About the property

17th cent. Mansion renovated in 2013, 7/8 bdrooms, 7 bthr, 7 WC, fenced poo

At the heart of Provence, in the North Avignon, close to the Roman city of Orange, Just a step from the Medieval city of Pont Saint esprit, its cathedral and its bridge of the 13th century, in the confluence of the Ardèche and the Rhône, in the fertile plain of the Rhône is situated this beautiful property of the 17th century on 7 acres of meadows and wood, lined by the river Lauzon.

The domain is constituted by a main stone Mas and a dependance.

The old Mas of 320 m ², former typically Provençal magnanerie (silk worm), was renovated in 2013 by allying at best the old fashion and the modern comfort.

The dependence fitted out in 2012 of 80m ².

The large swimming pool (5x10m), in the middle of the lawn is in the park raised, flowery and closed of 2000 m ².

The 7 hectares of the property are for the exclusive use of the tenants; they are shared in 1 hectare of wooden (not fitted out, nor mown), lined by the river in photo; 5 hectares of mown meadow, and one hectare maintained regularly directly dedicated for the house and the accesses.

This part is a surface enclosed and divided into 3 zones:

-The swimming pool in a fenced park of1500m ² with the lawn and the flowery massifs (Rose, Peonies, Iris, etc.) and some fruits (grapes muscatel wines, figues)

-In front of the dependance, approximately 1500m ² of closed ground, half herbs, half trees and bamboo;

-The terrace of 100m ² in front of the mas with tables and chairs, shaded by the tense sails as well as a vine arbour of kiwi and wisteria (bring down in white gravel).

Finally, the second part of the garden, not closed, bounded by meadows is fitted out next to the mas. Iit is situated under the very old big plane trees. This zone recovers approximately 3000m ² of standing meadow of fruit trees: almond trees, Pear trees, Apricot trees, Apple tree, Plaqueminier ( khaki) and especially an old falling again fig tree which was fitted out in natural hut for the happiness of the children!

The huge tercentenaries plane trees offer a beautiful shade for a space meal next to the built barbecue, to the petanque area and to the parking. The partially shaded terrace offers a view up to the Mount Ventoux.

For your leisure activities:

The Ardèche's Gorges : (5 km) fitted out beaches, restaurants-open-air dance halls at the water's edge, canoeing, climbing, hikes,

Cycling: in front of the property cross the cycle road of the Rhône valley (From the Léman Lake in switzerland until the mediterranan sea).

Water-skiing on stretch of water with ski lift in 5km.

In a beam of around thirty kilometers you can visit the castles of Grignan, Uzès, the Roman vestiges of Orange, Vaison la Romaine, and of inescapable Pont du Gard. Unless one hour, the Palace of the popes in Avignon and its famous bridge. And of course the vineyards of the Côtes du Rhône: Châteauneuf-du-Pape, Gigondas, etc....

The property is Ideal for 5 families; five couples and their children:

Functional until 7 couples ( if children in their parents' room)

5 double rooms (beds in 160) among them, 3 with privative bathroom and two with common bathroom with one other room

- Bdr 2 and 3 on bathroom 2 + toilets separated, on the 1st floor.

- Bdr 6 and 7 on the bthr 5 with toilets in the shower-room on the 2nd floor.

The bedroom n°2 with three beds and the bedroom n° 7 is a 35m² dormitory with 5 single beds, one bunk bed and a sofa bed.

In the dependance, a sofabed (double bed 140 cm) in the second TV lounge ( bedroom 8), with Toilets and washbasin. On the first floor, bedroom n°5 with 3 single beds, or coupled bed in kingsize. Bathroom bathtub toilets and dressing room.

INCLUDED SERVICEs:

Supplied sheets, change in midstay for a minimum stay of 3 weeks.

OPTIONAL Bathroom linen on request 5€ / pers - (a big, a small towel ) or 60€ the group.

Optional final cleaning 150 € to be paid on the spot in cash only.

About Eric Latarche

We live in Montélimar, 35 km north. We are a couple (executive manager in an international firm and liberal medical profession) and have two children who are already going to school.

Why Eric Latarche chose Haut-Vaucluse

We bought this farmhouse in the region of origin of my great grandparents in order to move there in a few years, after we retire.

What makes this mas unique

The house is in a very quiet setting, in the middle of 6 ha of meadows, however, it is not isolated; the neighbouring farmhouse (an equestrian centre) is only 300 m away and accessible by the same way. There are three-century-old trees and climbing vines that bring some shade and calm to the house.

We stayed at Mas du Fer a Cheval at the beginning of September. For us (a group of 11 cyclists from England) it was just perfect. Access was easy, the kitchen was brilliantly equipped and the rooms were all very comfortable. We particularly enjoyed sitting out every evening on the long table outside enjoying our evening meals! In fact, we enjoyed it so much, we never went out for a meal! The pool was great, particularly after a long ride.

Loads of great cycling around, Ardeches was great and all around Ventoux was superb (Malaucene is less than 1 hour away).

Charmante bâtisse dans un lieu calme.

Nous étions 2 familles (4 adultes, 5 enfants) en vacances. Notre premier choix c'était porté sur un autre mas qu'Eric gère également. Avant notre départ, il y a eu un dégât d'eau dans l'autre mas et Eric nous a proposer gentiment ce mas plus grand, dans la même région et aux mêmes conditions que l'autre. Il était très efficace et a répondu à nos emails très rapidement. Il a été très arrangeant, merci à lui.

En ce qui concerne la maison, celle-ci est très spacieuse (il y a même la place pour une souris!)

Les lits étaient propres et le linge de lit offert.

Quelques équipements mériteraient un petit rafraîchissement. Les alentours mériteraient également un bon nettoyage.

Quant à la piscine, la bâche ne protège en rien la chute d'un jeune enfant. La couleur est craquelée et le robot nettoyeur pas très efficace. Une lampe posée au bord était un peu dangereuse à notre goût. En plus, une chaise gisait sur le fond de la piscine! Les transats sont bien usés aussi.

Le gros point négatif a été l’accueil que nous avons eu de la part de la cousine d'Eric. Nous nous étions arrangé avec Eric quant à notre heure d'arrivée. Nous pouvions arriver quand nous voulions car la maison n'était pas louée le jour avant nous. Nous devions juste téléphoner et on nous donnait les clés. Le bémol c'est que quand nous avons appeler (à 14h au lieu de 16h sur le contrat) nous avons eu au téléphone une personne très désagréable. Elle est arrivée sans dire bonjour, ne nous croyant pas concernant l'heure d'arrivée et toute la visite s'est faite dans un climat tendu ! Quand nous lui avons posé la question du Wifi, la réponse a été : il faut juste savoir le faire aller, c'est tout !

Par contre, elle nous a dit et redit qu'on avait de la chance que c'était une maison de luxe et que l'autre mas était plus petit et que les voisins n'étaient pas sympas (pas très commerciale la dame!).

Quand il a fallu redonner la maison, Mme la cousine était déjà là à 9h (au lieu de 10h sur le contrat) et bien sûr pas de bonjour non plus mais une remarque sur une raquette de ping-pong posée par terre! Cette dame ne donne pas envie de revenir!

Bref, nous avons tout de même passé un agréable séjour entre amis.....

Le charme et le confort

Très agréable we entre amis : les plus sont :

- une piscine chauffée qui aurait mérité quelques degrés de plus tout de même mais qui l'avantage d'être sécurisée pour limiter l'accès aux jeunes enfants

- les équipements même si en fin de saison, certains sont en souffrance

- l'accueil avant et pendant coup de chapeau pour l'entretien et le ménage sur une si grande batisse

- l'isolement idéal personne autour mais des commerces rapidement accessibles

- la possibilité de mettre de la musique grâce au matériel

Les moins: pas d'éclairage autour de la piscine limitant les baignades nocturnes, filet de la table de ping-pont qui a nécessité une réparation de fortune, le BBQ à gaz inutilisable voire dangereux du fait d'une fuite de gaz.

Enfin le repas à l'ombre des magnifiques platanes efface tous les aléas. Nous reviendrons au Mas du Fer à Cheval.

Désolé pour le filet de ping pong, il a été cassé par vos prédécesseurs, j'en ai commandé un de remplacement, il sera changé d'ici quelques jours.Le tuyau de gaz aussi, il avait été malencontreusement coincé contre le barbecue et avait fondu... Pour la température de la piscine, je vais profiter de refaire un liner à la place de cette peinture défectueuse, et je suis en train d'étudier d'y mettre un isolant pour gagner ces quelques degrés. Je suis content de savoir que malgré ces incidents vous souhaitez revenir au Mas! Un très agréable séjour

Nous sommes partis 7 couples et 8 enfants en bas ages ( de 2 ans à 2 mois). La maison est très agréable à vivre et laissait à chaque famille de l'espace et de l'intimité si elle le souhaitait.

Les deux cuisines sont un vrai plus quand est aussi nombreux !

Le fait d'être isolés mais près d'un bourg où l'on trouve tous les commerces et aussi très pratique.

Merci aussi à Eric, la personne de contact, qui a répondu patiemment à toutes nos questions.

Je recommande vivement !

UN HAVRE DE PAIX

maison au calme, impression d'être coupé du monde.

maison très belle avec des grands platanes pour être à l'ombre.

les enfants se sont régalés avec ce grand jardin et toutes les activités.

malgré tout fonctionnelle car à 5mns de Pont st Esprit pour faire les courses.
