VILLA ISKENDER is ideally situated in a quite street less than 10 mins walk into town.Our large villa & its surrounding grounds make an ideal setting for family groups or friends sharing, this exceptionally spacious self-catering villa has been built over 3 levels. The ground floor has an open plan kitchen and comfortable dinning and seating areas, with music, TV, cable & DVD's. There are 5 large double/twin bedrooms, 4 bath/wet rooms (2 en suite).

There are also 2 guest beds that can be added to the top floor room increase the Villas occupancy to 12.

The huge roof terrace has seating to maximise socialising & stunning sea views.

Each room is stylishly furnished and has air conditioning, & terrace or private balconies.

From the ground floor of the villa you can access the shaded garden with its stone built BBQ and vast terrace where there is comfortable relaxing seating and shaded dining for 10/12 in all 3 areas. The villa boasts yet another separate terrace with its large pool and lounging area making VILLA ISKENDER an ideal holiday rental for sharers, groups & large families

Flights to Dalaman or Antalyiia: Charter Flights to Dalaman are available from most UK airports. see travelsupermarket.com or similar for availability and rates. Schedule flights from Easy Jet to Dalaman & also British Airways and other European cities often fly into Antalyia - which has a longer transfer time.

£10.00 entry visa's are obtained when landed, they are valid for 3 months.

Transfer: The Transfer time from Dalaman to Kalkan is approx 90 minutes, we can supply the name of the transfer company we use, and you can book your transfers directly with them.

Why Sarah Matthews chose Kalkan

Why this property? We are greedy & it offered the most space inside & out! It has a garden which is rare in Kalkan, & lots of separate terraces where we can choose to all be together, or have a bit of privacy. It could the needs of all members of our extended family, from those with toddlers (the pool is safely separate from the main terrace), through teens (They can hang out with us, or use the roof or other terrace when they want their own space) & on to the OAP's (a ground floor bedroom minimises the stairs).

We are also lazy & its an easy walk into town.

We think it on the best side of the bay, as the sun comes up early in the morning & thankfully dips behind the headland early evening when you are in need of some much welcome shade.

What makes this villa unique

Foozeball, basket ball, lots of space, surrounded by olive groves which means we are not being overlooked (which is a big problem for a lot of property in kalkan).

The historic town of Kalkan is situated on Turkey's gorgeous Lycian Coast and was once a simple Turkish/Greek fishing village. It 's ideally situated for those wishing to explore the ancient landmarks of the Lycian Way and the medieval towns of the Taurus Mountains or to visit the beautiful unspoiled coastline at Patara Beech where white sands stretch for over 8 miles & turtles come to nest.

Today's Kalkan is still quietly sophisticated and postcard pretty with a multitude of excellent roof-top restaurants, mainly looking out over the beautiful harbour, offering all manner of culinary delights to cater for any budgets, together with a good selection of stylish and atmospheric blues and jazz bars.

The villa is well located close to the town school so it is not off the beaten track, it is close enough for an easy stroll into town and by the market, but you may prefer to taxi back as the teraine in Kalkan is hilly there are still many dirt track roads.

    You can make a reservation by telephone or e-mail; this will be held for 7 days. Please print off and sign the booking form and return it within 7 days with a deposit of 25% of the total rental to secure your booking. THE DEPOSIT IS NON-REFUNDABLE IN THE EVENT OF CANCELLATION. Please ensure holiday insurance is obtained at the point of booking. We will confirm the booking in writing as soon as possible after receiving your booking form and deposit. Only on receipt of this confirmation by you will the booking be treated as confirmed. Full payment of balance must be made 8 weeks before departure
  • The Villa is suitable for children it has a lot of space and private pool . Please note - it is normal in Turkey for pools to have no shallow end, so non swimmers should be accompanied at all times around the pool For very young children, paddling pools are available cheaply from the local shop & can be placed in the garden & filled daily.
    The villa is also ideal for sharers with large communal areas & also many private areas for those who may need their own space from time to time.
    There is a non smoking policy inside the villa but there are places to smoke outside on the terrace.
    The villa is cleaned with linen changed once a week.
    The location of the Villa (near to the local school) is quite central with a 5 minute stroll to closest restaurants & shops or 10 minutes into the centre of town, A car is advisable if you wish to explore the area.
  • Security deposit - A £250 security deposit must be paid with the final balance payment to cover any breakages damages or incurance of extra cleaning. This will be returned to you within 2 weeks of your return, less any appropriate deductions.

  • All bath and shower rooms have been tiled throughout and have modern fixtures and fittings. There is an automatic washing machine with instructions for use located in the top floor shower room adjacent to the roof top room and a clothes horse & drying lines are available on the roof terrace. Bath and hand towels are provided and these are changed during your stay we also provide a pool towels for your use and this can be washed as necessary during your stay.

  • Each bedroom is air conditioned and has been tastefully furnished with local furniture, the cooling ceramic flooring and soft furnishing gives an air or tranquility to these rooms. Bedrooms all contain a hair dryers and they are fitted with a safe for your security.. Bedroom 1 is located on the ground floor and has its own wet room. There are French doors opening out to a seated area. The master bedroom and 2 twin bedrooms on the first floor all have private balconies with fantastic sea views. The Large 5th bedroom is located on the 3rd floor and can be configured as a twin or large double. It has a large adjoining wet room which also houses a laundry area with automatic washing machine, iron & ironing board. Access to roof terrace. 2 of the twin rooms can be configured as twins or King size doubles. A cot can be easily accommodated in the master bedroom or bedroom 5 without compromising space.

Notes: The open plan design of the living space in this villa works extremely well. The kitchen is equipped with everything you need although the restaurants are all so excellent (with some delivering to the Villa) you may need some persuading to cook! A BBQ is also available There is a supermarket close by. A daily market of fruit, Veg & fish takes place in the village. The Villa is also located near to the weekly market place, The living area has panoramic views of Kalkan. There are two lovely comfy sofas and plenty of space to sit and listen to music (please bring your IPOD's as there is a connection cable to the system. You can watch DVD's on the TV there are a selection available in Villa or easily & cheaply purchased locally). There is cable accessing many English speaking chanels , wireless broadband has recently been installed. There is a phone for local calls & apay as you go local mobile phone programmed with useful numbers,

Highly recommended villa in a great resort

Great villa: high quality, loads of space (inside and out), nice pool. Resort was well suited to us (a mixed group of friends in our early thirties) - plenty of restaurant choice, bars and even the odd dance floor! Hunkers served great kebabs and traditional food, but advise a wide berth around Oscars - school canteen-esque.

Prices were higher than elsewhere in Turkey - a notable ex pat community may contribute to this - but not exorbitant.

The step hills of the resort might not suit everyone but taxis are plentiful and an opportunity to get day trip recommendations from locals. We hired a driver for the day to take us to Saklikent -to be highly recommended - and we even got some other sights thrown in.

All in all, lovely holiday, would definitely return.

Our two families had a wonderful week at Villa Iskender. We found the villa beautiful and comfortable, with everything we needed. There was plenty of space for 8, and everyone (teenagers and adults) enjoyed themselves hugely. Kerri was really helpful, gave us some great tips and sorted out our one very minor problem with the air conditioning straight away. We also loved Kalkan and were really delighted we had chosen this part of Turkey and this villa for our holiday.

What a great holiday experience! We arrived late in the evening at Dalaman to be be met ,as promised, by the recommended taxi company with a safe vehicle and driver. On arrival at the villa, the local agent was there to greet us,show us round the villa and explain the technology, including the alarm system. His English wife (Kerry) called the next morning to check we had settled in, answer any questions and make sure we had their mobile numbers in case of an enquiry.
The Welcome Pack was generous and indeed welcome.
The villa was extremely spacious and well equipped inside and out.The multi layering of outside areas,the private balconies and the provision of optional shade outside gave everybody their own perfect space.
Kalkan was a delightful town with many excellent bars and resteurants and a lovely market with local produce and spice stalls.
Highly recommended! We hope to return

Kalkan and Villa Iskender- a wonderful combination

This was our first trip to Turkey, travelling with a large group of friends of mixed ages. Our transfer from the airport to Kalkan was smooth and hassle free, thanks to the local driver recommended by the owners. Turkey is beautiful and Kalkan is hospitable and sophisticated but the real high point of the holiday was the beautiful Villa Iskender.

The accommodation is spacious and clean and has been tastefully furnished to a very high standard. There are enough facilities for everyone to feel comfortable and to enjoy their own space when they wish. The kitchen is well equipped and the aircon throughout is effective and very welcome! The various outside areas are fabulous and include a large panoramic terrace perfect for breakfasting, a casual seating area surrounded by a lovely garden, great for evening drinks and a roof terrace for lounging, with more spectacular views of the bay. Last but not least the pool is well maintained with plenty of sun beds for all.

Access to the town and its many excellent restaurants is easy, more or less straight down hill and taxis are plentiful if you don’t fancy the climb back up. We definitely intend to return to Kalkan and the wonderful villa Iskender and would recommend them both to everyone.

Amazing, thought you knew Turkey ...think again!

As a family we have been to Turkey many times before and have always stayed in the main tourist resorts and in top-end hotels. This was our first time renting a villa and doing our own thing in Turkey. I am very pleased to say that the Villa Iskender did not let us down in any way and deserves its 5-star rating & believe me I'm very fussy!!!

Travelling with friends (complete with demanding kids, ranging from 8-15 years), the villa easily accommodated our party and provided every luxury we could think of. The pool and pool area were great and the outside dining areas simply superb. Breakfast on the terrace every morning in the sunshine was brilliant and late night drinks on the roof terrace over looking Kalkan harbour superb.

Kalkan itself is very special and so welcoming, a gem off the main tourist track. So many restaurants and shops to distract you on your way down to the beach; or simply stop and have a drink at one of the harbour bars.

We like to try different resorts and to see different parts of a country and tend not to return to the same hotel/resort but will definitely be looking to return - very soon -to Kalkan and Villa Iskender.
