The Old Orchard is a two minute walk to the beach and just a five minute stroll to the 2014 High Street of the Year, full of independent retailers, antiques shops, deli's, coffee shops, two large supermarkets and a Saturday market.

The Old Orchard is an ideal home from home, set over three floors, full of period charm to stay in all year round; bracing walks along the beautiful coastline in winter or al fresco dining in the garden in the summer.

We have tried to maintain a cosy home-like feeling; original pine floorboards, panelling and feature fireplaces throughout as well as bringing up to date with wireless broadband and bluetooth speaker to listen to your own music.

There is a living room with plenty of seating including a comfy leather corner sofa, TV/DVD with Freeview, feature fireplace and shutters as well as a selection of board games to keep the whole family entertained.

The second reception room has a leather chesterfield sofa providing a quiet place to read or listen to music in a bright, sunny room. A large dining table with benches and stools, an antique dresser, period fireplace and large original sash window with shutters overlooking the garden.

We have a freestanding solid wood kitchen fitted with dishwasher, electric fan oven, gas hob, microwave and fridge freezer, everything you would need for your stay. The utility room has a washing machine and tumble drier.

One of the two bathrooms is downstairs and has underfloor heating, shower enclosure with 'rain' shower head, bath, toilet and sink. (There is another bathroom upstairs).

An enclosed spiral staircase (fitted with stairgates if needed) leads from the hallway to 4 large light & airy bedrooms:

One kingsize master.

One twin bedded room.

Two family bedrooms with both a double and single bed in each room.

There is also an electric pump up mattress for an additional child and a travel cot.

On the first floor next to the master bedroom and twin bedroom there is a smart fully tiled family bathroom with toilet, sink, and bath with shower over.

All bed linen & towels are provided but please provide your own towels for the beach.

We have a large lawned garden with chunky outdoor furniture and parasol. There is a parking space at the rear of the garden for one car as well as free parking on the road in front of the house and plenty more in nearby streets.

There are many places in Deal to see and things to do, of course there is Deal Castle and Cinq Ports golf course is walking distance from our house. Fishing is popular as well as coastal walks and bike and horse riding.

There are some great places to dine out:

We like The Boathouse (part of the Royal Hotel) which has a verrandah facing straight onto the beach near the pier - it's very family friendly, big squashy leather sofas and great pub food, children and dogs welcome.

There's also the King's Head, a traditional English pub, great pub food and plenty of outdoor seating to the front with umbrellas, great atmosphere.

The Black Douglas is a fantastic coffee shop near to the pier which has been mentioned in several Sunday papers.

Of course these are just a few places, there are many more ......

If you enjoy organic produce there is The Allotment, an organic foodshop which also has a cafe out at the back serving only organic food.

About Mrs Karen Shipley

I'm Karen, and I bought The Old Orchard in 2011. Since then I've made quite a few changes! I love period properties and have enjoyed investing and improving it. I enjoy painting and decorating and I hope that this shows in our home.

I'm married to Paul and have two teenage boys. When we first arrived in Deal we loved the laid back feeling; there's a slower pace of life and everyone is so friendly. There's everything you need on your doorstep and if you don't want to drive you don't have to - there's a train station a 5 minute walk away to get to Canterbury or London.

I love mooching around antique shops and giving things a new lease of life - you'll see a select few items in our house that have been given the shabby chic treatment. Paul is very active and likes nothing better than taking a dip in the sea (weather permitting!) or cycling and running along the seafront.

Whatever it is that you like to do we hope that you like Deal as much as we do! Karen.

We would like to let you know that we had a really good time at The old orchard. Deal and surroundings were a discovery for us. We actually decided to visit Kent again. We didn’t have time enough for the castles.



We also found the house marvelous. We were impressed with the warm style and the authenticity, and yet, a lot of comfort.

Beautiful house in great location

We were 2 families escaping London for 2 days. The house was even better than the photos, and was beautifully clean and well equipped. There was plenty to see and do even in February, the kids loved the proximity to the beach and the town was bustling and charming. Highly recommended. Thankyou.

Away for Christmas

A lovely, period home, warm and inviting with amazing features.

Very clean, with all necessary, modern facilities.

Nothing was too much trouble for Karen and her husband, I can't rate them highly enough and if they continue to offer their home to visitors I would definitely recommend The Old Orchard to friends and relations.

Fabulous family holiday house

This was an ideal venue for our family holiday meet up. Apart from the two of us there was our son, wife and nearly 3 year old daughter and then our daughter and her husband covering the age spectrum from 2 to 70. We loved the space this house provided and the opportunity for the whole family to sit, eat and be together. The kitchen was really well equipped and we wanted for nothing. The downstairs bathroom was well used especially the big walk in shower. The dining room was the centre of our family activities. We ate there, met to chat and play games and planned the next days outing. The lounge was big enough for us all and very comfortable. The operation of the TV was something of a mystery to us but fortunately the younger members made it work easily when they were there. Upstairs all the rooms were huge, simply decorated in a very appropriate style with another bathroom on the first floor. The house was warm and welcoming. Outside there was a huge garden mainly laid to lawn which, had the weather been better, would have been a lovely area for our granddaughter to run around. Again, in warmer weather, there were a couple of areas where you could sit, eat or drink your coffee or wine. We loved the house, its proximity to the centre of Deal and the beach. There are good bars, restaurants and takeaways close at hand and the fish and chip shop a few doors away is a delight. For us it was the perfect place for our family get together. There are only two drawbacks that we found. One was the parking, for although there was a dedicated parking spot for one car at the rear, the other two had to be left some way from the house and this made loading and unloading very difficult, especially for our son with all the things you need to carry with you for a 2/3 year old. The other slight drawback was that the stairs were tight and steep and the older end of the spectrum took some time to get upstairs. Having said that, neither of these would prevent us from returning to this beautiful Georgian house. We loved the house and we loved the area and even in late October there was always plenty to do. We look forward to returning soon.

Owner's Response: Thank you for such an informative review, I'm pleased that three generations of one family all enjoyed their stay - we often find that The Old Orchard is ideal for extended family holidays/celebrations. As is often the case with coastal towns parking is at a premium and we are lucky to have our own dedicated parking space. There is free on road parking immediately in front of the house on a first come, first served basis as well as along the rest of College Road. There is more free parking in surrounding streets and I can recommend Sandown Road and Athelstan Place. Thanks once again for your comments, best wishes Karen

Great weekend away with special friends

Firstly I would like to thank Karen for her excellent communication during the entire booking process right up to and including our stay. The Old Orchard is a charming house, set over three floors. The house has a lovely feel about it, and has everything you would need. The garden was a lovely bonus, especially as the weather played ball that weekend for us. The sun shone the entire stay. I would highly recommend this property, you will not be disappointed.

Lovely relaxing home from home

Our 2 families hired The Old Orchard for a long weekend, we were met by Karen who gave us a lovely welcome, the cakes and bubbles were a lovely surprise.

the house was well furnished, well maintained and really clean, its a fab family friendly property. we had an amazing time and would highly recommend this property, we would definitely visit again.

Lovely house in great location

We spent a lovely week in the Old Orchard in Deal. The location is fabulous, only 3 mins walk from the beach. The house was well suited for our 2 families of friends and has been well stocked with everything you could need. Everything was spotless and the owner met us on arrival and left a delicious cheesecake and wine.

We bought English Heritage annual membership which enabled us to see Dover Castle (a full day out), Walmer Castle (a half day) and Deal Castle (an hour or two). Although we loved Deal beach, not being overly fond of sand, we did spend a relaxed couple of hours on Margate beach building sand castles.

The cafe at the end of the pier offers wonderful sea views and delicious cake and the fish and chip shop (5 doors away from the house) does very good chips.

Howletts animal park was also good for a day out, especially if you use Tesco vouchers or Blue Peter badges.

Once a 17th century smuggler's hideaway, Deal is now an unspoilt laid back seaside resort, full of history with it's conservation area, quaint fisherman's cottages, castles, Georgian seafront with promenade and coastal walks. Yet only 90 miles from London (direct trains available) and 20 miles to France, the coastline can be seen on a clear day.

The Old Orchard is within easy walking distance of the beach (just 250 meters) and a 2 minute walk to the high street full of independent retailers and twice weekly market offering fresh local produce. There are many cafes, restaurants and bars to enjoy, as well as vintage/antique shops and deli's.

Ideal for cycling into historic Sandwich (4 miles away) and along the coastal paths to see the famous white cliffs, there are golf courses in abundance (Royal St Georges, Cinque Ports and Princes to name but a few), as well as fishing and sailing.

An ideal base to explore all that Kent has to offer; historic Canterbury can be reached easily by either car or rail, Dover is only 15 minutes away, ideal for short trips across to France by ferry, or 30 minutes to the Eurotunnel at Folkestone.

Broadstairs (home to Charles Dickens) and Whitstable (famous for it's oysters) are both half an hour away by car. Art lovers could visit the Turner Contemporary Art Gallery in Margate, or try Folkestone for it's smaller galleries.

Equally, you could consider leaving all forms of transport behind and just relax and enjoy all that Deal has to offer.
