We bought this apartment because of its location and also its large amount of natural light and the high spec finish throughout. Oak flooring, under-floor heating in the shower-room, built in speakers for the iPod docking station, free Wi-Fi, secure entry system and private atrium area to sit in the sunshine, or the little private balcony off the lounge. We are on the first floor, atrium level and there is a lift. All doors are wide enough for wheelchair entry. The apartment would be suitable for those who have slightly impaired mobility.
The kitchen area is fully fitted with an oven and hob, large fridge and freezer, washer dryer, dishwasher, microwave, and we have stocked it with Raymond Blanc china, Viner's cutlery.
There is a Margiota supermarket (open 7.00am to 10.00pm daily) and an ATM just across the atrium and through the other apartment block. The New Town Deli on the corner serves breakfast from 7.00am, great lunches to take away or eat in. The award winning, 4 star, fish and chip shop “Alba Dora” is just around the corner and the Cuckoo bakery serves the best cup cakes ever.
The taxi rank is also across the atrium, through the next apartment block as are the bus stops if you want to go further afield, or don't fancy walking.

Very modern, clean, well maintained apartment. Quiet surroundings so a good place to relax after a day in the city.
Bit of a walk uphill to the city centre, but there's a direct bus and you can get a taxi for approx. 6 pounds.
Tips for other travellers:
There's a Tesco nearby. The little grocery shop in the street is really overpriced so don't go there too often.

Together with husband John, we have a B&B which has won Five Star Gold Award from the Scottish Tourist Board and Five Stars from the AA with a special award for our breakfasts. We expanded our high standards into also running our two apartments in the city.
Prior to that I had a career as a Trainer and Manager of Quality Advisors for the Scottish Tourist Board, with the responsibility of driving up standards in facilities and services across the whole tourism product.
John is a retired CE of a very well established Civil and Structural Engineering Company in Edinburgh and now is the creative chef in our B&B.
John's hobbies are bee-keeping and curling, mine are singing in a choir and writing, and we both enjoy hillwalking and gardening.
We have a wide circle of friends and just love when they pop in or join us for a meal. We holiday mostly in Europe and the UK and have had a couple of trips to Florida, Canada and South Africa, staying at the best places of course because we never stop learning.
We chose this property primarily for its location. At the foot of Dundas Street it is nicely positioned to cater for a wide range of guests needs. It is close enough to the heart of the city with its shops, bars and restaurants to be reached on foot within 10 minutes. Also within a few minutes walk guests could be enjoying the peace and tranquillity of the Botanic Gardens or enjoying a walk along the Water of Leith. Walking here you would swear you were in the countryside and not the heart of a bustling city. Situated in a cul-du-sac it provides a quiet haven for guests to relax at night. Many guests comment on how quiet the apartment is at night one guest even complained as she could not sleep because she was used to noise at night in her own apartment.
