--PLEASE READ-- before asking about rates as they are so clearly noticeable! Yet,... Persons are still asking what the prices are. Not sure why??? During peak season there is a FOUR DAY MINIMUM. Enjoy beautiful sunsets from the three decks or old world screened porch overlooking Lake Bomoseen. 3 bedroom lakefront cottage on the eastern shore. AND,.... For those of you that don't know Lake Bomoseen very well,...... the EAST side of the lake is the best! Except for the noisy, trafficky Route 30 corridor. Folks,.... Get informed before renting. And ask about the swimming as much area around the lake is mucky, muddy, and yucky to swim on. The swimming at the cottage is such where you can dive right in off the end of the dock.

Plus there is a raft where renter love to sun and hang out at. This cottage is just 1.5 minutes from route 4 yet extremely quiet.

The property now has three beautiful decks (upper, middle, and lower,... right on the water,...) with great lake views granting the ability to truly relax in shade or the full rays of the sun. Wonderful dock with space to accommodate a boat. Now featuring a new walk out basement with window that allows you to wake up with the image of the lake directly in front of you. A great and quaint vacation cottage! KEEP READING for PRICES!

It is not the rustic cabins many think they may find. This Friday to Friday rental is great quality at 2000$ plus Vt. Rooms and Meals tax.

This coming year the July 4th week will rent June 29 to July 6. Peak season is from Memorial Day to Labor Day. During the peak season there is a four day minimum. Weekend rentals are available to at 200-300 nightly off peak, and 400$ nightly during peak season, Remember 4 night minimum. FYI- please book early as I already have reservations for 2018 summer already. This is one of the most popular cottages on the lake because of the dock space, swimming, fishing, kayak/canoe rental options, views etc. Book early. This is about 258$ nightly for the cottage (about 86$ per bedroom per night) which most consider a great deal. And now that the Edgewater Inn has been sold and renovated.... their prices will be higher then the cottage pricing. ALSO.....Pets are considered by special arrangement with owner, at a rate of 150$ per pet weekly paid by cashier check at time of booking. If more then one pet, price drops to 250$ for both weekly. Two pets maximum please. If this coming summer is like last summer the cottage will be fully booked again. Hope to see those of that were unable to book last year,.... this coming summer.

There is fantastic swimming, boating, kayaking, canoing, (Owner has a canoe and four kayaks for rent per kayak/canoe- 25$ half day, 40$ daily, long weekend ie Memorial/Labor Day 100$ and 150$ weekly), hiking, biking, BBQing, and sunbathing. There are local restaurants, and other entertainment venues. Shopping in Rutland, Lake George, and Manchester.

Our cottage on Lake Bomoseen is the perfect escape. It is located off the beaten path, down a hill and right on the lake. The screen porch has rustic charm - like 'On Golden Pond' - and your family will create fond memories spending time here at the lake. The upper deck is right off the newly built walk out basement and gives a protected sitting area in which to relax; the middle deck provides a beautiful (semi shaded) outdoor area to cook, dine and relax on. Many a person has been seen with their computers there (actually doing business) while relaxing in the tranquility of the lake. The lower dock/deck has ample space to lounge and sunbathe. Kayaks and canoes are available for minor rental fees per kayak (25$ Half day, 40$ daily, long weekend ie Memorial/Labor Day 100$ and 150$ weekly) upon request paid with cash or money order, upon your arrival. (Please inquire with management) Experience the charm of many Vermont regions with a short drive into the mountains or enjoy a day of outstanding outlet shopping not too far away in Lake George, New York.

The cottage normally rents from Friday to Friday but three day weekend arrangements sometimes may be made depending on availability.

Weekly rental rates 2000$; which means you save 800$ when booking the week; except the July 4th week at 2200$. With a private firewks display. Awesome !!!! Monthly rental rate is 6000$ thus 2000$ savings are gained, if booking two months 10,000$ Total for 6000$ saving from 8 weeks of rental time. Weekends 400$ Nightly.... (with the 4 day minimum) during peak season nights; and 200-300$ nightly during off peak times or by special arrangement paid in advance (nonrefundable) If you want more time this needs to be by special arrangement

Propane stove; toaster; there is NO grill outside. Most people will bring or purchase a Webber charcoal grill for the week. Marina nearby for boat rentals. There are kayaks available for rent,... See prices listed We have recently have had problem with large parties thus renters will now have a maximum of three parking spaces used. With regard to pets; we have debated this issue some. We now individualize this depending on the circumstances. If allowed there will be an added cost due to specialized cleaning so as to make it hypoallergenic.

Idyllic lake cottage experience

We loved our quintessential cottage getaway. The lake views were stunning, particularly at sunset, and the two decks were perfect for entertaining both day and night. The cottage was quaint and cozy, with more than ample sleeping space and a light airy feel to the common areas. The screened porch was great for coffee and muffins in the morning and cocktails at night. With all the pleasures of both the sparkling lake and the majestic Green Mountains, this rental really fit the summer "rest and rejuvenation" bill. Lake Bomoseen and the surrounding area are brilliant. We definitely will return.

Our 3rd year and we're just as happy

This our third year at Hemlock Hill and we are determining dates for a 4th. Peter has been amazing to work with and we look forward to seeing him each year.

Our family is growing and thankfully the property is able to accommodate that. We put the older children in the upstairs bedroom, allowed my sister with her baby to set up in the basement while my husband & I took the main floor bedrooms.

The property has plenty of space for children to play near the cottage. There is an upper deck that overlooks the lake that provides an area for outdoor eating. The screened porch is great for sitting outside but corralling crawling children. The dock is down a set of stairs so we made an invisible line that the children were not allowed to cross without an adult.

The dock is such a nice size. Our family enjoys water sports so we had 2 kayaks and 2 paddleboards out for the whole week. There is a set of stairs that makes it easy to pull these in and out of the water. We also rent a ski boat each year and the dock is able to accommodate this as well. There is still plenty of room to hang out there even with all of our equipment. There is a floating dock that is great for the kids to swim out to and jump off. When swimming back to the dock there is a ladder that they can use to climb out and the little ones can easily use the steps.

The place is well equipped and Peter is very attentive. We're looking forward to spending future years there.

Great place for kids

I just finished a week-long stay at this cabin with my extended family and it was fantastic. I grew up going to this lake and my parents have a cabin a few miles away. Unfortunately, theirs is too small to accommodate all of us now.

Given that cell coverage is spotty in general at the lake, the fact this place had reasonable coverage and wifi meant that anyone that still had to check in for work was able to do so and still be part of the lake fun.

We loved that this place had multiple decks especially since it is lakeside and there were several small children in our party. The children were able to play on the upper decks and grassy area and only asked to go down to the deck when they wanted to go swimming.

We brought our boat along and there was plenty of room for that as well as the stand-up paddle board and kayaks that we also kept there.

The kitchen was well outfitted and there was more than enough space for the family to spread out to without driving each other crazy. There is a second living room in the finished basement which opens out onto the deck and has beautiful views of the lake. The screened porch is great to enjoy the view of the lake without having to worry about mosquitos.

The cottage is very conveniently located and in a quiet part of the lake. We liked it so much that we booked for next year before we left.

Lake Bomoseen -The Way It Should Be!

Absolutely the best vacation rental on the Lake!

As a boy I used to come to Lake Bomoseen with my family. Several years ago I began renting houses on this lake, but never really found everything my growing family desired. This vacation rental has it all! The house itself has all the amenities that you could ever need, first of all... clean comfortable beds, a modern kitchen, TV and Internet available for your computer needs! The owner has made some very thought out improvements to this property, my favorite is the lower level master bedroom with a large slider overlooking the lake! We loved having our morning coffee while sitting on the deck outside of the master bedroom. There are three large decks that offer it all, from a shaded area to read a book, to the large fun in the sun deck that is at the level of the lake. If you have a boat ... bring it! The docking available was more that adequate for our needs. We brought our Master Craft Ski boat and had plenty of deep water under the props. The swimming is by far the best, weed free with that crystal clear water Bomoseen is known for! The sunsets are unbelievable due to this location and caused us to stay in the water until dark every night. If you met my three boys you would know why.They love the water! They loved this place! I have found the owner to be very accommodating and his quick response to my call didn't go unnoticed.(I needed directions to the Rodeo, Sat Night @ 8pm,don't miss it!) In a nut shell, should you have skipped to the end of this review "WE SHALL RETURN"!

3 - not 4 - bedroom house

It's been 4+ months since we rented this "4 bedroom" place, but when we did it, only had 3 bedrooms. The upstairs room runs the length of the house and had 4 beds in it (2 with matresses, 2 with box springs, none with both) and was STIFLINGLY, UNBEARABLY HOT! There were only 2 small, difficult-to-open windows. The "4th bedroom" was gone because it had been turned into a stairway that led down to the basement where the owner (who lives next door) is trying to improve the house's foundation. As a result of this work, doors don't open/close all the way and nearly every wall had cracked wallboard. The lake itself is wonderful (great swimming, boating, and fishing), but the house was a disappointment. Check with the owner to make sure there is a 4th BR. Thank God we had 2 members of my family cancel at the last minute! Also, there was a small charcoal grill, but no gas grill, which made cooking for 5 vacationing people a chore. We paid the extra money to have our small dog there for the week and were very careful to pick up whatever "business" our dog left behind. I wish the same could be said for the owner's dog who meandered around the place and apparently decided his/her personal bathroom was the rear entrance to the house. Finally, our required security deposit was paid by us with a cashier's check, which the owner, having found the house in the same condition as when we arrived, tore up. A cashier's check! Have you ever tried to get the money back from a bank for a destroyed cashier's check? (Some of you know what I'm talking about.)

All in all, this house would have been suitable for 4 or fewer people with the second floor virtually unuseable in the heat of the summer. Again, check with the owner to make sure there is a 4th bedroom. In the event the owners have made the necessary changes to their house or to its advertisement and there is a 4th bedroom, then I apologize.

Great family getaway

Great views of the sunset as shown in the pictures. The lakefront was perfect for swimming (not weedy or muddy). The house is a typical lake cottage but offers some nice amenities such as high speed internet and cable TV. There are two docks that are perfect if you have a boat or rent one for the vacation as we did.
