Cottage 1 ' Pirate Look Out' has been refurbished to a high standard and offers accommodation of two bed rooms, It has two bath rooms, both with shower and deep Antique French roll top bath. The sitting room with an open plan modern high spec. kitchen. It has oven, dishwasher, washing machine, dryer, gas hob with wok burner. TV, DVD, wireless Internet access, telephone.The cottage has central heating.

It has a private garden and two balconies with sea and country views. Within the grounds, there is 14 acres private meadows, tennis, basket ball, badminton court and pentaque court ,terraces with sea views.

The second cottage ' Pizies Croft' was built in oak in a secluded spot. It has a balcony with spetacular sea and country views, private terrace, a large fence in private wood garden and a private court yard for parking .It has been refurbuished to a high standard with walls clad in oak panels creating a rustic atmosphere, The cottage offers two bedrooms both partition by folding doors leading into the kitchen area. It has a shower room, a bath room with stone clad walls and deep roll top cast iron bath,TV, DVD players, telephone, wireless Internet. The oak kitchen units houses dish washer, tumble dryer, washing machine, fridge freezer. It is a perfect hide away embrace by nature. Can sleep up to 5 , ideal for family with young children or a couple seeking a romantic break.

The cottage is located in an area of outstanding natural beauty with extensive country & sea views at the door step of the huge coastal National Country Park. Canber Sands and Winchelsea beaches are nearby. Take a walk through Battle Castle, the fire hills of Hastings, or the winding cobbled lanes of Rye. Just across the border of Kent is Tenterden, a town of elegance and has the attraction of the Chapel Down Winery. There are lovely villages and stately homes and gardens near by such as the world famous Sissinghurst Castle, Great Dixter and medieval Bodiam Castle. Take a picnic using the Kent & East Sussex Railway pulled by steam locomotive through the beautiful country side. Unwind the day in the tranquil environment of the cottage with its private meadows, gardens, terraces.

A couple of problems but great overall !

We very much enjoyed our stay at the holly oak sanctuary, however a few things happened to us that were unexpected. Firstly we booked the pirates cottage, however a week before our stay we were contacted telling us there was a problem with booking and were we able to stay in the holly oak sanctuary. This was not a problem however the day before our visit, we were also asked if we could check in 2 hours later, this was a slight inconvenience for us. Both cases were not a huge problem, and we certainly forgot about them when we walked into the sanctuary, the complex is absolutely beautiful, especially the decking with the trees. We did encounter a couple of problems on our stay, however none of them were major at all, and some issues are inevitable. The main issues we encountered were:

•The wifi worked for about 20 minutes every hour, but very poorly.

•The sofas in the lounge area are not comfy, and one of them is a pull out bed and the pole stick out of it, very uncomfortable to sit on.

•A couple of the doors were stiff, and we couldn't get the door leading into the decking to shut and lock so we had to have that in unlocked all night.

• The complex fits 8 but I'm not sure that would be a comfortable fit as there are two double beds and the rest are cots.

The things we enjoyed about are stay were

•biscuits and fresh flowers left for our arrival

•very clean

•great appliances in the kitchen and the bathrooms

•we forgot cooking oil and that was left in the kitchen for us as well as washing up liquid.

•Jim was lovely and friendly

•the grounds are lovely and we got the chance to pet some of their rams and sheep.

•overall very cosy and great heating and bedding.

We will happily stay again.

Wonderful woodland cottage made for a enjoyable get-away!

The cottage is spotlessly clean, very cosy, private and peaceful.

There were lovely fresh flowers on arrival which was a nice touch. Superb Bed and bath amenities

Enjoyed, homely evenings watching our much-loved movies

The balcony is wonderful, you can watch nature go about its business during the day, and at night perfect for star gazing (weather permitting) - you’ll be surprised how many stars, Galaxies, satellites and spent rockets you’ll see...

Fossil hunting at local beach was great fun too (check for low tide times)

We ate out, on several occasions in Hastings; you must try , Maggie's Fish & Chips restaurant.

The track leading down to the cottage is narrow and bumpy, however we negotiated this on 8 -10 occasions in an old focus during our stay, just drive slowly- 5mph and you’ll be fine- I even had a wild rabbit cross the track – Fantastic!

The house has no mobile phone signal coverage; however we had adequate broadband and wifi service.

Peaceful place to stay and getaway from it all

We thoroughly enjoyed our stay at Pirates lookout. Very clean and tidy with plenty of fresh towels and s real homely feel. There were fresh flowers in every room. There was everything we needed to make us feel at home. The surrounding countryside was beautiful and we enjoyed a few walks around the fields, the children particularly enjoyed visiting the sheep and pigs. We also made full use of the tennis courts. The drive up to the cottage is extremely bumpy but this just added to the feeling of the place being very well hidden away. We all would love to go back and visit again.
