About the property

2 bedroom apartment, double sofa bed, sleeps up to 6.

This is a wonderfully decorated apartment situated within a historic Scottish stone building.

The property is in the perfect location right in the centre of Edinburgh giving you a great base to explore this amazing city.

Situated on the first floor within an 18th century building, the property retains some amazing period features which gives you a true feel of history of this city. All major attractions are literally on your doorstep, including Princes street and Edinburgh Castle which are minutes away.

Arrival time is 2pm however the property manager will be as flexible as possible with prior notice. Check out time is 11am. Later check outs are subject to availability with prior arrangement.

Baggage drop facility available.

A security deposit will be required for parties over 4, single sex parties, and groups attending over special events i.e Rugby matches, new year etc.

Interior layout.

The apartment offers a large living room with breakfast bar area looking into the open kitchen, a large 3 seater sofa bed, 1 armchair and 2 breakfast bar stools.

There is a dining table with 4 seats by the large front window.

Two double bedrooms each containing 1 double bed and ample bedroom storage.

The bathroom includes bath and thermostatic shower.

For larger parties there is a double sofa bed which can accommodate an extra 2 guests.

A separate kitchen with solid oak breakfast bar looking into the living room. The kitchen comes fully equipped including fridge/freezer, oven and induction hob, washing machine, microwave, toaster and kettle.

Why Gareth chose Edinburgh

I was looking to buy a city centre property in need of renovation and I came across the flat in 2011, it hadn't been maintained for atleast 25 years. I seen that it had masses of potential but it was a huge challenge...Great location and great character!

What makes this apartment unique

The property was built in 1792 when Edinburgh's 'New Town' was under construction. It still retains all the original internal doors and floorboards which I restored. Along with the exposed original stonework wall, this property has a great feel to it. Put together with the location its a stunning place to take in the city!

Perfect location and very accommodating hosts

The furnishings were very comfortable and nice. It was a perfect location for our family with young kids and had everything we needed (plus some nice basics for our tea and breakfast in the mornings).

They also provided guidebooks and some information/maps of Edinburgh.

Spotless city apartment

Gareth met us at the door and promptly popped my heavy suitcase on his shoulder and showed us the apartment up a flight of stairs. Everything is as pictured. Bedrooms are at the back on the quiet side of the apartment. The bathroom was spotless...one of the cleanest in our 5 mo. of travel.

It is located on a pedestrian only street. There are lots of dining options nearby along with bars, groceries, and you name it.

He provided milk, a loaf of bread, butter, jelly, coffee and sugar. Very nice.

We spent a week and we couldn't have been happier with the apartment and location. Would happily stay again.

Charming, quiet apartment in ideal location to explore Edinburgh

Rose Apartment was the perfect home base for my husband and I to explore Edinburgh. We stayed a week, and enjoyed roaming New Town and Old Town on foot as well as Leith via bus. Rose Street is mainly pedestrian traffic with the occasional delivery truck, but taxis and buses abound only a block away in either direction on Princes Street and George Street (not to mention Waverley Train Station and the tram, which are also only a block or two away). The apartment location is ideal in that it's very quiet at night (no traffic) but has great access to the rest of the city. My parents also joined us for the latter part of the week, and although they are novice travelers, they had no difficulty navigating from airport to tram to Rose Apartment. They also raved about the quiet sleeping quarters while still feeling "in the middle of it all" when you step outside. At the risk of sounding repetitive, the property location is truly ideal for first time or experienced travelers.

The apartment itself was very clean and tidy and had all amenities promised. We did most of our dining in restaurants around the city, but the well-equipped galley kitchen was well-suited for our morning coffee/tea and light snacks. A lovely selection of basic foodstuffs was provided, too. The bathroom was fully modernized and extremely clean - arguably better than most high-end hotels! We used the clothes washer more frequently than anticipated (thanks to lost luggage, ugh) and were so happy that was available to us. The wifi connection was consistent and strong.

Gareth provided great directions to/from the property, made sure we were comfortable and had everything we needed, and was flexible with arrival/departure times. All in all, we would return to Rose Apartment for future visits and highly recommend it to other travelers.

Perfect Edinburgh weekend.

I booked this flat as a surprise as part of my wife's 50th birthday celebrations, We loved it! The flat was centrally located for shopping, bars and the theatre we walked everywhere.

Gareth the owner was very helpful in providing information before we arrived and even held on to our bags as long as he could after we left to have more time in Edinburgh.

The flat was spotless and furnished very well with everything you could possibly require it also has lots of character and generally just a lovely place to be. We will return.

Exactly as advertised

We couldn't have been more pleased with this apartment on Rose Street in the heart of Edinburgh New Town. My friend and I stayed for two nights in late September and thoroughly enjoyed our stay. The apartment looks exactly as portrayed in photographs; both bedrooms were spacious and comfy, with lots of room for storage. You could not want for a better location or a more comfortable place to rest and recharge your batteries. We only wished we could have stayed longer! Thank you very much, Gareth. We hope to return some day!
