A modern, well equipped 3 bed 2 bathroom detached property standing in a quarter of an acre of grounds, benefiting from a private 9 metre swimming pool all overlooking breathtaking unspoilt countryside and vineyards in a quiet, traditional Bulgarian village. The villa boasts two double bedrooms ( one being ensuite) and one triple bedroom, a family bathroom, lounge area, dinning area, fully equipped kitchen to cater for all guest needs, washing machine, dishwasher, television, stereo, dvd and BBQ. The sun terrace is the perfect place to enjoy alfresco dining and being completely enclosed makes it perfect for families with small children. The swimming pool has graduated steps and sun loungers provide total relaxation for soaking up the temperate climate. The villa is situated in a small village which provides local shops/supermarkets, a petrol station and several cafes/restaurants. if you're looking to get away from it all this villa has it all. we have 2 small kids and found the villa and private pool well set up for family holidaying. very safe, private, quiet, clean and well kitted out.

varna is just a short car journey from the villa which was great when we did want a bit more activity and wanted to do our big food shop
local beach was great and very unspoilt and only about 15 mins away in the car

Families with Young Children,
Whilst the Children became water babies the adults were able to relax on the terrace enjoying the most fantastic views over 30 miles of uninterrupted countryside with the Black Sea in the distance. All located in a nice quiet friendly village with 3 places to eat and 5 shops ( when you have found them) with Mamma Keria the best.
A splendid beach 10min drive away with a great pub serving excellent food (two course meal plus drinks for 7 cost £45)
The location is worth the 20min drive from Varna for the peace and views.
The service pre visit from the owner and attention provided by the management company whilst there took all the worries away.
Everything that you require for a good holiday ia provided including the dishwasher and washing machine with iron and a small amount of toys for young children including buckets and spades.
Don't worry regarding the deposit required for care of the Villa It is returned before departing.
The one small down side is disposing of the rubbish. In Bulgaria there is no home collection and rubbish has to be taken to a town and placed one of many lagre bins provided.

We had a really nice holiday and would go back again! We would certainly recommend the villa to friends too!
However, it was extremely quiet and the restaurants were completely closed down (apparently due to the world wide recession). That didn't deter us; we managed to fnd a small cafe/bar that had a lovely owner. She kept the bar open for us so we could have a meal and drinks (the menu was basic but good!).
A car is highly recommended, although we managed to find a couple of taxi drivers that were recommended by the management company. They were friendly, helpful and very reasonably priced.
The electricity was a pain and it did keep going off. But, I feel it is because the Bulgarian electricity suppliers cannot cope with the demands like the English electricity suppliers.
The swimming pool was lovely and a nice size too. The views from the villa were beautiful and the locals were really pleasant. I do think that there weren't enough sunbeds or adequate seating around the pool though. However, we bought lilos to compensate this.
There were 7 adults at the villa and my husband and I shared the bunkbeds with my 16 year old daughter in the third bedroom. I do think holiday is what you make it! We made it great!!
Bulgaria is cheap, the weather is lovely, what more does anyone want?
I would definitely go back!

The pool was great and the peace and quiet was fine for a few days.
The recommended local restaurant was closed, will it ever open again? This meant a 15 minute drive to the nearest restaurant, where the menu was seemingly from the communist days. There are only so many pork chop and chips you can eat.
The road to anywhere is a nightmare drive, where the local drivers play "chicken".
We had superb weather, but found the villa to be spartan, and the sun loungers were as hard as bricks to rest on. The villa needs a fly screen, otherwise you spend lots of your time chasing/killing flies.
We had our power go off once, and the noise of the plumbing, well!
The nearest supermarket was in Varna, 25 or so minutes away via a motorway link.
Bulgaria is still very cheap, so if holiday spends are key, then it may be for you, but we save all year to have a great night out every night, so for us to come home with money, reflects our holiday joy.
The next door neighbour, was a very friendly and kind man.
A welcome pack would be an enhancement, as we arrived, via British Airways at 22.00.
The price for our week had also seemingly increased by 20% on 2008 prices, who knows why?
We saw the cleaner/pool man/gardener once in two weeks.
There were no local attractions.
If you can make the airport in 20 minutes, then you must drive a very fast car.
We would receommend Bulgaria, but stay in a main resort hotel, and as such, we will not be recommending this villa to our friends.

Owner's Response: Its a shame that the renter found his holidaying experience slightly under par. I find it a little confusing. We always clearly explain the set up and location of the villa to all potential renters.
They are correct in saying it is in a very quiet spot without many facilities immediately on hand. If you are looking for an abundence of doorstep attractions and facilities then orange tree villa does not tick the boxes. Its quiet, private and would suit holidaymakers looking to unwind with the option to pop into Varna for that more hustle and bustle feel.
The recommended restaurant is open but you have to make a booking. If they have no bookings they wont open. It is not the only restaurant in the village. I went to a new one last summer which i found to be very good and had a very extensive menu. They obviously did'nt find it or ask for directions however its located on the main road!
I disagree regarding the villa being sparcly fitted out. It is serviced to accommodate 10 guests. There is everything you would need to have an enjoyable self catering holiday. I have stayed there with another family (4 adults and 3 kids) and we found it more than adequate.
There is a local supermarket in the village. Again on the main road. The renters are correct in saying your larger supermarkets can be found in Varna and this would have been explained to him, but the local one serves all the day to day necessities that you would require - bread/milk/meat/toiletries etc.
Regarding the lack of a welcome pack at the villa on their arrival - this is something that can be arranged, which again would have been told to them, but obviously decided not to arrange.
I believe the rental prices for the villa remains exceptional value for money and is competitive with other similar properties located within the area.
I hope this review does not hinder anyone considering renting our villa. If you have any questions then you simply have to ask. It is not in our interest for anyone to have a bad experience and therefore a unhappy holiday and i simply think that the renters in this situation did not book the right property for their holidaying needs. Their final comment confirms this.
Located just 15 miles from the villa is varna, the second largest city in Bulgaria. Here you can find everything you would expect from a large city. An abundance of shops, restaurants, large supermarkets, cafes, bars and nightlife. The city also has many buildings of interest including museums, art galleries and churches. Varna airport is conveniently only 20 miles from the villa. Your nearest beach is only 10 mins drive away and is completely unspoilt. Sunny beach and golden sands resorts are also within easy reaching distance offering a more commercial feel.
The village of precelsi is quiet and traditional. Local shops cater for your day to day needs including fresh bread, eggs, milk etc.
The villa itself rests on the border of the village boundary overlooking open countryside offering complete privacy and relaxation.
