Why Lionel Cunningham chose South Zone
We fell in Love with Puerto Vallarta in 1990. We love the people, the culture, but most, the Warm Sunny Winters of Mexico. We purchased Casa de la Hoja (our winter residence) in 2001. Casa Owaissa (our guest house) in 1995 We recently remodeled both houses. We rent one or both houses when we are not using them, call for details.
What makes this Villa unique
We enjoy the people and the diverse culture of Mexico. The beautiful white sand beaches, and all that the Bay of Banderas has to offer. Most of all, we love Puerto Vallarta's wonderful weather.

Your well behaved pet is welcome. It is not the responsibility of the staff to clean up after your pet.

Great Villa with real mexican charm!
We spent 10 days at Casa De La Hoja and thoroughly enjoyed it. What you should know- There are a lot of stairs to get to either entrance to the property but the landscaping is beautiful so the only time it matters is arrival and drop off with luggage. I had read a review that was not very complimentary about Memo and Norma but I'm almost in disbelief about the other reviewers' perception. Both of them were friendly and accommodating. Norma added to our whole group's experience and we left there feeling like we had made a new family member. The villa itself is absolutely stunning. We have stayed at some of the more modern "marble palaces" of PV and without a doubt would choose this one over any of them. There is an abundance of privacy here with no property having the ability to look up or down at you. The pictures that are posted online do not do this property justice! Hope to stay there again soon!
A fantastic property, with an amazing view !
Our second stay with Sunstyle properties. Last year just down a few steps at Casa Owaissa. Both properties in the nice and quiet location in Conchas Chinas, and close to all the restaurants and entertainment in the Romantic Zone. Casa de la Hoja is a beautiful house, with 2 spacious bedrooms with ensuites, great kitchen, dining area, and living room. External space is great as well with a spacious deck and private swimming pool. Looking forward to our next visit.

Lovely place for New Years
Our extended family of 9 stayed here for a week over New Years holiday. There was plenty of room for all of us. All the basic necessities for the bathrooms, bedrooms and kitchen were supplied. The kitchen was well stocked to prepare any meals we wanted (not the food of course). The beach and store were just a short walk away. We had no trouble getting around using the buses and taxis. Both were very reasonable and always available. There is a long flight of steps up to the house, but my 80 yr old mother had no problem. She just took her time. Care takers Norma and Memo were very helpful and kept the place in great shape.

Lovely Home with a Lovely View
My husband and I took both sets of parents to Vallarta for the Christmas holiday, and we opted for a private home over a resort for comfort and privacy. Casa de la Hoja offers plenty of both: you can enjoy the comfort of a well-stocked home and the privacy of your own four walls. The house is beautiful, spacious, has a lovely porch for sunset viewing (we saw whales!) and a great pool to enjoy.
At the risk of sounding brassy and over-privileged, I'll add one small caveat, and that's having staff around. Norma and Memo are friendly and helpful and will go out of their way to make your stay more comfortable one. That said, this was our first experience with having semi-full-time staff around a vacation rental, and I'll admit it took some getting used to. At times I felt like I had to edit my behavior, curb my relaxation, or handle a situation that would've otherwise been moot. As an example, Norma finger-wagged us for not telling her ahead of time that we had massages scheduled at the house. On our departure day, she grew anxious about a missing key, telling us we would have to pay to have it replaced. I helped look for the key, even unpacking my suitcase—only to find Memo had taken the key into town to make copies. These incidents were inconsequential and didn't affect our overall stay, but they were niggling things that made me scrunch my nose and remember after we got home. I hope these aren't taken as slights against a hard-working woman who wants to do her job well; they're simply anecdotal observations and experiences.
The house is gorgeous. The neighborhood is secluded and an adventure to walk around. The local beach is stunning. We're so looking forward to our next trip to Vallarta.
I am glad to hear that you enjoyed your stay at Casa de la Hoja. It is always a joy to see the humpback whales from the terraces. I also enjoy the walk to the beach, and exploring the Conchas Chinas neighborhood.
Norma and Memo do a wonderful job and their intent is to make sure that everyone who stays at Casa de la Hoja, and Casa Owaissa has a good time and are comfortable. That said the staff has a responsibility to the guests as well as the security of the properties. If anyone arrives at the entrance gate un-announced, for instance, the Masseur, he would be turned away, not allowed to enter the property. Norma's concern about a missing key involves new keys for the house, also new keys for the upper and lower entrance gates. The security gates are used by all three houses within the compound, making new keys for all owners, all staff members, all house managers, over 20 keys in total. I am sorry Memo took the keys that caused the anxiety, but I am sure he meant no harm, we needed another set of keys because we had nine new guests arriving at Casa de la Hoja that same afternoon.
I hope that you will consider Casa de la Hoja or Casa Owaissa on your next visit to Puerto Vallarta.
