On entry you have a living area and King size luxury double bed, there is a 2 person sofa/bed (suitable for 1 person to sleep) and top-of-the-range Samsung flat screen TV, Blu-ray DVD and CD/radio (Sat TV with Sky news CNN and BBC world/BBC entertainment) and free superfast fibre optic internet access Wifi. The studio has been completely refurbished throughout with clean and refreshing furnishing and light tiled floors. There is air cooling/air heating system. From the living area the double glazed sliding doors open up onto a large balcony (that catches the afternoon sun facing West)The studio is on the 5th floor at the rear of building (very quiet). Onto the balcony from the full length double glazed patio doors is a 6 meter balcony - facing west - getting the afternoon/evening sun - there are 2 dining chairs and table. There are a further 2 sunbathing chairs that can be taken up to the roof terrace. The balcony (very quiet) overlooks rear of building and mountains in distance and is very tranquil also with outdoor lighting.The shower room has a large walk in double "top-of-the-range" Grohe shower wash hand basin and WC.The apartment has a full kitchen which includes, oven, microwave, 2 cooking plate, dishwasher, washing machine (on balcony) fridge/freezer, also toaster, kettel and nespresso coffee maker - with full cooking utensilsThe studio itself is a great base but the real uniqueness of this property is the roof swimmingpool and sunbathing area (there is a 2nd paddling pool for toddlers) which is located on 8th floor - and the clubhouse lounge (perfect for enjoying breakfast or an early evening glass of wine) which is located on 7th floor - these both face fully south and offer unique views over the Baie des Anges and and beach area (they are non staffed) For sun lovers this is unique as the only independent apartment building in this location with roof top pool (the pool is open mid May - mid Oct) The building is also very secure (there is a permanent concierge and entrance is via electric doors and an escalator) and well maintained ideal for a couple or single person - looking for what is an independent studio with the facilities of a 4* hotel.
The property was in an excellent location, clean and tidy, everything you needed for a summer break, will be definitely using go Nice again.The key collection was foolproof and how to get to the property was laid out so easy, only issue was a couple of lights out here and there, I could'nt fault the location, and you are never stuck for any Eating places,will recommend to family and friends
This listing description of this property was accurate. It was clean, well maintained and had plenty of kitchen utensils. It is very well located across the road from the beach and there is a nice rooftop pool. The manager provided a good service and the welcome pack and toiletries was a nice touch. I would recommend this property even though it is compact. There are many restaurants close by and it is close to the bus stop for the airport bus. The train station is a 10 minute walk. The old town is close by as are all the shops. Ideal location .
Perfect location literally next to the beach and a short walk to the train station for exploring more of the beautiful coast.
Apartment itself was great, really well equipped, clean everything you could wish for.

Royal Luxembourg 1 - top address directly situated at the Promenade des Anglais, between Le Meridien and the Negresco. The appartment was small but nice, including a full kitchen with oven etc (which you dont really need as lots of restaurants are outside directly next to the location), a quiet balcony, a renovated bathroom with shower - but the best is the roof terrace. The roof terrace has 2 pools and a nice area with chairs and a great view to the waterfront, the Cote D'Azur. Busses to the airport, Cannes, Vence, St Paul are directly in front of the door, same as the beaches (public and clubs) and old Nice. I have been five times to Nice already, but this is definetely the best place to stay in comparison of value for money. All perfectly organized by the agency go-nice. I would book this appartment with go-nice again.
The studio is SMALL - smaller than the pictures depict. BUT if you plan to spend your time exploring Nice and environs, it is a perfect place to stay. It was clean and QUIET which is an added bonus considering the location right on the Promenade des Anglais. The kitchen area was adequate - we did not cook, just used the refrigerator for drinks and yogurt. The bed is VERY comfortable and the linens clean. Could use a little more storage/closet space, but the space is tight and well-utlized. The AC could have been a bit cooler, but the added fan, was helpful for sure. The building itself is secure and very easy to find. The swimming pool area was great after a hot day of sight seeing. Paul and his staff were very accommodating and helpful with a few questions that we had after our arrival. Would stay there again and recommend.
The information provided by the office about the arrival and the location of the apartment was spot-on.
When we had any problems or needed extras the office personnel were only too happy to help.
The Tourist office is practically next door.
If you are going to use the excellent local trams and buses, buy a 7-day "Transport Pass" for E15 at the Bus Office at the airport ( about 30 -50 metres) from the airport departure doors.
There are plenty of local supermarkets in the area and bakeries, butchers and many small shops ( Remember, their prices are similar to being in London ! )
You are spoilt for choice for cafes and restaurants in the area.

The Tourist Office can give you all the info you need for visiting Monaco, Cannes etc.
The Old Town is a pleasant 20 minute stroll from the apartment and you can spend hours just investigating the tiny shops and quaint, narrow streets.
If you want a more authentic local food option, avoid the large cafes around the market area and wander further into the Old Town and find a small,cosy cafe that the locals use and let time fly by.
We could have easily spent two weeks here and would recommend the apartment to everyone.
The ofiice is on the "Rue de Congress". To get there you turn right outside the biulding, right again to go down the Rue de Congress and the office is aprrox 3 - 4 blocks ( or 10 - 15 mins) away down this street.
Remember that most small shops will close for 2 hours for lunch, except for the supermarkets ( Carrefour, Intermarche, Scheider )
The Phoenix Park near the airport is also a great day out, especially for small children !
There are markets in different parts of the town every day, just do some research on the internet before you come.
