Waterfront property on the beach Stunning sea views The glorious water Refuge from city life The sounds and the views The laid back atmosphere The village has a wine bar, two pubs and a very popular tea rooms as well as an excellent Indian restaurant. There is a well-stocked village shop, sub post office and bakery. Sailing and windsurfing is the premier pastime and is well catered for, and additionally there is a local golf courses and of course bathing on the beaches of Angmering on Sea. Locally there is the historic town of Arundel particularly well known for its cultural activities centred around the 12th century Cathedral. A short drive we have The Goodwood Estate perhaps best known for its race course, but also provides a country club and has become increasingly well known for its annual Festival of Speed and Revivial of its historic motor circuit.

We only accept family and extended family groups. No single sex groups or party groups will be accepted. No additional guests. No events or parties.
Shoe free house at all times. Please bring slippers. No animals permitted. No audible music allowed from the House.
All guests are expected to respect our neighbours. No use of the hot tub after 10 pm. No tents permitted in the garden.
Cancelled bookings will not receive a refund.
Fantastic location & House
Wow what an amazing property. The location was perfect, such beautiful views.we were a family of 8 adults and 2 children. On arrival everything went very smoothly. Diana met us and went through everything, nothing was too much trouble. As the weather was great we enjoyed the use of the BBQ the first night and relaxed in the beautiful setting. The children went on the beach and flew their kites. It was nice to relax in such a beautiful setting after such a long drive down from Yorkshire. We were there to visit Goodwood Revival for the weekend. As we were out for most of the day we did not get the best out of the property. However we did manage a quick soak in the hot tub on the Sunday which was great.The children enjoyed sitting in the pod reading .Diane met us on the Monday morning for check out. We would love to return and extend our stay next time to get the benefits of the property. It certainly suited our needs for accommodation and location. I would definitely recommend the property for family get togethers etc and would love to return.

Loved this amazing house. Was immaculately clean and had every facility you could think of.

An amazing place to get together. We were a family of 10 including 2 children of 4 and 6 and stayed 4 nights to celebrate our Golden Wedding anniversary. The views from most of the rooms were so amazing and restful . We loved the pod which enabled us to sit and relax even when the wind was blowing. The upstairs lounge was our favourite area. The jacuzzi was one of the best we have encountered . We all appreciated Sarah's (the owner) style of interior design. We had food prepared on two evenings by Jemima Thomas a chef Recommended by the owner - Both meals were fantastic - Well worth the expense.

We were a family of 11 and stayed for two nights in March. We had a fantastic time, the house was superbly equipped and furnished. It was a delight to stay and have quality family time in such a special house. We can't recommend enough! Sarah and the house keeper were fantastic in terms of information on local places and communication. It was a pleasure to stay at the house. We will hopefully be back! Thank you again.
On entry to the house the wow factor was amazing, everything was just perfect. All the rooms have been tastefully decorated and made to feel extremely cosy and comfortable. We stayed for a weekend to celebrate my partner's 40 th birthday. Sarah had made a gorgeous carrot cake for him which was so touching. The whole family had a very relaxing and fun stay. Thank you so much for making it so special for us.

Stunning house and location
We stayed at The Rocks Beach House for 3 nights/4 days.
It was a birthday celebration for my husbands 50th.
Our party consisted of 5 adults and 2 boys age 9&10.
We had a fantastic time from start to finish. Every need was taken care of from a fully equipped kitchen with everything you would need to prepare lovely family meals, an abundance of freshly laundered towels which were needed as we were in and out of the fantastic hot tub throughout our stay, a favourite of the boys!
Luxurious furnishings made the stay completely relaxing and views to die for!
A thank you to Sarah for the beautiful carrot cake on arrival along with swift and precise informative emails and messages prior to our arrival.
We were blessed with beautiful weather for February but would love to return to The Rocks sometime in the summer months.

The property is within the West Kingston Private Estate, down a private road right next to the sea, the house has access straight to the beach. The area is private, secure, residential and family friendly.
The area caters for everyone, with a wide range of activities to offer. These include water sports such as kite surfing, windsurfing and sailing, sporting activities such as tennis at the Lawn Tennis Club, Golf at the Rustington Golf Centre, Boat hire at the Littlehampton Marina and Clay Pigeon Shooting; thrilling experiences such as aviation lessons, horse racing and car festivals at the Goodwood Estate as well as Go-karting at the Oval Racetrack; play days for kids such as at the The Flying Fortress, Playzone, Fishers Farm and Amazon Adventure.
Within walking distance is the local village of Angmering on Sea, East Preston where there are a variety of shops. Furthermore at a two minute drive is the village of Angmering where there is a village shop, Indian and Chinese restaurants, a hairdresser, numerous pubs and more.
Regular farmers’ markets are held in Chichester, Arundel, Lewes and Worthing.
Please note we are not able to accept hen or stag party groups. The Rocks is a stunning family home and only suits families and extended families or those sea a relaxing beach holiday. No party like activities are permitted or anything that might cause a nuisance to our lovely neighbours.
