About the property

An intimate experience for wine lovers, real village life with space and comfort

Imagine living in your very own Burgundian winemaker's house in the heart of one of the best wine regions in the world. Imagine a spacious home, lovingly renovated by the owners in conjunction with a fantastic architect and highly experienced local artisans. Imagine the perfect balance between authenticity and modern luxury so that you have a true Burgundian experience in deep comfort.

Imagine an enormous terrace on which to sit and watch the world go by, a large, secluded garden for relaxing and sun bathing and your own small vineyard at the back to inspect and observe wine growing at close quarters.

This is 10pm.

Our home is close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site.

Having said this, it is also within walking distance of two Michelin-starred restaurants, wine bars (one "the best Chardonnay wine bar. Ever." according to some very knowledgeable guests!), and excellent bistros where the local winemakers and growers eat, drink and are merry.

The house is very traditional, having belonged to a winemaker in the past, with oak flooring throughout, Burgundian stone and "enduit" and original features. But the plumbing, the kitchen amenities and the size and comfort of the beds are very up to date!

The whole property consists of the Main House and the Little House which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).

You can take the Main House (three double bedrooms, each with en suite) in the knowledge that you will have EXCLUSIVE use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.

If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom). This has its own listing, #8127278, or just contact us to sort out your booking.

10pm was completely renovated to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)! And we "refresh" 10pm every year to keep it looking good throughout.

We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.

Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.

But this is your choice. You will be equally happy if you want to run under your own steam.

10pm comprises...

Three spacious double bedrooms, each with a King (Queen in the US) bed, with deeply comfortable mattresses and classic décor. Each bedroom is individually designed to reflect a season of the year in Burgundy and contains both antiques and original art.

Each bedroom has its own luxury en suite shower room with Hansgrohe "Raindance shower heads (a wand and a fixed head). It is like bathing in warm rain in our pre-softened water!

A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.

A large open plan, bright (South facing) living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge, the Krups espresso coffee maker and also the filter coffee maker.

The dining table in the Main House can seat up to 10.

There is a very large private terrace just outside the front door with a large table and chairs, plus a bistro style table where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards. And if the sun gets too hot, there are sunshades too.

The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.

To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).

There are laundry and ironing facilities, a secure storage space for your wine, and secure off street parking.

We have WiFi broadband and sound system and a (very discrete) television! Get to know each other again instead of using all that kit... Or use your wireless devices to pick your own web based entertainment.

The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.

We also have a combined heating/cooling air conditioning system through which guests can control the temperature in each individual room.

About Peter Noble

We are a couple of travellers (the picture is of us in Iceland!) who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.

We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.

We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.

We have designed and created 10pm for ourselves, our friends and family and like-minded guests.

We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.

We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.

For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!

Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.

If, like us, you want to be in the centre of things but not surrounded by a heaving, noisy, smelly circus, then this is the place for you.

Why Peter Noble chose Puligny-Montrachet

Authenticity, comfort, conviviality, convenience, proximity to great wines!...

We created 10pm with luxury in mind. The "Raindance" showers and the beds are big enough even for really tall people (so our US guests tell us!), the beds have deep mattresses and luxury linens. The kitchen is designed for people who love to entertain, full of the equipment you might need.

It is peaceful but in the centre of the most famous white wine villages in the world and within a stone's throw of all the action - perfect!

As well as the large garden, we have an enormous raised terrace from which you can see mountain and vineyards of Montrachet - wow! Dining al-fresco is also really easy as the terrace is just off the kitchen.

Then, when you decide to stir outside...

If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.

Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.

By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.

Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Charolais beef, burgundy snails, fabulous local cheeses, home made charcuterie - wow! Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.

Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty

What makes this house unique

Hopefully our reviews will give you an idea of how we look after our guests.

Why battle through the crowded tourist areas to get home and have crowds milling on your doorstep at all hours? But the neither do you want to be in a remote spot a bit too far from other people. In our village you get the best of both worlds and, most importantly, a true Burgundian experience!

This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a car.

Our house combines an authentic Burgundian home with great comfort, modernity in the right places, friendliness and conviviality with a great location which means you are not far from anything.

10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.

Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.

And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bars (caveaux), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.

Beaune is just 12 kilometers away and there are many more wonderful sights, tastes and experiences even nearer, such as the three Michelin starred Lameloise just a short car ride away. You can also walk or cycle to Meursault or Chassagne with relative ease.

Walk or cycle through the vineyards to get close to the grapes growing in those famous named plots of land.

Of course you can stay at home and take advantage of the grounds - a large lawn and our very own 'vin inch' at the back of the house.

Each en suite has cupboard space and also floor-standing storage. There is a salon-quality hair dryer available for each room. 'Summer' is vibrant with the colour of sun, hay and lavender. Each bedroom has a luxury modern en suite shower room with a walk in shower (overhead and handheld wand shower heads), toilet and hand basin. It is like showering in warm rain! Both Spring and Autumn overlook our vineyard, whilst Summer faces south and enjoys views over the garden. The comfortableness of our beds and the size/quality of our showers are frequently remarked upon! Of course each room has toiletries, hair dryer, spare pillows etc available!

Can't wait to return

Our first introduction to the Cote d'Or was driving down the vineyard lined road winding through tall sycamores - then pulling into the small village of Puligny Montrachet. Monia met us to orient us as we walked into 10pm - what a perfect home it is! Decorated beautifully, impeccably clean, modern showers and bathrooms and a professional kitchen. I know it is difficult to know what you are going to get from site-unseen, but believe me, 10pm is everything advertised and more. Communication with Peter with immediate, he was responsive to every message with helpful suggestions and I felt like it was his personal mission that we have a good time in his home. We used the bikes they provided to ride through the vineyard roads, my husband took runs to Mersault in the morning and my kids played in the garden every morning. We were thankful for the AC as it was pretty hot the days we were there. We enjoyed wandering down the street to the local patisserie tucked into the square for pain-au-chocolat. For our group of 7 with ages from 5 to 74 the time at 10pm was a perfect end to our time in France. Highly recommended!!

We are really pleased to have put in the a/c as a "once every 12 years" event (ie hot spells in Summer) has become much more of a regular occurrence. The thick Burgundian walls help, but then even they give up the resistance. We are delighted that you enjoyed the authenticity of Puligny Montrachet. As a working wine village, less given over to tourism, you can really get the best of both worlds here. You were fabulous guests - thank you for looking after 10pm for us. Excellent House in a beautiful area

We rented both the house and annex for 1 week and thoroughly enjoyed our stay. Both the house and annex are updated and welcoming. The bedrooms and bathrooms are large, with lots of hot water and the beds are comfortable queen size beds. The kitchen is well stocked and well supplied. There is a large deck off the kitchen as well as a large garden where you can relax to taste your wine purchases of the day. The house is located in the beautiful small village of Puligny Montrachet. Easy walking or biking distances to other small villages along the Route Grand Cru. Peter and Lucy were great with lots of information on the local area and the operations of the house including there recommendation of Pascal. We made use of Pascal as our wine guide and with him came to understand the wine region and local wines. We would recommend this place and area to anyone. Our only disappointing feature was we were only there for a week. Thanks Peter and Lucy for the lovely visit.

The only solution to having only been at 10pm for a week is to come again for longer! Seriously though, quite a few guests do! The owner’s couldn’t have done more to make our stay great. The house is beautifully cared for and very easy to call home. We were there a little more than a month and very sorry to leave. The area of Puligny Montrachet is the perfect village in Burgundy to enjoy the beauty of the vineyards and to taste many, many wonderful wines, Chardonnays and Pinot Noirs!! Beautiful "farmhouse"

After our visit to Paris, our stay at, what we call, "the farmhouse" was just what we needed. Puligny-Montrachet is quiet, quaint and perfect. The six of us, three couples, spent so much time on the deck drinking coffee and wine, reminiscing about our trip and planning the next one.

The house had more than enough room. The bedrooms were comfortable and the house was very well equipped. On a few occasions, we enjoyed making breakfast and dinner in the beautiful kitchen. Most of the time, we visited the local restaurants.

The owner, Peter Noble, was great. Always got back to us quickly. Peter readily accommodated us when we ran into issues with a rail strike.

We have nothing but good things to say about our stay.

Amazing experience! The best i had ever with renting holiday houses.

Peter and Lucy are T-H-E most incredible host!

From the moment we booked it, till the moment we left and even after! Best advises, best service!

The house is absolutely amazing. 3 lovely bedrooms with 3 spoiling bathrooms.

Large kitchen and living room. Perfect location to explore the beautiful region of Burgundy.

To make a long story short - Do not hesitate! If you want to explore Burgundy - This is the place for you.

Gem in every way

Our family of 4 including two small kids had a fantastic visit. The house was the perfect getaway to relax, cook, and spend time together. Besides being beautiful, perfectly maintained with excellent modern facilities, the house was cozy without feeling like you were in someone else's home. Peter and Lucy are the most attentive and kind hosts I have every encountered and we were so grateful for their guidance and help. Puligny was a perfect village from which to explore Burgundy, and we felt that being there in the off season made it particularly easy for us since we had small kids and didn't have to manage with crowds. Having said that, we can't wait to go back when it is summer!

In the heart of the World Heritage Site "Climats de Bourgogne", our very Burgundian but immensely comfortable holiday home, 10pm, is nestled in the highly prestigious, working wine village of Puligny Montrachet.

You will be living alongside some of the best wine makers in the world (including the lovely Jean-Michel Chartron whose Caveau is literally next door), close to the vineyards to which visitors from all over the world come to pay homage. You will be within walking distance of a Michelin starred restaurant, high quality wine bars and fab bistros.

You will be a mere 10 minute drive through the vineyards to the hustle and bustle (and tourist masses!) of Beaune, but will be able to come back to peace, quiet and space (both indoor and outdoor).

There are many historical and Oenological sites of interest within striking distance of our village. And the tastings available...!

You can do the "tourist bit" which is marvellous. But we can also help you to find one or two little gems that few others will find if they stay completely on the beaten track.

There are excellent connections from central Paris. It is also easily driveable from Paris, Lyon, Dijon and Geneva if you don't fancy Paris.

If you are serious wine lovers, interested learners or families/groups who want to do great things together but with enough space to chill out, 10pm in Puligny Montrachet is an ideal location in any season.

Spring, Summer, Autumn, even Winter (with some insider knowledge) in Burgundy is an absolute delight with lots of things to do, see and experience.

Puligny Montrachet is in the heart of the Burgundy wine region and is famed for producing the finest white wines in the world. In fact, as we said earlier, 10pm is next door to one of the best makers of Puligny Montrachet and other wines - Domaine Jean Chartron.

It is not an overly touristic village, so it is not noisy and hectic. But it is a working village, full of winemakers and so quite lively at times, with great local amenities.

As an optional extra, through our connections in the local wine business, you can have one or two experiences that are unique - visits to undiscovered winemakers, wine tastings at home (in our convivial open plan living room/kitchen) or in the vineyards, knowledge of local restaurants, wine makers and food producers that are currently 'on form' etc.

We are blessed to have two Michelin starred restaurants within walking distance of the house, Le Montrachet in our village and Ed Em in Chassagne Montrachet, a 30 minute stroll away through the vineyards. And the village Caveau de Puligny Montrachet ("the best Burgundy wine bar. Ever!") offers informal wine tastings of the finest selected local wines on their terrace.

Before we forget, and speaking of high class restaurants, Chagny, which is about three kilometers away, boasts one of the most famous restaurants in the world - the three starred Lameloise.

However, we must not forget that we are in France and the budget restaurants are very very fine too!

Our house is also a good centre for walking and cycling in the vineyards and around. An easy walk or ride away is Meursault, with its fabulous coloured roof tiled town hall.

Beaune is only 12 km away with its famous colourful Saturday market, the Hospices de Beaune, its beautiful architecture and its quaint, mainly pedestrianised, centre and some really interesting shopping.

Slightly further afield and well worth visiting are Chalon sur Saone (a lovely provincial town with a really good Sunday food market in the streets around the cathedral), Nolay (a small town with an historic centre and a medieval market building that must be seen), Santenay (a 'ville fleurie' with a lovely town square with a fabulous fountain, a casino and an outdoor swimming pool open in the summer months), the Cistercian Abbey of Citeaux. And of course you are just a short distance from some of the other famous names in Burgundy wine - Nuits Saint Georges, Pommard, Chambolle Musigny, Clos de Vougeot, Vosne Romanee, Meursault, Chassagne Montrachet etc, which each have their own character and of course their own vignerons, many of which offer tastings.

We are still exploring the surrounding areas and constantly finding new and interesting things to see and do.

Deposit of €300 (per week) of the rent to secure a booking.

Security deposit of €300 1 week before arrival to cover for breakages (not normal wear and tear or the odd glass!). Returned within 1 week (subject to T&Cs).
