Relax in this delightfully spacious 1070 square feet central apartment on the ground floor of the owner's 100 year old house. The apartment, just in front of the town's ancient 15th century walls, features a large private secluded garden ideal for al fresco dining (for your use only). All previous guests have enjoyed the homely and welcoming atmosphere. The ancient walls make it VERY cool in the summer. Guests have never complained about the heat! The neighbourhood and town is very safe and there is safe parking outside. WIFI INTERNET works very well. There is also a computer if you can't bring your own.
A car is not necessary you can use public transport to most places. THERE IS A BUS FROM ROME AROUND 2 30PM THAT ARRIVES IN SANSEPOLCRO. FOR YOU JOURNEY BACK TO ROME THERE IS A BUS AT 7AM THAT GETS IN AT 11AM. SOME DAYS THERE IS ONE AT 4.30PM TOO.

the large open plan sitting room has high ceilings and four very comfortable sofas, stereo, tv (english news channels only) and a very wide selection of English DVDs and books. It leads into to the dining room with its seating for six people and a cosy fireplace, where you can roast meat or chestnuts. An extra double sofabed is nearby for more guests/children. We have just added another single sofa bed. An extensive selection of books, guides and maps is on hand.
A solid oak custom-made staircase leads to the mezzanine (gallery) bedroom with built-in wardrobes and plenty of cupboard space, queen size bed ( 63 inches wide by 79 inches long) and a computer with 24 hr internet access. Please note there are stairs to the bedrooms so if you need the bathroom during night and have mobility problems this could be an issue. The kitchen is fully equipped with a 4 ring electric stove, new oven and large fridge-freezer, microwave. As well as a kettle, toaster, American coffee maker you’ll find everything you need for your first night (milk, coffee, cereals, pasta, wine etc). There is a shower room and small bathroom (with toilet and sink) on the ground floor. The bedroom is a galleried bedroom reached by a few stairs (10 steps or so). We are happy to do any required shopping for you before your arrival. Can also take guests without a car to nearby supermarket. Utility room nearby where you can use the washing machine, ironing board etc.
The apartment is in the heart of Sansepolcro, literally two minutes ON FOOT from the historic centre and all its many excellent and affordable restaurants, shops and bars. We can provide emails of past guests from US, Australia, NZ etc so you can get an independent view on the lodgings. Trout fishing possible in the nearby lake of COSPAIA. Ask for details. Property is in an ideal position as you can walk to the centre with shops, restaurants in 2 minutes and there is plenty of parking just outside. This is a unique benefit not easily found elsewhere. If you are coming for a long stay an English speaking person on hand to help with any problems (e.g. health etc) can be a real plus point.

My partner and I spent four weeks at Louise and Franco's place Aug-Sept 2015. We had a wonderful time and would highly recommend their accomodation. We found the place very comfy and loved the outdoor living space, especially the wood oven which we used often.
Louise and Franco were wonderful hosts who went out of their way to do little things for us like provide the wood for the oven as well as Franco offering to pick up our friends at the Arezzo train station so they wouldn't have to take the bus after travelling from Canada. And, Franco drove us to Arezzo when we left on our way to Rome.
We had several memorable evenings with Franco, Louise Alex and Agatha (the cat) sitting outside enjoying the lovely weather and wonderful wine and food of course.
Sansepolcro was lovely - just the right size - the right amount of history, wonderful shopping (some fancy clothing stores!!) and great restaurants. I had the BEST HAIRCUT there that I have had in years and I live in a big city (Toronto).
As we had spent 5 months in Europe, this being our last stop, we were very happy to have access to some English TV stations as well as a whole library of books to choose from - I read so many wonderful books.
We had spent a few weeks travelling around via car before we ended the Italian part of our escape in Sansepolcro. We gave up our car when we arrived in Sansepolcro but did have our bikes and spent most days cycling around - up to Anghiari for lunch and over to Citta di Castello and other places. The cycling was not as good as some other places in Italy so I wouldn't recommend the area if you were looking for a cycle specific vacation but it did have enough interesting routes. I also enjoyed running there as you could get out onto nice country roads very easily.
We were also in town for the Cross Bow festival which we thoroughly enjoyed watching (even if we didn't have a clue what was going on). And the Friday night and Saturday night passagios with everyone in town coming out just to walk up and down the main street - it was great to see. And wonderful Gelato too :)
All in all, we had a wonderful time at Louise and Franco's place and would highly recommend it to anyone wanting a nice "chill" vacation. We will definitely go back for a visit.
We had visited Italy before, but always the major cities. Staying in Sansepolcro with Louise and Franco was a memorable experience -- our best trip to Italy! From the moment my husband and I arrived to find a bottle of wine, pastries and supplies for breakfast waiting for us, we knew we had made the right choice. Louise and Franco were welcoming and gracious hosts, and their recommendations for restaurants, shops and nearby places to visit were a perfect match for us. The location itself is perfect -- right outside the walls of charming, medieval Sansepolcro and within easy driving distance of not-to-be-missed sites in Tuscany and Umbria. Our friends could not believe the apartment pictures that we posted on Facebook -- they were amazed by (and quite jealous of!) our spacious and comfortable accommodations. Our stay was definitely not long enough -- we'll be back! Grazie mille!
We spent 2 delightful weeks in Sansepolcro. The apartment was just what we wanted and the location was great! It is located just outside the old city walls, so easy to walk to great bars, restaurants and shops. We had a rental car (an automatic rented at the Florence airport), so we enjoyed many days driving around Tuscany to visit wonderful towns and wineries. Lousie and Franco were helpful and friendly and the fact that they spoke English was a real bonus. The September weather was perfect and there were very few American tourists there, which we loved. We highly recommend that you consider rentlng this apartment.
We enjoyed a 2 week stay in Sansepolcro, near Arezzo in Toscana. The apartment was ideal for a couple but it was also very spacious and so would comfortably accommodate more. We loved the garden, too, where we enjoyed many of our meals in the pleasant weather. May is a perfect time to visit Italy as the weather is usually warm but not too hot.
Our hosts Louise and Franco were perfect hosts and were helpful in all respects. As we were without a car, Franco very kindly drove us into Arezzo for a day visit and to the bus stop when we were leaving. The local bus was reliable for visits to some small towns, notably a magnificent hill town called Anghiari which was a five minute bus ride from Sansepolcro. There is also a local train line that is quite close to the apartment which travels to Perugia(the capital of Umbria), with a few stops in between.
Sansepolcro is a friendly town, with quite a few restaurants and bars. There are street markets on Tuesdays and Saturdays and there are still some alimentari in the Centro Storico which offer an authentic Italian shopping experience. If you want more variety in your shopping, there are three supermarkets within walking distance.
Oh yes, and when you've had enough of "la dolce vita", there is an excellent museum which includes works by the artist Piero della Francesca,who was born in Sansepolcro.
We highly recommend this apartment for a relaxing Italian holiday.
Louise and Franco's very spacious apartment on the first floor of their on home was just the place my wife and I were looking for on our first trip to Italy since our focus was on renting a car and exploring the countryside and ancient Tuscan villages. Sansepolcro's location is ideal for that, as it sits just and hour's drive from more sites than you could visit in a year, much less the five wonderful days in April that we had. The apartment is ideally situated to allow you to comfortably walk anywhere in the village of Sansepolcro itself, which is full of shops, restaurants and historic sites that are well worth the time to investigate. Make sure you have plenty of room on your camera card! The well equipped kitchen is a big plus if you're inclined to visit the local supermarket and put together a home cooked meal. If possible plan your trip to coincide with one of the local fairs that take place in Sansepolcro as they are not to be missed! Louise and Franco were very helpful and accommodating with anything and everything we needed during our stay. For us their perfect English was a plus as our "Pimsler Italian" Cd's did not get us very far! The best thing about our trip was there's lots of Tuscany left to see, so if we ever get the chance to go back we know exactly where we'll be staying!!
During the summer there is a small antiques market in the square from Friday afternoon all through Friday evening.
Great festival in September enjoy medieval paradesm music, food festivals etc. Please ask for more details. Mountain bike hire with tours can be arranged.
