GREAT BEACH ACCESS/GOOD FOR THE PRICE

The greatest things about this property are the access to the beach and the wonderful views from rooftop deck. It was a five minute walk to a great beach where we spent a lot of our time. We had a rental and Old San Juan was a ten minute drive. We never tried to walk, but assumed it would be about a 15-20 minute walk. There is fast food also within walking distance, but also a supermarket within a 20 minute drive. All great things when it comes to independence on vacation. We were able to explore Puerto Rico on our own, all while staying in a great, safe location with accessibility to great amenities.

The actual inside of the condo was... okay. The linens, floors, and sofa were only minimally cleaned - it smelled like bleach was just splashed everywhere. We washed the bed linens & towels after seeing hairs on them. On an earlier post, a reviewer said there was stain on the couch and the owner said it was going to be changed in December. We stayed there in May and the same stain was there. Also, we did not feel comfortable sitting on the couch, because it was dusty and not very clean. After washing the bed sheets, we just laid in the bed and watched television from the other room. The picture in the ad seems to be a new couch, but that was not the couch in the unit we stayed in. The water pressure/temp went up and down throughout a short shower, but that can be expected in a building with other units.

We had a rental and were able to find parking each time we left and came back. The worst part of this was getting to the actual unit. My boyfriend and I both have iPhones and, using the address given, were unable to find the unit. We called Martin several times who, due to a language barrier, was unable to direct us from the airport. We had to stop and ask several people and the first neighborhood the GPS took us to was not very great. Once we actually got close to the right place, we had to stop at one of the hotels and have one of the valet men call Martin to get directions in Spanish, so he could then translate... It was very difficult. I would suggest some directions for renters.

Lastly, the deposit reimbursement was two weeks late, without any notification from the owner until I inquired. He was out of the country at the time my deposit was due back. I think if I would have gotten notification that it would be two weeks late, it would have been okay.

Overall, a great experience in PR, with an 'okay' stay at this condo, due to convenience.

Owner's Response: We were disappointed that these guests did not contact us during their stay. If they were not happy with the cleaning of the apartment, we would have had our cleaning service back to rectify the problem. The company we use is normally very conscientious about making sure to do a good job.

The sofa mentioned is now just one year old. Our cleaning service had accidentally sprayed window cleaner on it and the bleach created very small white spots. We ordered a new one but it was delayed in delivery and when it arrived, it was already damaged. We are waiting for another. This is an island and unfortunately some things take a lot longer to accomplish than on the mainland. The new arrival date is expected to be early November. That being said, it is a one-year-old sofa with a few spots.

Each of our apartments has its own instantaneous hot water heater. If there were problems with it, the guest should have notified us and we would have had it corrected.

Finally, we provide every arriving guest with a Google Maps link that gives easy to follow directions to our property (we are only 10 minutes from the airport). Being in a foreign place can sometimes be confusing so we are always available to help navigate guests over the phone. I would also like to add that though Martin is not a native English speaker, he communicates very well with our guests, who have commented on many occasions on how helpful he has been during their stays.

WORKED FOR US!

The property definitely served it's purpose. It was clean, easily accessible to downtown San Juan, had a washer/dryer(which is a huge plus!)...We didn't spend too much time in there, mainly to sleep, but it was quiet at night. The price is perfect for what we used it for. Martin had the keys ready for us on time and was available to answer any questions we had over text. Would recommend this property to anyone looking to immerse themselves into the PR culture.

VERY CONVENIENT LOCATION WITH ADEQUATE FURNISHINGS

It was difficult for me to assign a fair rating since there was were some differences between our expectations and reality. That said, I thought I would provide feedback on our experience.

On the plus side, the apartment is located very close to the hub of Old San Juan which made for easy trips there for sightseeing and dinners. We found the WalMart located roughly 20 minutes drive away to be the best place for groceries including a deli for sandwich meats and cheese. If you do not have a car rental, the Walmart is probably not an option.There is, however, a Supermax grocery chain store in Old San Juan.

We found the apartment to be very comfortable but, it would have been helpful if Martin, the property manager, had provided more initial information regarding operation of the overhead fan lights and the fact the entrance door had a latching problem which prevented us from being able to exit the apartment on the day of our arrival. This problem was apparently previously known as the door was replaced the next day after we arrived. If you do have a car rental, parking on the street adjacent to the apartment is problematic during the day as it is used by businesses in the area. However, at night there was plenty of available parking spots. There also seemed to be a very limited supply of hot water for the shower regardless of the time of day we took showers. On a lesser note, it would have been nice if there had been trash containers provided in the apartment. We ended up using grocery plastic bags for trash in the bathroom and kitchen.

Owner's Response: We are disappointed that this guest had expectations we could not meet. We are not sure what those expectations were. Our HomeAway listing and webpage have comprehensive information including photos of all of our apartments and a map with our exact location and proximity to the closest attractions. We also maintain extensive communication with our guests before and after they complete their reservations and encourage then to ask any questions they might have, so that their expectations match what we are able to offer.

Regarding operating lights, Martin, our person in San Juan, is available throughout our guests stay to help with whatever they need. If this guest would have called Martin, he would have quickly solved this issue for them.

All of our guests are aware that we do not have off street parking, this is very common in the San Juan area. Parking on our block is free, and is generally easy. The one exception is occasionally at lunch time, when we could get the overflow from the only business located on our block, a hamburger place nearby.

All of our bathrooms have trash containers. We intentionally do not have them in our kitchens. We are in a tropical zone which means there are many insects that we do not want to attract to our property. We prefer our guests to dispose of garbage on a daily basis. But after reading this guest’s review, we have decided to add a small container suitable for one day’s worth of garbage.

All of our apartments have cisterns and water pumps to ensure water pressure, and instantaneous water heaters, so there should not be any shortage of hot water. We will have the plumber check this apartment, to make sure that the plumbing is working properly.

We pride ourselves in maintaining our property to a very high standard and we appreciate our guests’ feedback.

WONDERFUL EXPERIENCE!

We truly enjoyed our stay in San Juan Puerto Rico! we chose this vacation condo rental and it was perfect. it was clean comfortable felt like home and perfectly located in between Old San Juan and Condado. Martin helped us to get settled in comfortably. We were able to buy groceries from a grocery store 1 block away and enjoyed grilling salmon and jerk bbq chicken on the rooftop deck. There are plenty of restaurants in the neighborhood in addition to venturing out into Old San Juan to appreciate the old world charm, eating authentic PR cuisine, sightseeing at San Juan Historical Site (Castillo San Felipe del Morro) or just having a great time at Escambron beach, or going into Condado for more beach, restaurants and fun. We highly recommend this vacation condo rental. We will be definitely returning to San Juan in the near future, this is the perfect location to enjoy.

WE WILL BE BACK!

My wife and I recently stayed in this one bedroom condo located on the outskirts of Old San Juan. We arrived about an hour and a half later than expected due to a delay with our flight. Martin, the caretaker, went out of his way to make us feel at home. The apartment was nicely furnished, comfortable and as advertised close to the beach. There are a number of restaurants nearby including a popular hamburger place, Mexican, Chinese and of course Puerto Rican cuisine. We found the location was perfect for getting into and out of the Old City without getting into a traffic jam.
Martin was very helpful with getting us hooked up to the wireless internet system and was always available to answer questions or to give directions.
We would definitely recommend this place to anyone that wanted to be centrally located to Old San Juan and still wanted to be near the beach. Playa Escambron was a great place to hang out.

NO-FRILLS, BUT DECENT

The apartment is decent, although not everything is as "brand new" as advertized. (For example, the couch had some stains; the ceiling fan was making loud scratching/clanking noises unless set on the highest speed; there was something wrong with the kitchen tap as it was spitting the water all around). Everything is very basic (the bedroom doesn't even have a night stand, there is no comforter just a thin sheet). There is a roof terrace from where you can glimpse the sea, but the terrace itself and its surroundings are not very inviting or well-maintained. The neighbourhood may be safe, but it looks pretty shabby and rough, especially in the evening. Martin was friendly and helpful, but we could never reach him on the phone after the check-in. The room was not ready on time, we had to wait until 5 pm, although the check-in time is supposed to be 3. The good thing was the beach and Luis Muñoz Rivera Park nearby (the park is very cute - check it out!).

Owner's Response: Our primary goal is to make sure that all of our guests have the best possible time while staying with us. We are very disappointed that this guest did not have the experience that she was expecting. We pride ourselves in maintaining our property to a very high standard. Being in the tropics, sometimes that is not an easy task. Our cleaning service, by accident, sprayed glass cleaner on the sofa in this apartment and the bleach in the cleaner has stained the sofa, not a big stain, but one that is noticeable. A new one was ordered in December and is expected to arrive by the end of next month. We encourage people considering our property to read all of our reviews. You will find that Martin, our person in San Juan, goes out of his way to be helpful and is readily available to our guests. We do have some problems with phone reception on the island, but when that happens, texting solves the problem. We hope you will give us the opportunity to show our hospitality.
