An intimate experience for wine lovers, real village life with an inside track..

Your very own village house, close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site!

Having said this, it is also within walking distance of two Michelin starred restaurants, wine bars and bistros!

Here is our description...

A very spacious but cosy, lovingly refurbished, traditional vigneron's house (sleeps either up to six or up to 10 if you include the optional addition of the annex - see below) in the very heart of wine making country, in Puligny Montrachet, near Beaune, Burgundy.

The house is very traditional, but the plumbing, the kitchen amenities and the size and comfort of the beds are not!

The whole property consists of the Main House and the Little House which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).

You can take the Main House in the knowledge that you will have exclusive use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.

If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom, see the separate tab).

Both were completely renovated to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)!!

We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.

Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.

But this is your choice. You will be equally happy if you want to run under your own steam.

The main house, which we update every year comprises:

Three spacious double bedrooms with deeply comfortable mattresses and classic décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.

A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.

A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker and also the filter coffee maker.

The dining table in the Main House seats 10 so that, even if you are using both houses, you will dine together.

There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards.

The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.

To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).

There are laundry and ironing facilities, a secure storage space for your wine, and secure off street parking.

We have WiFi broadband and sound system and NO television! Get to know each other again instead... Or use your wireless devices to pick your own web based entertainment.

The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.

The Little House (which is not so little!) is available to rent as an addition to the main house from spring to autumn. It may be available separately in winter when the gardens will not be in use, depending on circumstances. It comprises:

Two classic and spacious double bedrooms with deeply comfortable mattresses and unique décor. The rooms in this house reflect French-speaking countries, Mali, Senegal, Tunisia...

A fully up to date bathroom with a spacious and powerful 'Raindance' walk-in shower.

A large and airy through living/dining room with views over both our vineyard at the back, and the front terrace.

A separate fully fitted modern kitchen also with views over our vineyard.

The Main House at 10pm is self contained luxury accommodation in its own grounds, sleeping up to three couples. It features three very spacious and comfortable double bedrooms with luxurious ensuite shower rooms (Hansgrohe Raindance showers (fabulous!)). When you book the Main House on its own you have our promise of exclusive use of the whole property. The annex or "Little House" is only for use by larger parties. The house is really spacious and geared towards convivial living, with the kitchen area at one end of the open plan living area. You can be in a very typical Burgundian house with all of that history and style, but still have the benefits of modern plumbing, beds and kitchen facilities!

About Peter Noble

We are a couple of travellers who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.

We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.

We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.

We have designed and created 10pm for ourselves, our friends and family and like-minded guests.

We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.

We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.

For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!

Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.

If, like us, you want to be in the centre of things but not surrounded by a heaving, noisy, smelly circus, then this is the place for you.

Why Peter Noble chose Beaune area

Authenticity, comfort, conviviality, convenience...

We created 10pm with luxury in mind. The "Raindance" showers and the beds are big enough even for really tall people (so our US guests tell us!), the beds have deep mattresses and luxury linens. The kitchen is designed for people who love to entertain, full of the equipment you might need.

It is peaceful but in the centre of the most famous white wine villages in the world and within a stone's throw of all the action - perfect!

As well as the large garden, we have an enormous raised terrace from which you can see mountain and vineyards of Montrachet - wow! Dining al-fresco is also really easy as the terrace is just off the kitchen.

Then, when you decide to stir outside...

If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.

Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.

By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.

Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Charolais beef, burgundy snails, fabulous local cheeses, home made charcuterie - wow! Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.

Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty

What makes this house unique

Why battle through the crowded tourist areas to get home and have crowds milling on your doorstep at all hours? But the neither do you want to be in a remote spot a bit too far from other people. In our village you get the best of both worlds and, most importantly, a true Burgundian experience!

This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a car.

Our house combines an authentic Burgundian home with great comfort, modernity in the right places, friendliness and conviviality with a great location which means you are not far from anything.

10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.

Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.

And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bars (caveaux), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.

Beaune is just 12 kilometers away and there are many more wonderful sights, tastes and experiences even nearer, such as the three Michelin starred Lameloise just a short car ride away.

Walk or cycle through the vineyards to get close to the grapes growing in those famous named plots of land.

Or use the services or our wine contacts for a bespoke programme (big or small) that will allow you to get to know special things that might otherwise pass you by.

Of course you can stay at home and take advantage of the grounds - a large lawn and our very own 'vin inch' at the back of the house.

Guests of 10pm also have exclusive access to the guest-only pages of our website which gives you little insights into the area, the cuisine and other little bits of magic.

Paradise in Burgundy

We have just completed a week stay in this wonderful house in Puligny-Montrachet. It is a home away from home with all the modern conveniences. They have a incredible deck where you can drink your burgundy purchases and watch the sunset over the vineyards. The kitchen is spacious and well stocked with the basics. The bedrooms are beautifully decorated in seasonal themes and each has an en-suite bathroom. Last, but not least, the owner and their team have thought of everything and are responsive to any requests. If we could give more than five stars, we would. We can't wait to come back.

Wonderful luxurious homely rental

We stayed at 10pm for four nights and had a wonderful relaxing time in this luxurious house. It really has everything you could want and has been furnished and equipped with a lot of love and care. The bedrooms are lovely, with excellent well appointed ensuite bathrooms. The living room and open plan kitchen had everything you could wish for in this very comfortable, luxury house. Peter and Lucy, the owners of the property, looked after us very well and made us feel very much at home at 10pm. They were also excellent at suggesting places to visit and putting us in contact with Pascal Wagner. Pascal, who is incredibly knowledgeable on wines and seems to know everybody locally, took us on a lovely wine tasting tour of the region. We really got to see parts of the area we would not otherwise have seen including small local wineries.

We do hope to go back there next year. It's a wonderful place to visit.

New York City - Upper East Side

A Puligny Fairy Tale

Peter and Lucy go out of their way to truly share their home with you. They don't live on property full-time and yet they manage the communication and hospitality impeccably. I stayed there in Mid/late March with 3 of my friends for a week and I wish I had stayed longer.

The house is situated in Puligny-Montrachet, a v. quiet, picturesque village in Borgogne, know globally for their Chardonnay, the top 1%. If you are lucky enough to book this charming home, you will find modern and premium appliances, comfortable beds and luxurious, relaxing showers. The best part is the layout of property. A terrific main room with a door that leads to the sleeping quarters (one bedroom is off the kitchen). The house isn't large but well-edited and comfortable.

If you choose to stay at home and cook, the kitchen is the perfect gateway to experiencing the epicurean delights of the region. Although we wished the patio had an outdoor fireplace for the chilly Puligny nights, it was still perfect for eating outside and the main living area is set up perfectly for family-style dining. Admittedly, the washing machine and dishwasher were a little complicated to use but we figured it out. The patio is wonderful to get a complete view of vineyards and beyond. There is no TV but who needs one? Peter and Lucy have plenty of games and great taste in music to make anyone forget the rest of the world. It was our first time visiting France, and although I did plenty of research, they were responsive and helpful with any questions or suggestions.

The town comes alive at lunch time, where the locals gather at L'estaminet. This is a town of generational wine growers who appreciate the simplicity of life, and know how to celebrate that every day.

One additional and significant note: Peter and Lucy have a good friend, Pascal Wagner, who owns the wine cave next to their property. He is a true gem in the world of Borgogne wines. Whether you are an experienced oenophile or merely aspiring to understand the world of vines and grapes, he is the consummate professional with a dynamic and vibrant personality. He has solid relationships with many of the regions premier growers and is flexible and reasonable with whatever your agenda may be. Do not hesitate to ask Peter and Lucy for his info.

Absolutely amazing house in the heart of Bourgogne

Peter and Lucy offer an absolutely fabulous house in a small village of Puligny-Montrachet. I was particularly looking for a house which would have several bathrooms, equipped and spacious kitchen and living room, as we were 5 adults and a small kid of 2.5 years old. That house was exactly what we needed: 3 beautiful bedrooms each of them with a private bathroom (great rain showers!!!), an extra common bathroom with a gorgeous bath and very well equipped kitchen with high quality equipment. Super clean! Moreover, we were able to organise a fantastic dinner for the New Years's Eve (champagne glasses, ice bucket, different types of plates and serving boards etc: everything was there for us). And even couple of British table games:)) Even during that period we were able to do several degustations: in the village itself at a small cosy bar at the ring as well as at Saint Aubin (small wine cellar next to the church). Absolutely fantastic "haute gamme" wine.

Another Vintage Stay in Puligny Montrachet

We have been to the Burgundy region many times and stayed up and down the "Cote", but for the last few years this property has become our home base. There are so many reasons why this is our favorite place to stay in the region, not the least of which are the charming hosts, Peter and Lucy. Even from afar they were responsive to our every need via phone or email. We love the quaintness and the quietness of the village, but also the proximity to the hustle and bustle of nearby Beaune. The property is spacious, comfortable and maintained to a very high standard--everything we needed for a self catering vacation was available.

We often started our evenings at the local wine-tasting bar, literally at the foot of some of the most famous vineyards in the world. If you have exhausted the excellent local dining options (several within a short walk) there are many many great restaurants just a short drive away. Peter and Lucy gave us some great ideas on some that we hadn't tried, but we also return to favorites every year.

I can not recommend this property highly enough if you have any interest in food and wine, or if you are just looking for a quiet vacation in one of the most beautiful parts of France.

You will be pleasantly surprised by the quality.

As much as Peter and Lucy have tried to capture the quality of 10 PM on their website we were surprised by the quality of its appointments on our arrival. We found our every need provided for, the layout of the house functional, very comfortable and there is great attention to detail. 10 PM was immaculately clean on our arrival. From the welcome basket, well stocked pantry, soap powder for the washing machine, charcoal for the BBQ, etc, it is all there. We were only two couples but three would reside in great comfort and privacy.

Located just a short distance from the village centre there are a number of restaurants from which to choose if you do not wish to use the gourmet kitchen. The surrounding villages also offer dining alternatives which we did visit but we for the most part chose to dine in and enjoy the warm family feel of kitchen/family room. The bicycles provided a fun way to explore the vineyards and nearby villages and proved that you never do really forget how to ride.

We used 10 Pm as a base to explore Burgundy by car and found it well located so that we could cover most of the region on quality roads in little time. It was a chance to visit the many treasures of Burgundy and return to a comfortable home in the evening. One feels that 10 Pm is loved and cared for as a home but you do not feel your imposing on someone's treasure.

We have no hesitation in recommending 10 PM and know you will be pleasantly surprised on arrival.

In the heart of the World Heritage Site "Climats de Bourgogne", our very Burgundian but immensely comfortable holiday home, 10pm, is nestled in the working wine village of Puligny Montrachet.

You will be living alongside some of the best wine makers in the world (including the lovely Jean-Michel Chartron whose Caveau is literally next door), close to the vineyards to which visitors from all over the world come to pay homage. You will be within walking distance of two Michelin starred restaurants, high quality wine bars and fab bistros. You will be a mere 10 minute drive through the vineyards to the hustle and bustle (and tourist masses!) of Beaune, but will be able to come back to peace, quiet and space (both indoor and outdoor).

There are many historical and Oenological sites of interest within striking distance of our village. And the tastings available...!

You can do the "tourist bit" which is marvellous. But we can also help you to find one or two little gems that few others will find if they stay completely on the beaten track.

There are excellent connections from central Paris. It is also easily driveable from Paris, Lyon, Dijon and Geneva if you don't fancy Paris.

If you are serious wine lovers, interested learners or families/groups who want to do great things together but with enough space to chill out, 10pm in Puligny Montrachet is an ideal location in any season.

Spring, Summer, Autumn, even Winter (with some insider knowledge) in Burgundy is an absolute delight with lots of things to do, see and experience.

Puligny Montrachet is in the heart of the Burgundy wine region and is famed for producing the finest white wines in the world. In fact, as we said earlier, 10pm is next door to one of the best makers of Puligny Montrachet and other wines - Domaine Jean Chartron.

It is not an overly touristic village, so it is not noisy and hectic. But it is a working village, full of winemakers and so quite lively at times, with great local amenities.

As an optional extra, through our connections in the local wine business, you can have one or two experiences that are unique - visits to undiscovered winemakers, wine tastings at home (in our convivial open plan living room/kitchen) or in the vineyards, knowledge of local restaurants, wine makers and food producers that are currently 'on form' etc.

We are blessed to have two Michelin starred restaurants within walking distance of the house, Le Montrachet in our village and Ed Em in Chassagne Montrachet, a 30 minute stroll away through the vineyards. And the village Caveau de Puligny Montrachet offers informal wine tastings of the finest selected local wines on their terrace.

Before we forget, and speaking of high class restaurants, Chagny, which is about three kilometers away, boasts one of the most famous restaurants in the world - the three starred Lameloise.

However, we must not forget that we are in France and the budget restaurants are very very fine too!

Our house is also a good centre for walking and cycling in the vineyards and around. An easy walk or ride away is Meursault, with its fabulous coloured roof tiled town hall.

Beaune is only 12 km away with its famous colourful Saturday market, the Hospices de Beaune, its beautiful architecture and its quaint, mainly pedestrianised, centre and some really interesting shopping.

Slightly further afield and well worth visiting are Chalon sur Saone (a lovely provincial town with a really good Sunday food market in the streets around the cathedral), Nolay (a small town with an historic centre and a medieval market building that must be seen), Santenay (a 'ville fleurie' with a lovely town square with a fabulous fountain, a casino and an outdoor swimming pool open in the summer months), the Cistercian Abbey of Citeaux. And of course you are just a short distance from some of the other famous names in Burgundy wine - Nuits Saint Georges, Pommard, Chambolle Musigny, Clos de Vougeot, Vosne Romanee, Meursault, Chassagne Montrachet etc, which each have their own character and of course their own vignerons, many of which offer tastings.

We are still exploring the surrounding areas and constantly finding new and interesting things to see and do.

Also unique to 10pm is our website with guest-only areas which give you exclusive insights and tips which will make your stay that bit more special. What cheese to try? Which is the best charcuterie? Where is it? What is it best for? What's on in Burgundy at the moment?

  • All en-suite bathrooms feature a Hans Grohe Raindance shower (with overhead and wand shower heads), large sink and WC. We repeat, it is like showering in warm rain! Each en suite has cupboard space and also floor-standing storage. There is a salon-quality hair dryer available for each room. The family bathroom has a cast iron roll top bath and looks out over our vines.... NB all water is softened centrally.

  • 'Spring' is decorated and furnished to reflect the colours and vitality of spring. 'Autumn' reflects the autumnal colours and mature fruit. 'Summer' is vibrant with the colour of sun, hay and lavender. Each bedroom has a luxury modern en suite shower room with a walk in shower (overhead and handheld wand shower heads), W.C. and hand basin. It is like showering in warm rain! Both Spring and Autumn overlook our vineyard, whilst Summer faces south and enjoys views over the garden. The comfortableness of our beds and the size/quality of our showers are frequently remarked upon! Of course each room has toiletries, hair dryer, spare pillows etc available!

If you wish, we can arrange for you to have a meal or a light snack available when you arrive (although there is a great choice of restaurants close by). There will be a modest additional cost for this service. If you need more space, our adjoining 'Little House' is also available to rent.
