This Georgian flat has an unbeatable location in the centre of Bath with some of the most spectacular views in the world. Commanding an exceptional view over the world-famous Royal Crescent from the front, this spacious 3 bedroom apartment (perfect for 4 or 5 guests) also looks out over the Royal Victoria Park at the back. From the roof terrace you have a unique 360 degree view over the City of Bath and the hills and fields beyond. Awarded 4 stars by the Tourist Board.

This top floor apartment boasts hand-made designer sofas and superbly comfortable luxury pocket-sprung mattresses. A large entrance hall with an enormous pine dresser leads to a dining area in a pretty alcove with a table to seat 5. Morning light floods in from the spacious living room with its large sash windows overlooking the Royal Crescent and Victoria Park. Relax on two generous sofas with a TV with integrated DVD, a library of books and a selection of films to choose from. The Hi Fi system has a dock for your iPhone or iPad and there is a selection of CDs. Plan your visit at a vast desk (which for many years was in the Old Bailey) or contemplate the view from an easy chair beside the window.

The tall and chic kitchen is equipped with an electric (halogen) hob and oven, a microwave, a dishwasher and a large fridge with separate freezer. Extra crockery and cooking utensils are stored in the dresser.

The two bedrooms face west with glorious green vistas of Victoria Park, The Approach golf course, mature beech trees and a colourful patchwork of neat allotments. The extra long beds measure 200 cm x 180 cm in the master bedroom and 200 cm x 160 cm in the second bedroom - both sets can be converted into twins. The master bedroom has a large chest of drawers and both bedrooms have spacious fitted wardrobes.

The large Bathroom has a bath with a shower handset, a hand basin, a WC and a marble topped wash stand for toiletries. There is also a separate WC with a small hand basin.

A natural wood staircase leads up to an attic room, perfect for a children's den with a day-bed. From here is a small locked door leading out onto a deck between the roofs with another set of steps up to the roof terrace with two long benches, two chairs and, a table to seat 4. From this lofty perch between the chimney pots are soaring views in all directions.

On a separate floor in the building you will find a washing machine for your personal use along with a communal tumble dryer.

It's a very pleasant stroll past Bath's historic architecture to the city centre nearby and there are many museums and galleries en-route, as well as great restaurants, bars and cafes and an array of wonderful shops. The city centre buzzes with life and after a full day you can enjoy a performance at the Theatre Royal, relax in the hot waters of the Thermae Spa, spend the evening at the Komedia, comedy club or participate in a number of music and literary festivals. The beautiful Royal Victoria Gardens has a fine botanical garden, covered tennis courts, crazy golf, a huge adventure park for children. A compact 18 hole golf course (The Approach Golf Course) with lovely views of Bath and the surrounding hills is just down the road.

At the top of Marlborough Buildings is Marlborough Tavern, a gastro pub. Around the corner at St. James Square you'll find good local amenities; a newsagents, chemists, coffee shop, Italian deli, organic grocery store, a florist and Cavendish Cooks who supply home made take away food. At Margaret's buildings there are restaurants and gorgeous boutiques. The nearest supermarket is a Co-op on Julian Road or Waitrose in the city centre. A permit is available for one car to be parked in a designated zone, alternatively, the bus or train station is a 15 minute walk.
