My wife and I enjoyed our stay at Barn House Cottage. It's in Belaugh, a tiny village close to Wroxham in a wooded valley leading down to the River Bure. It is just about possible to holiday here without a car as there is a station at Wroxham and Belaugh is accessible by taxi (or water I suppose) from there, but a car makes everything much easier.
From the cottage, access to the river is by a short walk along a footpath which starts just opposite. It takes maybe 3 minutes and there's a small grass staithe (a mooring place) plus Belaugh Boatyard, which rents out day boats in the season, but not much else - there is no shop in Belaugh. However, another footpath from outside the cottage leads to Coltishall, a pretty village with pubs and shops, one of which is very well stocked and is about a 25 minute flat walk across fields. Coltishall also has an extensive staithe but no boatyard. Wroxham is a few minutes by car with its major boatyards, eateries and its complex of Roy's shops.
The cottage is a wing of a much grander barn conversion and was once another farm building. It's airy and spacious inside, comfortable and well-equipped. We found it very clean with plenty of everything in the cupboards. The heating and hot water are good and share a combi boiler with the main house. The bathroom has a very good shower but there isn't a bath.
There's a large lounge/diner/kitchen and a double bedroom which is a decent size.
The electrical appliances are quite old but work OK. The settee and double bed are both comfortable. The TV has freeview and a good picture with HD too. There is a good and quite fast wifi connection but virtually no phone signal in the cottage, nor in the lower parts of Belaugh itself. I had to go up to the (elevated) church in the village to find a good phone signal.
Outside there is a pretty garden with bench, table and chairs. There's also a gas barbecue available.
Barn House Cottage lived up to its HomeAway description and we found it an excellent place for an away-from-it-all holiday. Thank you to Catherine, our hostess.
