Large villa sleeping 12 in great comfort, large garden and pool, great views
Casa Cantagallina is a large farmhouse, dating back to the 19th Century, situated in small hamlet located between Chiusi and Lake Trasimeno.
It is a beautiful Villa, built on three floors and restored by the current owners to be a spacious and comfortable family home. They have used mostly original materials and therefore preserved the character of the property while also introducing many modern luxuries including a large contemporary kitchen.
Each floor has been designed to be self sufficient and the owners added large living areas to each floor. This makes the villa the perfect property for large groups of friends or families, ensuring everyone has their own space.
Each floor can be closed off and so if required the property can be rented by a smaller group.
There are stunning views from all parts of the property, looking over Lake Trasimeno and down to the surrounding valleys.
Accommodation: entrance via the first terrace into a large very well equipped kitchen leading to the dining room and spacious sitting room. The sitting room opens to the garden and a beautiful terrace with pergola - used for dining, seating 12 comfortably with a gas BBQ. There is a games room with table tennis, table football. Also a laundry. On the ground floor a bedroom has been adapted for accompanied wheelchair use, with access to a bathroom with shower, which is available on request only.
The first floor is divided into 2 suites. The first has a large sitting room (with TV and comfortable seating) that leads directly onto a beautiful terrace, with stunning views, perfect to watch the evening sunsets. There is a master double bedroom with an en-suite bathroom with bath and a twin bedroom with an en-suite bathroom with shower.
The second suite also has a sitting room with a fireplace, small kitchen and breakfast area. There is a double bedroom and a twin bedroom which share a bathroom with shower.
Top floor, garden and swimming pool: on the top floor there is another comfortable sitting room. There is one double bedroom with an en-suite bathroom and a twin bedroom with shower enclosure.
Garden: the villa has a large open lawned garden, that slopes down the valley with stunning views. There are many shaded areas and lots of space for families to enjoy.
The property is fenced and has a gated entrance to ensure privacy and security and there is plenty of parking space within the property.
A stunning swimming pool is located just below the main house, positioned to enjoy the beautiful views. It is a large 6 by 12 metre pool, with a shallow and deep end , with a diving board and entry steps and surrounded by a stone terrace.
There is a beautiful wooden pergola located next to the pool and numerous sunbeds and tables.
Facilities and services: there is a caretaker who lives locally and speaks English who will assist the guests if required.
Kitchen includes dishwasher, laundry with washing machine. Satellite TV [No Sky channels] with DVD, CD player, iPod docking station, Ping-pong table. Central heating and fireplaces. Fixed telephone line. ADSL internet connection.

We are London-based, one originally from London, one Australian. We kept gravitating to Umbria for holidays and eventually succumbed in the summer of 2000, completing the transaction in November that year. We love visiting small hilltop towns, just watching life go by in beautiful squares or looking at art or eating and trying local wine. And let's be honest, as an Australian living in the UK, I miss summer and February in London is a lot easier if I know I will be in the Italian sunshine in June.

Why Chrissie Todd chose Castiglione del Lago
First, the view. The house is on a hill about 400m above sea level, with views in one direction to Lake Trasimeno (where Hannibal and maybe one elephant fought the Romans) and beyond to the Appenines. On the opposite hills, you can see Panicale and Paciano and a glimpse of Citta della Pieve silhouetted in the distance. We get a great view of Panicale from our shower on the top floor
It's quite a big house, which makes it very flexible for large groups. Our children were still at school when we bought it and we thought of our own holidays with friends and young children and future holidays with visiting relatives, teenagers + friends and older children on their own with their friends and could see that the house was big enough to give everybody privacy if needed while having space for everyone to gather together when they wanted to. This has been tested and it really does work! We've had people revising for exams, writing dissertations and bits of books, or sleeping in one part of the house, while others play table tennis, or cook, or listen to music in other rooms.
What makes this villa unique
We like cooking, so the kitchen is well equipped and there are a lot of cook books and enough plates and glasses for meals for at least 14 (I think our largest was around 18). We don't yet have a microwave, partly on principle, but with feedback we could be talked into it. Amongst the projects for this winter is to add a wood-burning pizza oven outside. There are extensive house notes with recommendations for restaurants, both nearby and in towns within easy reach. There are a lot of guide books and maps for ideas of longer outings and details of activities in the Trasimeno area. For those keen on outdoor activities there is an excellent cycle shop in Castiglione for cycle hire, wind-surfing on the lake, golf about 10k away, a tennis court about 4k away (a couple of not very good rackets in the house).
This section is titled 'unique benefits', one of which is Charles, the keyholder. He is on hand for crises (from power cuts to 'where is the light switch for the barbecue?') and is a font of information about the local area, having lived here since the 1970s. He is English, speaks good Italian and is usually able to help with phone calls for reservations etc.
We like to think that the house is being used when we are not there, but we have done the house for our own use, so we think it has more personality than a hotel room. It's comfortable and relaxed. You might not love every little feature, but we hope you enjoy it during your stay.

We love being able to mix the sense of peace and space at the house with the culture, architecture and food offered in towns like Assisi, Perugia and Orvieto - which are all within easy reach.
