13 bedrooms, 6.5 bathrooms, sleeps 25-30. Pool, hot tub, tennis on property.
Just minutes from the Village of Southampton and ocean beaches, this nineteenth-century, historic farmhouse has thirteen country-style rooms and six-and-a-half baths with hardwood flooring throughout. A grand living room and dining room are supplemented by a quaint breakfast room, just one of the house's many unique architectural features.
The kitchen connects through French doors to a grand stone patio, which serves as an ideal setting for entertaining and/ or large family gatherings, and is perfect for enjoying the property's one and a half acres. The house also features an all-weather tennis court, an oversized Gunite pool and hot tub, and a large hardwood-frame swing set, set in a private lawn dotted with maples.
The house comes with bicycles, a canoe, and beach supplies. It also comes with linens and all essential kitchen appliances. There are 2 gas grills and 2 refrigerators to accomodate large families.
Maple Shade has been in our family for well over a century. It has been a gathering place for many generations of our family and is now owned/managed by six sublings. We hope that those who choose to visit Maple Shade enjoy it as much as we do and create some special memories for their families.

Now the negatives: The house is incredibly outdated with very a very small kitchen. Lastly, other than one room downstairs, the house does NOT have air conditioning. Also, the house about 2 miles away from the beach, not really walking distance. We happen to have been when the weather was mild, however, if AC is important to you and the weather is above 80 , i would NOT recomend this house.
Overall, we had a great time in southampton and specifically at this house.
However, there's no disputing the fact that the house is old (100+ years) and that it does not have central AC. The lack of AC is usually not a problem as the Hamptons tend to maintain a moderate temperature during the summer months and as there is an excellent cross-breeze throughout the house (plus every room is outfitted with a fan).
With respect to the kitchen, it is true that the kitchen is somewhat small for a house of this size. However, it is designed for hosting large get-togethers. It has a very large pantry, there are 6 burners on the stove, there are 2 refrigerators, and there are 2 weber grills just outside the kitchen. In addition, both the dining room and breakfast room are adjacent to the kitchen.
