Overall good. I like Tivoli Gardens and have stayed here before - most of my Manila friends stay here.
The good points - everything that was advertised was there. The TV and wifi worked fine. All the kitchen utensils including gas in the gas cylinder for cooking.
The not so good is that the apartment needs some maintenance; The AC leaks a lot more than AC units usually do (it floods the balcony if you don't keep emptying the bucket). The hose under the sink became detached and flooded the kitchen floor so it needs a hose clamp for proper fitting. The table legs need repairing as it is about to fall over and difficult to sit and eat dinner. A better blanket and spare sheets & pillow cases for the bed would be better but we brought our own spare blanket.
Arad advised me I would need ID for registering for the pool usage and I thought that it meant I had to show ID or give a copy - but when I arrived (Marian, Arads assistant) told me she was keeping my ID until I leave! It was lucky I had my drivers license spare because I would not be giving away my passport. Its the first time I have ever been asked by a host to keep my ID for the duration of the stay.
Other than these little surprises I would still rate the stay in the unit as good.

Thank you for your kind hosting of us, Dev. You were responsive, accommodating and attentive throughout our stay... As a result, we have enjoyed our stay.
Communications were somewhat challenging however with Admin staff onsite. I found this to be common with properties that are not set up as condotels as residents are often concerned with outsiders. I myself have a property, that though is not rented, every time I have family and guests in the unit, the building managers are often leery of occupants thus creating an air of discomfort for guests. We understand their concerns thus it remains a constant challenge to remedy the situation. Strained conditions are best alleviated by open communication and thorough orientation but motivations from both sides need change. I believe there is always a win/win approach. Property managers and admin staff should embrace the concept that residents and guests can harmoniously co-exist and still effectively assert and enforce policies, not passively and aggressively; if the goal is to avoid unnecessary tension between guests Admin staff; especially when there is a language barrier. Overall, we believe the breakdown is in communication. We have learned important lessons here during our stay that gives us food for thought on our next trip.
The unit is well located within the property, air-conditioned, well furnished and supplied with the necessary items for a longer stay; the water supply and the wifi is a plus++ and were much appreciated. Bed sheets were clean and smelled fresh! The view of the pool and sports court from the unit make the studio feel larger and spacious. If I may add, a floor fan should be added to enhance the effectiveness of the existing AC.
I’d be remiss if I didn’t mention what a pleasure it has been working with you directly. You are most gracious and I relate to you well even if just through email and texting. I cannot say enough for the wonderful security staff. They have been most helpful and their presence provided us peace and much comfort throughout our stay. Isaac is outstanding, personable and performs his role well for the building and the community! The grounds are meticulously maintained by hardworking gardeners; such a breath of fresh air.
