Court Hayes was originally two cottages, which have been lovingly restored, to create a large and interesting two bedroomed property. The Cotswold stone cottage sits in the picturesque and peaceful village of Wyck Rissington, across the road from the 800 year old St Laurence's church, where the famous composer, Gustav Holst, was the resident organist between 1892 and 1893. Court Hayes is perfectly placed for exploring the Cotswolds, whether by car or on foot, and is close to the beautiful market towns of Stow-on-the-Wold and Bourton-on-the-Water.

The cottage contains an abundance of character features, including original flagstone floors, oak beams, exposed stone walls, a real fire and a dining room with solid wooden floors. Complementing these character features, the cottage has modern facilities, including wireless internet access, Freeview TV and a well equipped kitchen.

Court Hayes sleeps a maximum of four people, in two bedrooms, with two bathrooms. There is a large, enclosed garden, with views onto the surrounding farmland. The cottage is an ideal retreat for a family or a small group of friends.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £175 is payable, which is returned after the letting period, subject to an inspection of the property. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.


Regrettably, pets are not accepted.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bed sizes and configurations

Bedroom 1: King size bed. En-suite bathroom with claw foot bath and shower attachment, basin and toilet;

Bedroom 2: Two single beds. En-suite toilet with basin. En-suite shower room.

Fuel and logs

Electricity and gas are included in the letting price. There is a real fire in the living room, with logs provided under a fair usage policy (there is an honesty box for contributions towards the cost of logs used).

Services provided

The property has free wireless internet access and a Freeview TV with DVD player. A cordless telephone is also provided, with an honesty box for the cost of calls made.

Guests should be aware that mobile phone reception can be poor at the property.


Quiet, on street parking is freely available around the property.


Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen), high chair and safety gate are provided.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

This is an old property and has many character features, including narrow and steep stairs, low beams and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. In particular, the stairs from bedroom 1 up to its en-suite bathroom have a restricted height, requiring most guests to stoop as they go up and down the stairs. The hand rails up the stairs are rope, rather than fixed bannisters.

There is a pond at the end of the garden. This is fully enclosed by a gated fence, however, guests with children and pets should ensure that they are supervised in the garden.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.


No smoking is permitted throughout the property.

Very unique cottage

As we read the review of Jan D. just 2 days before we headed to England, we were very worried about making a mistake with our choice. But, as described, we found a very nice, very unique and old and very comfortable Cottage in a very quiet little village. Just a real well-feeling area. The Cottage itself was cleaned up nice, the beds very comfortable (not often in the U.K.). We loved it right away and we are no people, that expect the highest standard ever, booking a cottage that is 200 and.... years old. It was all satisfying to us. Of course, if you seek you will find some details that could be better, but if you on a trip through history and seeking quietness and recreation, not being too spoiled by the very highest technical standards of the 21st century, and if you have a dog - you will love Court Hayes. Not our last stay here…Promised! Klaus, Christoph, Karin and Uwe.

Faded Glory

We were very disappointed about the comfort of this cottage. Beds, chairs, oven, washing machine and toilet should be renewed and contribute to a healthy and comfortable stay.. It wasn't safe in this cottage. It was filthy and greasy upon arrival. There is no proper ventilation in the kitchen and no hood about the stove. Due to moister the kitchen furniture showed a lot of rust marks.

Then about hospitality where the British are famous for.

We arrive two hours to early, and met the person that did the completion, probably. She only could let us know that we didn't have read the papers and we were much to early. No welcome no handshake. Fortunately we were allowed in. Thank you.

The surroundings where superb. We had lovely trips through the Cotswolds’. That saved our stay in Wyck Rissington. We can't recommend this cottage to anyone.

After a thorough renovation it would be suitable to rent out. For now it's very unhealthy.

Owner's Response: "Character Cottages, as a marketing agency, does not look after or maintain any cottages. The following is written by the property manager of Court Hayes: "It is always disappointing when negative feedback is received from any guest at any of our home; especially as we put great effort into making sure that our high standards are maintained. The property was inspected immediately (30 minutes) prior to these guests arriving, and all was to our high standard. These guests were at the cottage for a total of nine days and, despite having our office telephone number, 24 hour mobile number and email address, we heard nothing from them during their stay. Furthermore, the housekeepers were in attendance during the guests’ stay, as a mid-stay clean was included, but there was no comment from the guests about any issue they had encountered. On receipt of the guests’ email after their departure, we immediately rearranged our schedule to immediately investigate their complaints. We could not find any evidence of the problems they claim to have experienced. We are confident that this property is as advertised and, as some guests say, exceeds their expectations.""
