If booked with neighbouring newly renovated Stable Cottage can accomodate parties of 10/11 adults.

Brook Farm cottages

Owls Roost is an attractive beamed split level cottage with a small private patio, cycle store and utility room. It has direct access to the garden and has a cosy private feel. It can be booked with neighbouring and newly renovated stable cottage for a larger party of up 10/11.

Ground floor: Twin bedded room with pine furniture. Shower room/WC. First floor: Open plan characterful beamed sitting/dining room and kitchen. Double bedroom with high level built in bunk bed. Space for a cot in either bedroom. Quality furnishing throughout.

Children love the wooden cabin bunk bed , situated off the double bedroom and the large garden space with trampoline and friendly free range chickens .

Stable Cottage is finished to a very high standard with a lovely spacious open plan design all on the ground floor. It has oak floors and doors and a log burning stove in the lounge.

The kitchen is newly fitted and has a country style with a scrubbed pine table and settle bench seating.

There are two attractive bedrooms , a double and a twin .

The bathroom is fully tiled with a power shower.

It has a private outdoor patio with steps up to a small walled garden area leading into the main garden.

We have lived in Snelston for 20 yrs loving its wonderful peaceful location, moving to Brook farm 7yrs ago to enjoy its special elevated position with open views and a wonderful garden which we share with our free range hens, dogs and visiting wildlife .Visitors to the cottages frequently here Owls that have given Owls Roost its name. Having little light pollution a clear night provides an incredible night sky for star gazers and any one interested should bring their binoculars or telescope.

What makes this cottage unique

We believe our cottages appeal to all those who want a high standard of accommodation in a rural setting as the location is extremely peaceful set on the outskirts of the quiet historic village of Snelston. Access is easy being a short distance from the A515 between Ashbourne and Sudbury and provides a great place to stay if visiting the Peak park, Alton Towers, or any of the other wonderful visitor attractions nearby. We can provide walking routes , cycle routes and storage and even house your horse .

We had a lovely time and the children have asked whether we can go back. We visited heights of Abraham, Bakewell, Chatsworth, national Stone. Centre,Matlock spa and ate at a lovely pub; The Devonshire Arms at Pilsley.

We also have 7 acres of fields and woodland where you can walk along with any pets. We do have chickens, sheep and a horse on our land so all pets have to be under close control We can provide cycle storage , cycle and walking routes, books, and maps. Secure fields for Horse grazing . Dog and baby sitting by arrangement Outdoor eating area with barbecue.

Lovely, cosy accommodation. Great location for exploring the Peak District.

Stayed over Easter weekend to visit family and friends. A number of pubs nearby. We ate at The Crown, the food was fresh and homemade at a reasonable price.

We made an early morning visit (car park opens at 9.00am) to the Stepping Stones at Dovedale and managed to avoid the crowds, which was most pleasant.

A day trip to Ilam is also worth a visit.

The cottage was well equipped and very comfortable for a family of four and two dogs. The grounds are beautiful and plenty of walks from the cottage. Lots of fields of lambs near the cottage this time of year so dogs do need to be on a lead.

Lovely Property in Beautiful Countryside

This is a small but perfectly formed property. It's like home from home and has every utensil etc you need, comfy beds. The only thing it is missing is a log burning fire, lovely countryside position and friendly owners. Thank for making our stay welcoming.

A lovely, cosy cottage.

We stayed here for a few nights in October. It's a peaceful setting and the garden offered space for the children and dog to run around. The beds were so comfortable! Great base for exploring the area.

Perfect Getaway!

We had a lovely stay at Owls Roost in Snelston and were made to feel very welcome by the owners and their family.

The cottage was comfortable and cozy in a beautiful rural location with every need catered for and a fantastic spot for exploring the surrounding area.

A memorable break for the four of us and our two small dogs!!

Perfect Rural Peak District Retreat

Rachel & David are kind, knowledgeable, friendly and accommodating hosts. Directions and information provided by hosts was perfect, but beware the single lane road - few passing places and a blind corner.

Cottage spotless and very well equipped - perfect for our family (3 daughters aged 13 1/2, 9 & 6). The girls loved playing with Henry (black lab) who was very friendly in their large garden with the trampoline. Owls Roost can get very warm upstairs (kitchen, living & dining area & double bedroom with cabin bed) in good weather - we had brought fans with us but hosts offered some. Appreciated access to laundry facilities and little touches e.g. tinfoil, clingfilm & dish washer. Best equipped cottage with the comfiest beds we have stayed in :).

Great location to explore the Peak District from - we explored Dovedale, the Heights of Abraham, picnicked and paddled at Padley Gorge, Chatsworth, Chestnut Centre (otters, owls & deer), Haddon Hall, Bakewell and Ashbourne - also close to Alton Towers.

Highly recommend - don't think twice - just book!!

Stable cottage and Owls Roost are two delightful cottages attached to our farmhouse set in a large garden and 6 acres of fields and woodland with views towards the Weaver hills. It is a supremely peaceful location nestling in the Derbyshire countryside 4 miles south of the ancient market town of Ashbourne, the gateway to Dovedale and the Peak District National Park. The cottage would suit anyone wanting a relaxing retreat but also those after an activity holiday with superb walking and cycling in the area along with many other activities such as rock climbing, caving, and watersports. There are endless scenic places to visit in the peak park starting with Dovedale a few miles out of Ashbourne.The Tissington, Manifold and High Peak Cycle tracks are very popular with excellent cycle hire available.The famous Alton Towers theme and water park is just a 15 minute drive away and Chatsworth Stately home and gardens just 45 mins away. Carsington water with its water sports walking and cycling trails is a short drive away.

Ashbourne itself offers an enjoyable shopping experience, with its stylish boutiques, antique shops, galleries, restaurants, cafes and pubs and several excellent supermarkets. The nearby historic towns of Bakewell, Wirksworth, Leek and Matlock provide a similar experience and the famous spa town of Buxton has additional attractions such as the beautifully restored Opera House and Devonshire Dome and from there one can take a train to the centre of Manchester for a day in the city. Similarly for those wanting a bigger shopping experience we are also well placed to visit Derby, Nottingham, Sheffield and Birmingham.
