside. Once inside you will appreciate how light and airy the Hayloft is with Velux windows allowing light to flood into every room and a large glass sliding door with views over rolling Cornish countryside. The Living space is open plan so the views can be appreciated, while you sit in the dining area or relax on leather sofas. There is a very well equipped kitchen with oak and granite work surfaces, washer dryer, dishwasher and Bosch cooking appliances. There are 2 large double bedrooms, the master bedroom is large enough for a cot (this can be provided), while the second bedroom has a zip and link bed providing either a king sized bed or 2 singles. Both bedrooms are supplied with oak furniture. There is modern family bathroom with large bath and shower.

About Kate and Kevin Thomas

We moved to Cornwall as a family in October 2010 with the intention of setting up our own holiday letting business and to have our own Cornish escape from our previous lifestyle.

We are Kate and Kevin Thomas and have 3 young boys who love the freedom of the great outdoors.

Little Rosewarne is a smallholding of some 10 acres and in the past has had its own dairy herd. We started to convert the old cattle shed and creamery at the beginning of 2012 and wanted to maintain the character of the building while providing a sustainable future for the farm. Our next project is to convert the old piggery and stables into further accommodation. Work on this will begin in 2013.

We keep chickens at Little Rosewarne and currently enjoy eggs from 3 Copper Marans, 2 Speckled Marans and one Cream Legbar. We also raise Berkshire pigs. These are black haired and famed for their great quality pork.

Why Kate and Kevin Thomas chose Cornwall

We bought Little Rosewarne after holidaying in the Porthleven area over the past 20 years. We know the area well and would spend most of our holiday time either in Porthleven or towards Falmouth.

When we made the decision to move to Cornwall we knew we wanted to be close to the things and areas we loved. However, we had never been to Godolphin Cross or for that matter Godolphin House. But when we saw Little Rosewarne, we fell in love with the place and felt with its proximity to the areas we enjoyed spending time in, it would make the ideal place for us to live and raise our family.

Little Rosewarne itself is a traditional Cornish farmhouse with extensive gardens. We wanted to buy a property where there was the potential for a blank canvas and for us to make our own mark. The first of which is The Old Dairy. It also means we are close at hand if we are needed.

The area is stunning because it is situated near to Godolphin House with easy access to the the beach and fantastic areas and places to explore.

What makes this cottage unique

We believe that 'The Old Dairy' and 'Hayloft' at Little Rosewarne is the perfect place to escape to, and explore this part of Cornwall. We hope that having spent many years staying in quality holiday accommodation we have worked out what works and what is sometimes missing and it is to this end we hope we can provide that little something extra. If you feel we have forgotten something or there is something we can do to improve your stay then please ask.

What a lovely welcome we received on our arrival. The home made scones, cream and jam were delicious and thank you Kate you're a great baker. The accommodation is 'second to none'. What more could you ask for? Wonderful views and excellent weather for this time of year.

Would definitely recommend this area and accommodation to others and we will return next year!

Far exceeded expectations!

We arrived after a fairly long journey for our post-Christmas relaxation break....and what a pleasant surprise to stumble across the Hayloft. Even better than described! And to be greeted with some mince pies for us and star gingerbread biscuits for our daughter was an additional bonus :) Kevin and Kate were extremely friendly and welcoming - fantastic hosts.

Very useful 'visitor guide' and recommendations of where to visit and where to eat (Kota Kai in Porthleven was a definite favourite!)

Such high standards have gone into the detail of the Hayloft and the cleanliness was remarkable. Every detail from the small touches in the bathroom, the quality crockery and cutlery down to the gorgeous comfy bedding was included.

Thank you, we hope to return in warner weather to really allow us to explore....and for Sofia to help with some farmhand chores!!

Great location and family friendly

Our stay at the Hayloft was like a home from home! We arrived late, after travelling, but we're still met by the owners, who then spent some time recommending places to go, as their boys were similar in age to ours. Our shopping (which we had been advised we could order from the supermarkets) had even all been unpacked and stored away!

Nearby places of interest were never too far away- St Michael's Mount, Praa sands, the Maritime museum and ships and castles splash pool (ideal for a rainy day), to name but a few! Godolphin House had brilliant Halloween entertainment for the children too- and we followed the footpath here, eating blackberries along the way!

Comfortable, easy, and lots and lots of fresh air - perfect for us!

super luxe en rustig verblijf met konijnen.

Wij zijn erg goed verwelkomd door de eigenaars ondanks onze late aankomst 22:00 uur in de avond. Luxe en heerlijk verblijf. Ruime bedden luxe badkamer en keuken alles is aanwezig. Heerlijke grote tuin met lieve konijntjes op zijn hoogst 30 stuks. Speelgoed voor de kids. Dieren zoals varkens die je mag voeren. Heerlijk verblijf in de rustige natuur. Zou zo weer er naar toe gaan met ons gezin we hebben genoten. Je zit dicht bij veel hoeken van stranden maar je betaald wel pakeergeld maar dat is de moeite waard. Vooral st ives had heerlijke golven. Shoppen in Plymouth was ook leuk maar heb je dan 1,50 pond tol alleen de heen weg. Kortom super verblijf mogelijk gaan we volgend jaar terug.

Excellent - looking forward to coming back!

We really enjoyed staying at the Hayloft - it is superbly finished with friendly hosts who have thought of everything you would need, and thoughtful touches like cream tea and wine /ice lollies on arrival. With ample space for the kids to run around and play outside, feeding the ducks, chicks and pigs was a highlight for them too. It was a comfortable relaxing and perfect base to visit the sites of Cornwall, we would highly recommend the Hayloft and we hope to return again soon.

An amazing holiday in a beautiful cottage

We had the most amazing holiday with our 18 month old daughter. The passion and care that Kevin and Kate have put in to the development of the cottage is clear for all to see - there isn't anything you could want for in terms of provision for families, all to make your holiday that bit easier and more enjoyable.

The location of the property is perfect - very easy to get to from the main roads, and easy to get to many wonderful beaches and sights.

The cream tea on arrival and bottle of wine made the arrival all the better

a very clean and smart contemporary property

It became very clear during our stay that Kevin and Kate have put much thought into what famileis may need and want for a good holiday - and have then provided all of it. We highly recommend a stay at the hay loft, we will be returning in late summer for another wonderful relaxing holiday

The Old Dairy borders the National Trust's Godolphin House and Estate (as featured in Cornwall with Caroline Quentin on ITV).

St. Ives, Penzance, Marazion, Falmouth, The Lizard Peninsula and Helford and Fal Estuaries are all just a short distance away, thus making The Old Dairy a great place to explore the most southerly and westerly parts of Cornwall.

For beach lovers Praa Sands is close by, with Kynance Cove, Gwithian Sands, and Carbis Bay a short drive away. With access to both coasts there is always something for everyone from sheltered coves and sandy beaches to fantastic surf.

But if the weather is having an off day, there are plenty of fantastic days out. The Eden Project is a must and The National Maritime Museum and Porthcurno Telegraph Museum are highly recommended (ask our 3 boys). Other local attractions include Gweek Seal Sanctuary, Flambards and Paradise Park.

There are a number of fantastic gardens (such as Trebah Gardens) and National Trust sites (including Godolphin House and Estate, Trengwainton Garden, Glendurgan Garden, Trelissick Garden, Trerice House and Levant Mine) to explore as well as the Mining Heritage of Cornwall - Little Rosewarne is situated within the Tregonning and Trewavas District World Heritage site. In addition, there are some English Heritage sites nearby (including Pendennis Castle, St. Mawes Castle and the Chysauster Ancient Village).

For the more energetic there is easy access to some fantastic coastal walking along the South West Coast paths. Rural walks can be had from your front door - cross the road and explore the National Trusts Godolphin Woods (a blanket of bluebells in early spring) and Godolphin Hill which boasts a fantastic panorama. You can see St. Ives and Gwithian Sands on the North Coast, down into the Lands End Peninsula, with St. Michael's Mount, Penzance, Newlyn and Mousehole to the south. Further round the spine of the Lizard Peninsula stretches out with the distinctive satellite dishes of Goonhilly piercing the skyline and finally Carn Brea and the Monument to the north.

Cycling both on the road and off road is excellent with the Mineral Tramways Trails great for all abilities. There are local bike hire shops in both Porthleven and on the Mineral Tramways.

The small fishing village of Porthleven lies 4 miles to the south with a wide choice of pubs, fantastic restaurants, cafes and tea rooms. There is also a good choice of locally produced foods with a fishmongers and deli. There are a number of local pubs which provide a warm welcome, great beer and good food. We would be happy to recommend some.

There is fresh produce a plenty in Cornwall - from clotted cream and Roskilly's dairy ice cream, fresh fish and locally reared meat, poultry and vegetables. There are two farm shops within a couple of miles of Godolphin.

The Old Dairy has a 4pm arrival time and 10am departure time. A deposit of 25% is required to secure a booking (payment required within 5 days).
Credit card payments incur an additional 1.4% (UK) , 2.4% (Europe) and 2.7% (ROW).
If a booking falls within this 60 days of the rental start date then payment in full is required.
£20 admin. fee for overseas bookings.

There is also room for a cot and we can provide a baby monitor if required. There are blackout blinds for the Velux and window in both rooms. Bedroom 2 contains a zip and link bed and can be configured in a number of ways; king sized bed, two singles or single and cot. Again there is ample storage in oak bedroom furniture. There is underfloor heating throughout 'The Hayloft' so your toes will be warm when you get out of bed in the chillier months. We also provide seasonal duvets - so on those hot balmy nights you can stay cool or if you stay when the nights are longer you can stay warm with a heavier tog!
