The peaceful setting of this condo will make you want to return year after year. It is close to the gold star beach of Falesia. It is situated in an unspoilt hamlet Nestled a short walk inland on Portugal’s south coast, Acoteias is a placid, hidden haven along the road from busier Albufeira. It’s a traditional village with a few intimate restaurants, bars and shops where the secluded vibe continues onto the local beach – a fabulously long stretch of pristine, golden sand. Blue Flag beach Acoteias’ beach, Praia de Falesia, is a roomy stretch that runs along the coast for 6 kilometres. Backed by rust-coloured sandstone cliffs, it comes with fine, golden sand and snorkel-clear waters. You’ll also find sunloungers and beach bars here. And handily, it’s only about 10 minutes’ walk from the condo. There are several sporting pursuits close to Acoteias. The area has an unspoken keep-it-calm code, but there’s plenty to do on the activity front. For a start there’s golf. The Algarve is famous for it, and the village of Acoteias comes with its own 9-hole course, Pine Cliffs. The last hole, Devil’s Parlour, sits atop a beach-side ravine. And there are plenty of tennis and walking options in the area, too. Take a daytrip to Faro which is half-an-hour’s drive and you can be exploring the 18th-century architecture, ancient cathedral and well-preserved Medieval quarters of the city of Faro. A must-see here is the Capela dos Ossos – or bone chapel – with its spooky monks’ skulls and skeletons cemented into the walls. There’s also an attractive marina and an old town peppered with outdoor cafés. Alberfuria. Albufeira is the place that put the Algarve on the map. The picturesque old town teems with pavement cafes and boutiques, and the modern resort is lined by a main strip, which sparks into action at sundown. The whole scene is framed by a 30-kilometre coastline of unspoilt beaches and little bays..

Sadly not problem free
Good things: Secure apartment, tidy, good aircon, quiet area away from street noise, shops & restaurants nearby, kitchen fairly well equipped with crockery & pots & pans. Pool well maintained.
Not so good things:
The toilet cisterns kept running - you could push the button after flushing to stop this. Owners are aware as they had turned the tap to the toilet off, leaving us to figure out why the cisterns weren't filling up.
The downstairs shower didn't drain well at all, as noted in a review a couple of months earlier.
There are a few things listed in the advert that are not really usable/available. The sun-loungers out back, for eg are all cracked.
Television is not available, even upon request which a previous review /response had implied.
The listing mentioned pantry items, but don't expect anything other than some salt & very old looking vinegar. You will need to buy everything. You will also need bin bags, loo roll (some was provided), soaps, laundry detergents etc etc. This is pretty poor.
There was one aircon remote, but it only worked on 2 out of the 3 aircons. It is fairly high up the wall to turn it on.
It would have been helpful to have an info pack instead of just a sheet of paper about the bins. The recycling bins we found were a good walk away along the main road towards the fishmonger. Perhaps shutter use. Any of the other issues above could have been mentioned.
The pool has two available deckchairs, no shower, not much in the way of shade. The pool was well maintained & is situated near the main gate.
We had two issues which were slightly more of a nuisance, specific to our stay. Firstly, the gate key got jammed in the gate. We had to use the car pass thereafter, which meant we had to return home together. That was a minor inconvenience, frustrating at the time for sure. The main problem was, we were expecting a key to arrive thereafter because the people servicing the apartment had implied it wasn't uncommon & they'd sort it the next morning - we never received a replacement.
Similarly we had an issue with the boiler. It would run, cut out, try to ignite for a few seconds, then ignite with a worrying flash, the water now cold. We could smell gas in the kitchen. Estimates for getting it checked were off & an engineer didn't come to check it until the day before we checked out. The communication was poor & it was implied that the boiler was safe to use after a neighbour checked it over! We had no hot water for 6 days.
We are sorry you had this negative experience and the delay with the engineer calling out. All of the items mentioned are being addressed. It is very difficult to access the property to repair it during the summer season because of the volume of bookings. In October, every year, the owners always visit, replace, repair and replenish the property. You are right - the garden is a sun-trap and the 40c temperature constantly cracked the garden furniture – these too are also being replaced.
A great villa, in a great location.
The space in the villa, enclosed garden, local beaches, family restaurants/cafe bars and shops in walking distance, the pool, the local people.
We would have liked:

Thanks, true, it is a great villa in a great location - very relaxing and private and fantastic for families trying to escape modern technology.
The dishwasher is not advertised as available or a TV. All this "low tech" is reflected in the price. Please note: Internet/wifi are available within 100 yards of the villa in the many restaurants. Apologises for shower - this will be attended to immediately. Thank you for your helpful comments. We do hope you will consider returning in the future.
What a fabulous place to stay, peaceful yet within easy reach of activities, restaurants and shops. The villa itself is beautiful, clean and well equipped with all amenities you could need and has a lovely garden with barbeque perfect for chilling with a glass of wine in the evening! The pool, which is shared, was spotlessly clean and a 2minute walk from the front door.The local supermarket is good although we did a larger shop in Aldi Albufeira (10min drive away) We hired a car to explore a bit as this was our first visit to the Algarve, Acoteias is in a perfect location to go both East and West. We had a superb holiday and hope to return again very soon.

Excellent villa-home from home
We have just had a week here in June. The villa is superb, and in a very peacefull setting. Everything there that you could want,with a lovely garden. The communial pool was excellent, we had it to ourselves the entire stay. There are plenty of good small restaurants within walking distance, also a supermarket 2 mins from the villa.The beach is about a ten minute walk away. We hired a car and visited Villamoura & Albufera but you can also get a local bus easily. Would definately reccomend and we hope to book again soon.
The Villa is in an exclusive position. It is peaceful and yet very well positioned, for all the local amenities . We are so pleased you enjoyed your stay . Thank you
Very cozy house with private garden
We had very comfortable stay at your house - everything was very nicely organised! House was very clean and had everything we needed.
Place is near to very nice beaches also. Can walk or drive to them. Perfect place to have beach holiday! Long nights in house, making (grilling!) food ourselves and drinking lots homemade sangria :). Thank You!

Location Information: Açoteias is one of the best kept secrets of the Algarve with its natural pine forest stretching for miles along the coastline. Falesia beach is the only beach in Portugal to be awarded the gold flag of Europe for its clean water and sand. The townhouse is located in a quiet and peaceful setting yet minutes from Açoteias village which has plenty of café’s, restaurants and bars; restaurants such as Chinese, Italian and numerous Portuguese fare, all within walking distance.
The nearest golf course is only a 10 minute walk in the Sheraton pine cliffs resort and is a 9 hole course. Within 4 km of the villa at Balaia golf village there is another 9 hole golf course. The largest area for golf is Vilamoura which is only a 5 minute drive away and has over 12 championship courses
The town of Albufeira is a 10 minute drive away and has a night-life to suit all ages and some beautiful beaches. There are a couple of water parks within a 10 minute drive away. You can also arrange daily boat trips from Albufeira or Vilamoura marina for either dolphin watching or cave searching or just cruising along.
The area with it’s Southern European climate is great for holidays at any time of the year whatever your taste – sun and sea, golf, or just get away from it – The Algarve has it all
Additional pricing information
This Condo ideally suits two couples or a small family. There are two kingsized beds. There is an additional attic space, it is not easily accessible because of the steep stairs the lead to it. I do NOT recommend access to this space and keep it PRIVATE to prevent this. It is your responsibility to ensure your children respect this and are made aware of the danger.
