Great Rental

This apartment is adorable and perfect for a couple. It is conveniently located about halfway between Old San Juan and Condado. Free parking on the street was never a problem. The apartment was clean and well stocked with basic kitchen supplies. We would absolutely stay there again!

Nice Small Apartment

We enjoyed our stay here, it is what we expected. The apartment was clean, and matched the pictures pretty close (there are actually two apartments that have the same but reversed floor plan).

Martin was great! Very helpful! Let us know 100% if there was anything we needed to let him know!

Pro:

-Martin - Apartment Manager - he was great! Gave us food recommendations and could call or text him to get any answers we needed

-Walking distance to a great beach (not a tourist beach, more a locals beach with clear water and lifeguards on duty!)

-Walking distance to El Hamburger (great local non-touristy fast food place)

-Clean Room

-Nice Balcony - (no shade during the day anywhere though)

-Parking on the street was easy. Never full!

-Internet was fast and good

-We had no couch issues that people mentioned before, it was comfy and clean just like the rest of the apartment!

Con's

-Not really walking distance to Old San Juan, but we had a rental car so it was not bad. Parking in Old San Juan is $4 in a parking garage near Racies (great recommendation from Martin) and $2 if you park at the garage by the fort!

-Location is not in a touristy area which is good and bad. Anywhere you want to go for the most part you need to drive. I am from Texas, if its not 100ft away we drive anyways so it worked for me.

-Bed in the bedroom, was very lumpy and uncomfortable. Just seemed really cheap. I wont miss that bed!

-The 3 Artwork pieces in the bedroom which can be seen in a picture was odd....kinda weirded out my wife!

Overall we are very pleased with our stay!

9 San Juan Bautista

Absolutely minimal! Lumpy bed, no place to sit. "Couch" in front of TV very uncomfortable. Very low water pressure and absolutely minimal and unreliable supply of hot water. Constant noise from courtyard and adjacent apartments, esp. during a music festival. Although advertised, there was no beach up the block. The nearest, and minimal, was about .5 miles away. The built in microwave didn't work so we were given a small countertop one that took up valuable, limited space. The terrace was essentially a tenement rooftop with a glimpse of ocean. At times, we wanted to open the windows, but the smell from the nearby Hamburger place was too pervasive.

A bright spot was Martin, who did what he could and was very responsive and pleasant. The location was good with respect to Old San Juan and the availability of public transportation.

In all, it came across as an unfinished space that was minimally furnished so as to be able to rent. We would not go back nor recommend it.

Owner's Response: Clearly this guest was not happy with our property. The furniture pictured in our listing is the same that he found upon his arrival. The microwave was immediately replaced with a new one once we became aware of the problem. Please read other guests' reviews about the comfort of our accommodations, proximity to the beach and private roof top terrace. We take pride in maintaining our property and providing the best possible experience for our guests. Please make sure to ask questions before reserving with us. We have found that the few negative reviews we have received usually are from guests with unfulfilled expectations.

“Incredible stay!!”

Everything was to our satisfaction! The location is great! only 5mins drive to old san juan. The place was very clean and comfortable it was way better than what we expected it to be. I would recommend it to anyone. The caretaker Martin was very friendly even though we never met him in person.

Just what we needed (DC guest)

Clean and bright, cozy and quaint. It's true that it was not fancy but this is not a hotel- going to Puerto Rico is about exploring the island and relaxing on the beach not staying cooped up in a room. At night we were comfortable! You don't need a comforter/duvet in 85° Weather (for that guest who complained about it). The air and fan worked. (True at certain speeds it was loud) but IT WAS cool and comfy inside. We had no trouble with hot water in the shower.

The rooftop was a rooftop not the Babylonian gardens. It was a nice view early morning. Sure it would have been nice to have a lounge chair up there but for the price we paid it was MORE than expected. I usually stay at 3-4 star hotels but this was perfect.

Martin was VERY friendly and available but we didn't need any help since we are regular visitors to PR. IN FACT, my only concern (if that) were some

Of the locals trying to hustle a dollar or 2 to save parking spots. If you're not used to it, it may intimidating but the reality is it's just a normal nuisance- I gave the the guy 10$ and he watched my car all week. My companion would have preferred not seeing him but she had never been to PR before.

The condo itself was great- I wouldn't plan on coming back late into the night bc it is a quiet street - but for normal visitors who want convenience and are not concerned with a few locals lingering then it's perfect.

Great Beach Access/Good for the Price

The greatest things about this property are the access to the beach and the wonderful views from rooftop deck. It was a five minute walk to a great beach where we spent a lot of our time. We had a rental and Old San Juan was a ten minute drive. We never tried to walk, but assumed it would be about a 15-20 minute walk. There is fast food also within walking distance, but also a supermarket within a 20 minute drive. All great things when it comes to independence on vacation. We were able to explore Puerto Rico on our own, all while staying in a great, safe location with accessibility to great amenities.

The actual inside of the condo was... okay. The linens, floors, and sofa were only minimally cleaned - it smelled like bleach was just splashed everywhere. We washed the bed linens & towels after seeing hairs on them. On an earlier post, a reviewer said there was stain on the couch and the owner said it was going to be changed in December. We stayed there in May and the same stain was there. Also, we did not feel comfortable sitting on the couch, because it was dusty and not very clean. After washing the bed sheets, we just laid in the bed and watched television from the other room. The picture in the ad seems to be a new couch, but that was not the couch in the unit we stayed in. The water pressure/temp went up and down throughout a short shower, but that can be expected in a building with other units.

We had a rental and were able to find parking each time we left and came back. The worst part of this was getting to the actual unit. My boyfriend and I both have iPhones and, using the address given, were unable to find the unit. We called Martin several times who, due to a language barrier, was unable to direct us from the airport. We had to stop and ask several people and the first neighborhood the GPS took us to was not very great. Once we actually got close to the right place, we had to stop at one of the hotels and have one of the valet men call Martin to get directions in Spanish, so he could then translate... It was very difficult. I would suggest some directions for renters.

Lastly, the deposit reimbursement was two weeks late, without any notification from the owner until I inquired. He was out of the country at the time my deposit was due back. I think if I would have gotten notification that it would be two weeks late, it would have been okay.

Overall, a great experience in PR, with an 'okay' stay at this condo, due to convenience.

Owner's Response: We were disappointed that these guests did not contact us during their stay. If they were not happy with the cleaning of the apartment, we would have had our cleaning service back to rectify the problem. The company we use is normally very conscientious about making sure to do a good job. The sofa mentioned is now just one year old. Our cleaning service had accidentally sprayed window cleaner on it and the bleach created very small white spots. We ordered a new one but it was delayed in delivery and when it arrived, it was already damaged. We are waiting for another. This is an island and unfortunately some things take a lot longer to accomplish than on the mainland. The new arrival date is expected to be early November. That being said, it is a one-year-old sofa with a few spots. Each of our apartments has its own instantaneous hot water heater. If there were problems with it, the guest should have notified us and we would have had it corrected. Finally, we provide every arriving guest with a Google Maps link that gives easy to follow directions to our property (we are only 10 minutes from the airport). Being in a foreign place can sometimes be confusing so we are always available to help navigate guests over the phone. I would also like to add that though Martin is not a native English speaker, he communicates very well with our guests, who have commented on many occasions on how helpful he has been during their stays.
