L'Arboretum is ideally suited for families and friends alike, who wish to either explore the many attractions available in the Carcassonne area, or just relax in the extensive gardens enjoying the peace and tranquillity of this lovely villa. The light airy accommodation is furnished to a very high standard, with all the home comforts you need for an enjoyable and relaxing holiday. There are two large terrace areas which together with the acre of gardens are ideal for alfresco dinning or just soaking up the sun. Cool off in the heated pool, or if you are not a sun worshipper settle yourself under one of the shaded areas with a good book and/or glass of wine, whilst the children are busy using up their energy.
My wife and I married in 2003, combining our families meant that between us we have 4 children and todate 6 grandchildren with another on the way. As a family we were rather spread out across the UK and although we now live in Dorset, due to the poor weather in the UK, family get togethers especially for the younger ones is not always as enjoyable experience for them as we had hoped. Our house near Carcassonne has been a real boon allowing us to share moments (in the Sun) with the family that we could not done otherwise. Over the past 6 years we have extensively renovated the house, installing a new kitchen, bathroom, WC, double glassing and redecorating the complete house both internally and externally. The house is not so much a holiday home, more our home from home.
John Kingsnorth purchased this villa in 2006
We purchased this property in 2006, as a holiday home. After 2 years of searching we had almost given up and resigned to looking elsewhere, when we were by chance introduced to L'Arboretum. After living in various locations within the UK and Europe we wanted a house on a good size plot which we could make our own. It was essential that the house was not on an estate but within a community where we could participate but still give us a place for peace, quite and relaxation. A further and major consideration was the ability of host family visits. To spend longer periods with our children and grandchildren in the warmth and sunshine with the opportunity for them to play and enjoy a swimming pool in a safe and quality environment. The house offers all of this and more.
The property offers seclusion, privacy, peace & quite with the benefit of a private heated pool. The views over the gardens from the terraces are at there very best in the afternoon & evening. Somehow they give you the feeling of peace with the world. Both front & rear gardens offer areas of shade from the sun, meals are all the more relaxing with the sound of the water from the stream which forms the boundary at the rear of the House. Try breakfast either in the summer room with the patio doors open or by the Apricot tree, just relax and listen to the sounds of, birds and running water. The gardens not only enable children run of the enormous levels of surplus energy but also allow mums and dad's the opportunity to just relax.
This is a lovely place in an away from it all location with everything you need for a relaxing break. The villa is quite spacious and airy and the garden is huge! The four of us in our party enjoyed morning swims before breakfast and, after a long day out and about, enjoyed cooking dinner together and spending the evening chatting around the dining table...working our way through a very strong Camembert became the challenge of the week!
There is lots to do in the area and a car is a must. We had a varied week of visiting Carcassone, a circular drive to Limoux then on to Lagrasse (a beautiful town!), a boat trip on the canal du midi, a walk to the castles at Lastours, local walks from the house (signposts at end of lane) and several strolls around the local village of Montolieu where it was especially nice to sit outside the bistro opposite the church and enjoy a glass of wine as we watched boules matches!
Thank you John and Christine for a very enjoyable week.
We highly recommend L'arboretum, but be warned...the beds are very comfortable and are not conducive to early mornings!
From the second we arrived at the villa we felt completely relaxed. The garden is huge, well maintained and so peaceful, just what we needed!! The weather was beautiful so the large heated pool (cleaned twice a week) was perfect. The villa had everything we needed and more - I wish my kitchen at home was this well equipped 😊 . Everything was clean and tidy, the bed and sofa were lovely and comfortable, nice big TV, fans in every room, I could go on and on.... The surrounding area was stunning but honestly, we were at our happiest lazing by the pool with something from the bbq and a cosy night on the sofa. We stay in villas in France every year (for 10 years now) and this one was our absolute favourite. We would love to stay again and highly recommend to anyone. Thank you so much to John and Christine, who were super helpful, and all those who work to maintain the property - we had our best holiday, and wedding anniversary here.
The Gite provides extensive accommodation for 6 people although we were only 4. The Gite is clean and has a good kitchen with all needed facilities. Internet access is very good for those with techy needs. Bedrooms are very comfortable and the grounds are extensive.
We had a very enjoyable stay at L'Arboretum. A peaceful location without any road noise. House very comfortable and plenty of room for our family of four, kids age 8 and 5. The pool was bigger than the photos suggested. Montolieu is a picture postcard village with pretty alleyways, bookshops and restaurants. Wish we had booked two weeks!
Just home after a fantastic fortnight at L'arboretum. About 25 mins drive from Carcassonne, just north of the beautiful village of Montolieu (picture postcard perfect - lots of antique bookshops). The house is beautiful and set in very generous and well maintained gardens. A gardener came a couple of times while we were there. Pool maintenance folk came a couple of times too. The pool was a real highlight too.
The house is very well appointed and we found that most of the usual stuff that we bring with us on French holidays was surplus to requirements. The kitchen has everything you'd need. Very clean and tidy.
There is a lovely sun room with a dining and seating area (we did most of our eating there) but there is a lovely big dining table in the living room area as well.
The bedrooms are very nice and the beds are nice and comfortable.
There is a selection of DVDs and books as well as games and a box of leaflets/books with local info for tourists.
There's a nice boulangerie in Montolieu (10 mins drive) and there's a small grocery shop there too (limited opening hours).
Moussoulens is another few minutes drive away and has a rally nice boulangerie - worth the extra few kms.
It's 25 mins drive to Carcassonne where there is a large new Leclerc.
We've been all over France on holiday and this is the best place we've stayed. Best house, best region and best local attractions/things to do.
I'd thoroughly recommend L'arboretum to anyone and we'd love to go back.
the walled city at Carcassonne.
Beautiful town of Mirepoix (market on Mondays)
Beautiful village of Lagrasse.
If you like wine go to the cave du vins in Montolieu. It's a blink and you'll miss it highlight. The owner is English and is extremely helpful. Prices very reasonable too.

This house has everything you might wish for a perfect holiday. It is spacious but cosy, comfortable and light. On a sunny day we enjoyed the big terrace, on an occasional rainy day the 'summer room' is absolutely wonderful to sit in.
The swimmingpool is fantastic, as is the big garden. Both are very well kept, as well as the house itself.
The owners of the house are lovely people, they are warm and understanding. They were a great help when we had trouble with our car and had to stay longer then originally planned. Super!
In a range of 5 to 40 kilometers from the house there are lots of places of interest to visit. The nearby village of St Denis is charming and markets of for instance Carcassonne or Mirepoix fantastic and we were surprised that there were so many organic products. We also visited the medieval sites of Saissac and Hautpoul, both really worthwhile.
And last but not least we went to several beautiful and interesting abbaye's and castles.
So we had a wonderful holiday and will certainly recommend this house to everyone who wants to go to this area.

This Area offers something for everyone. Cathar castles, fabulous scenery, great cuisine, an abundance of vineyards and of course further afield miles of clean sandy beaches. The most renowned attractions in the area are the medieval walled ' Cite' and the Canal du Midi, both of which are World Heritage Sites and should not be missed. However there is so much more to see in the delightful region. The surrounding area is one of outstanding natural beauty and nearby villages such as Montolieu, Saissac, Revel, Limoux and Mirepoix, to name a few are all pretty and interesting, Further afield Narbonne, Montpellier, Toulouse and Pezenas are all worth a visit.
Saint Denis is an excellent base from which to sample the wide variety of activities that are available in the region. In addition to great walks that can be taken from the house, the more adventurous might enjoy kayaking, canoeing and white water rafting that are all within a reasonable drive. Lac de la Cavaere, a man made beach and lake close to Carcassonne, is 25 minutes drive away. Here there is a sandy beach, swimming, picnic areas, walks and other leisure activities including an excellent treetop adventure course for all ages. The famous Canal du Midi also offers boat trips, boat and cycle hire or alternatively stroll along the river that takes you past La Cite itself. There are numerous markets that are a feature of life in the area, in particular, the Saturday morning markets at 'Place Carnot in the centre of Carcassonne which is an absolute must, but nearby markets in Revel, Limoux and Mirepoix are also well worth a visit.
