Five bedroomed house sleeping 12 in an attractive village in the south Vendée
Les Roches is a recently renovated village house providing family-friendly holiday accommodation for up to 12 plus two infants. The gite is particularly well adapted to the needs of family groups including babies and toddlers.
The five bedrooms and four bathrooms are arranged over two floors. Living space is open plan and extends outside to a covered, decked, dining area.
The decoration and equipping of the gite is to a very high standard and provides the maximum in comfort and convenience for multi-generational groups.
Outside, the enclosed garden includes a large play area and a private, heated, swimming pool.
Les Roches is located on a quiet residential lane. The property backs onto farmlands, but is within easy walking distance of the village centre, which has a bar, grocery shop and a good bakery.
Living Space & Kitchen: At the heart of Les Roches is a large, open plan, living, dining & kitchen area. Light and airy, this space comfortably accommodates parties of 12.
The sitting room is arranged with three large sofas and additional window seating. The entertainment system here comprises TV (French and UK by satellite), DVD player and iPod docking station.
The neighbouring dining area seats 12 at a large, oak, table. Beyond that, the large, bright kitchen is fully equipped to help you make best use of the fine local produce, with an American fridge, induction hob and oven set into an island unit, plenty of pans, utensils & crockery, and a dining table for up to 6 - ideal for breakfast.
Sliding picture doors lead out to the decked patio with shaded outdoor dining table.
Bedrooms & Bathrooms: The five bedrooms are divided over the ground floor and first floor.
Downstairs there are three bedrooms: a king size (with en suite shower room), a triple room and a twin room that can alternatively be made up as a king size. The king size room includes a cot.
Also on the ground floor there is a large, family, bathroom.
Upstairs there are two further bedrooms. One is a family suite comprising king size bed (which can be split to two singles if desired), a single bed and a separate nursery with cot and change station. And en suite shower room completes the suite.
Also upstairs there is a double bedroom with en suite shower room.
All linen and towels are provided.
The Garden & Pool: The garden runs to 1500 square meters and is fully enclosed, with gates to shut off access to the quiet road if required.
The garden backs on to farmland at the rear.
The decked area reached from the kitchen has a shaded area with dining table seating 12, and beyond that there is a large paved area that includes a large sandpit and the swimming pool.
The pool itself is fenced for security, measures 9 by 4.5 meters and is heated by heat pump to a comfortable 28°C.
At the other side of the garden, across a lawn and a path shaded by vines is a play area, including swings, climbing frame, trampoline and other play equipment for children.

Just back from a week at Les Roches. They've done an amazing job. It can be hard to find a reasonably-priced French gite/villa that doesn't look as though it's been furnished from old family cast-offs, but this was absolutely lovely. Everything looked like it had been bought new especially for the property, including the washing machine and oven. Although it's all very child-friendly (stair-gates, big bath, proper cots and even a changing table in the upstairs triple room), the furniture is solid, wooden and beautiful. It's tiled all downstairs, except the bedrooms which are wood-effect floors. Some of the property is much older and so the floors are wooden and it's slightly uneven/tilted, which gives it character. Three bedrooms had on-suite shower rooms (excellent water-pressure), while two others were right next to the main bathroom. The house is well-laid out for groups so you can easily place the noisy kids away from the babies' rooms.
We stayed with five children under five and it was great for the them. On the website it says outdoor toys provided, but this actually means a proper play area with swings, tunnel, see-saw and the brilliant trampoline... large enough for several adults ahem. Lots of grass and trees to run around, plenty of shade and a large sandpit (used to be a pond so concreted edges). All the children loved the pool, it was perfectly heated and essential on the 28 degrees days we had.
With the young children, accidents of various kinds were inevitable but the owners took it all in their stride and made us all feel very welcome. Having them cook on the first night was also a wise idea! Food was very good.
Area was pretty good too, we could easily walk to the bakery and around the village to see horses, cows and chickens. No traffic noise and a farm field out back so lots of tractor-watching to keep the kids happy. There were some truly beautiful old towns and villages close by (watch out though, many are basically closed on Sunday and Mondays and mid-afternoons). We went to the nice sandy beach (about 50mins drive) and the lake/forest (30mins) for kayaking and really excellent moules frites.
It says a lot that despite having three teething babies all week, no one wanted to leave.
