Wonderful cottage, delightful hosts

My wife and I spent a week in early April at Villa Carolina and it was a perfect situation for us, as it would be for two couples or a small family. The cottage is exactly as described in the listing and by the other reviewers (the one difference being that any references in the reviews to a "small" kitchen are now outdated because Carol and Mel have just completed a full renovation that substantially expanded and completely modernized the kitchen, which is now one of the highlights of the cottage). In addition, Villa Carolina is spotlessly clean and fully furnished with every appliance, utensil, guidebook, etc. you could possibly want. We only used the bed in the master, but it was quite comfortable. Both bedrooms are spacious and well furnished and the larger of the two bathrooms has a very large shower. The living area was very comfortable and we enjoyed the fireplace at night. Since it was early April, the pool wasn't open (and it would have been too cool if it had been), but the pool area was still quite pleasant with beautiful views and fruit trees in bloom and we spent a fair amount of time there, enjoying a drink and the sunset after a day visiting local sights. In the summer you would probably spend most of your time by/in the pool and on the porch, and both locations are amply furnished and very comfortable. Carol and Mel are excellent hosts, extremely friendly and informative and always available without being at all intrusive. Carol in particular treats this as her job, which I mean in the most positive way, i.e., that she is extremely solicitous of your comfort and enjoyment while you are there (her welcome basket is mostly homemade and very generous). As noted by other reviewers, the location is excellent, a little off the beaten path (although very easy to reach) so it is quiet and uncrowded, but close to a good grocery store and a nearby highway that provides quick access to beautiful hill towns in Umbria and Tuscany. We have stayed in many HomeAway/AirBNB properties and this is one of the very best, a great combination of a comfortable, well-furnished home in a lovely setting and helpful, charming hosts on-site. It was a perfect place for our slightly off-season stay and would be even more delightful later in the season when the pool is open. Idyllic, blissful Umbrian holiday

I cannot recommend highly enough a stay at 'I Tre Cipressi'. We took the whole family in the summer, so 10 of us in total. The house was so well appointed; spacious enough for everyone to find their own spot if necessary, yet inclusive enough for us all to come together at meal times or down by the pool. The poolside wifi was a huge hit, as was making our own pizzas, which provided so much entertainment, we fired up the oven two nights in a row! We also did some exploring by day, with trips to Todi, Orvieto and Deruta (for ceramics), all a comfortable drive away. Lazing by the pool, we never tired of the amazing views, which unfold in every direction. During the evenings we chose to relax at the house, cooking amazing local produce, supplemented by the most delicious fresh fruit and vegetables from the house’s very own kitchen garden. One day we walked from the house up to Monte Castello di Vibio for a truly memorable lunch, with views back across the valley to the house – breath-taking in every sense – as it’s quite an ascent! If you are looking for an idyllic, blissful Umbrian holiday, then this is most definitely the place for you. The house is spotless, equipped to a very high standard and very well maintained. The owners provided a wealth of local information which greatly enhanced our stay. We enjoy it so much, we will be returning for a third time this year.
