Summary

Maltings is a terraced Cotswold stone cottage, peacefully located on a quiet lane, yet moments away from the heart of Nailsworth. This thriving market town nestles in the Nailsworth Valley, one of the “Five Valleys” in the South Cotswolds that converge on the nearby market town of Stroud. The town is known for its high quality restaurants, first class delicatessen and bakers, as well as its antique and craft shops, modern art gallery and many individual, specialist shops.

Built in traditional Cotswold style, Maltings has been beautifully decorated and furnished, with its cottage charm complemented by modern facilities, including wireless internet access and Freeview SMART TV. Just beyond the enclosed garden, a soothing stream meanders through the town.

The house sleeps a maximum of five people, in three bedrooms, with two bathrooms (one en-suite) and a downstairs cloakroom. Off street parking is available for at least two cars. The cottage is an ideal retreat for families or small groups of friends, benefiting from its location close to the amenities of Nailsworth, yet surrounded by glorious Cotswolds countryside.

Description

Situated down a narrow, quiet lane, a raised footpath leads to Maltings’ front door. The entrance hallway leads to all the downstairs rooms:

•Living/dining room: A light and spacious room, containing two sofas, a coal effect gas fire and a lovely wooden dining table, with seating for five. There is also a Freeview SMART TV and a Blu-ray DVD player. French doors from the living room open out into the garden;

•Kitchen: A well equipped room, with a dishwasher, 5 ring gas hob, double electric oven, microwave, kettle, toaster, fridge, freezer and washing machine;

•Cloakroom: Contains a basin and toilet.

Stairs lead up from the hallway to the first floor landing, off which are the following rooms:

•Bedroom 2: Contains two single beds;

•Bedroom 3: Contains one single bed;

•Family bathroom: Contains a bath with overhead shower, basin and toilet.

A second flight of stairs leads up from the landing to the top floor, which opens out into:

•Bedroom 1: A very spacious, dual aspect bedroom, containing a king size bed and an en-suite bathroom, with shower enclosure, basin and toilet. There is also a Freeview SMART TV.

The fully enclosed garden is accessed via the French doors in the living room and contains a patio area and lawn space. There is an outdoor table and chairs, plus a barbecue. Beyond the garden, on the other side of a fence, is a stream, which runs past the houses into Nailsworth and beyond.

Maltings has two allocated parking spaces, as well as access to two communal visitor spaces.

Arrival and departure days:

Standard arrival days at Maltings are Fridays and Mondays, with standard holiday durations being:

•three night weekends commencing on a Friday;

•four day mid-week breaks commencing on a Monday;

•week long breaks commencing on either a Friday or a Monday.

Flexible arrival and departure days may be possible – please contact us to discuss your requirements.

Security deposits:

Security deposits are not required at Maltings (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).

Pets:

Regrettably, pets are not accepted.

Bed linen and towels:

Bed linen and towels are provided for guests.

Arrival and departure times:

Arrival time is after 3pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bed sizes and configurations:

•Bedroom 1 (en-suite): King size bed

•Bedroom 2: 2x single beds

•Bedroom 3: Single bed

Fuel:

Electricity and gas are included in the rental price. There is a coal effect gas fire in the living room.

Services provided:

The property has free wireless internet access and a Freeview SMART TV with DVD player. A telephone is also provided, with an honesty box for the cost of calls made (there is a bar on international calls). A second Freeview SMART TV is in the master bedroom.

Parking:

The property has two free allocated parking spaces, plus two communal visitor spaces, which are regularly available. There are also a number of car parks in Nailsworth.

Housekeeping:

Where a letting exceeds seven nights, a mid-stay clean, bed and towel change are included in the price. Additional housekeeping services may be available on request.

Child friendly facilities:

A travel cot (without linen) and a high chair are provided.

Initial consumables:

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety:

The property has multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

The back garden is fully enclosed, however, there is a stream on the far side of the fence, at the end of the garden.

Smoking:

No smoking is permitted throughout the property.

Nailsworth has a number of places to eat and drink, with a range of cuisines and prices to suit most tastes and budgets. Nailsworth also has three supermarkets (Morrisons, Tesco Express and Co-op) for regular food purchases and an award winning delicatessen.

There are many excellent places to eat and drink in the wider South-West Cotswolds area, with the major towns of Stroud, Cirencester and Tetbury containing a wide variety of tea shops, pubs and restaurants, catering for most tastes and budgets. There are also a lot of traditional, high quality, Cotswold pubs located in the lovely villages throughout the South West Cotswolds.
