The Villa was exactly as described and excellently presented throughout. Located extremely close to theme parks, restaurants and shops. Close enough for ease of access, far enough for privacy and relaxtion.
Property well maintained and excellent communication with the owner.
I would happily recommend this property to friends and family.
The Universal Studios Halloween Horror Nights were amazing and cannot be recommended enough to families with teenagers or young adults.
The weather was also at a record breaking high for those wishing to relax, tan and avoid the hustle and bustle of the popular theme parks.
Property well maintained and excellent communication with the owner.
I would happily recommend this property to friends and family.

We had a wonderful 2 weeks at Ros n Terry's villa. The villa was lovely, spotless and super comfortable, exactly as described.
The booking process and subsequent departure pack were excellent and Ros's attention to detail helped us to have a fantastic relaxing holiday.
We would definitely recommend to friends and family.

This was our tenth visit to Florida so you could call us experienced Orlando holiday makers ! We chose this villa due its location and the reputation of Cumbrian Lakes. We weren't disappointed !
The villa is in an excellent position on the gated complex at Cumbrian Lakes. The rooms were spacious and well furnished. It had all we could ask for. The swimming pool was in the sun from 8.30 in the morning until late afternoon and was ideal for relaxing after a busy day at the parks. It was a short drive to the local Walmart and a good mix of resturants. The 192 was only 5 miles away and you were in the heart of Kissimmee.
The Cumbrian Lakes complex is very clean and well maintained. It was very quiet and peaceful and the other tourists and residents were very friendly.
The drive to all the Disney parks was simple and straight forward. Within 15 minutes we were in the Disney parks. The I 5 interstate is easy to find and from the villa you have easy access to the other attractions Orlando has to offer.
We have stayed in other villas in the Orlando area and all have been excellent but this one is my favourite.
Why ?, it wins on location and easy access to shops and attractions. The position of the villa is excellent with the pool catching the sun all day. The complex is safe, clean and friendly.
We loved our holiday to Florida this year. I hope we have the opportunity to stop at this villa again.

It's lovely to hear your comments regarding Cumbrian Lakes as all the home owners work together to keep standards high in the hope that our guests return again and again to enjoy the complex. We often get asked about the position of the pool in relation to sunbathing and even though it is not true south facing, the pool and deck does enjoy the sunshine all day whilst the outdoor eating area is mostly in the shade - so the best of both worlds! It's also great to hear that such experienced Orlando visitors gives it the thumbs up for it's location!

Excellent place for visiting Orlando theme parks

We really enjoyed our stay at this villa.
Everything worked as planned. The place was tidy and properly prepared. The administrators left us a couple of complementary snacks and drinks to welcome our stay, a nice touch after a long trip.
Comfortable beds, properly working batrooms, well stocked kitchen.
The few items that had to be adjusted were solved promptly. One was the availability of the wi-fi password: We had to call to get it, since we couldn't check it by email (it was sent at our arival by email but no way to check it without wi-fi). The other one was the pool heating schedule: As of regulations, pool heating is limited from 9 AM to 5 PM, all times when we were at the parks. We managed to solve it by covering the pool during the day and decovering it during the evening.
We strongly recommend this place.

We have just arrived home from our holiday in Florida feeling a little disorientated with time difference but we had a fantastic time. We had some bad weather at the beginning with Issaac but it soon brightened up and we enjoyed the sun. Thank you for letting us have the use of your villa we all thoroughly enjoyed it and although we were out busy for the week, it was lovely coming back to at night.

This was our first family trip to America so real 'newbies'. Directions to property excellent. Villa clean and contained everything necessary for a fun family holiday. Would have to agree with previous reviewers that an address for the nearest Walmart would have been a huge help. We hired a sat nav but it stopped working. The Walmart is not easy to find and after a 21 hour trip with three children fresh fruit etc was a must. The Welcome Pack was all non perishable goods and although very thoughtful an address alongside the goodies would be most appreciated.
We all loved the pool and found it so relaxing after a day at the Parks. Although clean when we arrived it didn't seem to be cleaned during our stay which was over 2 weeks. It wasn't very pleasant at the end of the holiday.
I would have also liked to have had cleaning materials available. I couldn't find any in the house and didn't want to pay for a cleaner to come in half way through our stay -- I couldn't even find a mop and bucket, an essential for cleaning up spills.
I chose this villa because it was decorated to a very high spec. The area is quiet and safe and it was central to all the Parks. The facilities are excellent. A good family home to be enjoyed by all.

Owner's Response: Thankyou for your review, it has been really helpful to improve our service to future guests. We now include a map and directions in our departure pack to both Walmart and a petrol station closeby (7-Eleven).

The pool is cleaned on a weekly basis and we also provide a skimmer net to remove surface debris which is inevitable in an outdoor pool. It's a morning ritual that my kids love to do before a swim....
Thank you so much for thinking about cleaning whilst on holiday but we advertise as a self catering villa and therefore do not provide cleaning products apart from a small amount of washing up liquid and a couple of dishwasher tablets. As you mentioned, cleans can be arranged mid stay at a reasonable charge and this is the best way to remove any risk of accidental damage to the villa fixtures and fittings. I'm sorry you didn't find our mop and bucket, again a quick call to our caretaker would have resolved this.
Once again thanks for choosing to stay at the villa and thank you for the lovely comments regarding the high specification of our home. We try our best to keep eveything in top condition and respond quickly to any problems when highlighted. I choose our caretakers in Florida very carefully and re-assure guests that if they still have a problem after contacting them that I can be called (free of charge) to sort the problem out.

Great Villa

The villa is very nice and spacious and very clean, we loved every minute of it. When we arrived it was late at night so we really did enjoy the refreshments, it was just what we needed.
my daughter loved the pool, she was in it every day.
The directions to the villa that Ros gave us was spot on, we didnt take one wrong turn.
The villa is close to walmart and all the disney parks which is good.
when we got home I relised I had left my sim card for my camera in the villa, so I got in touch with Ros and luckily kat found it and sent it back home to me, which was really great, as I didnt want to loose all the pictures we had taken in the parks, so thanks to kat we have all the pictures now.
Ros was always quick to reply to my e-mails when I had a few queries about the villa.

We enjoyed our stay in the villa, it was well equipped and met all our needs dueing our 2 week stay, the few Items LEDs on our arrivals were much appreciated allowed us to have a welcome cuppa, which was much needed. Would recommend the villa to anyone.
Feed back on booking etc. from owners was prompt and all questioned answered with out problem.
