This beautiful, light villa 'Lou Messugo' comprises a family house of 2 double bedrooms and a triple bedroom and a fully self-contained, independent apartment which sleeps up to 4 people. The spacious living area includes a large open plan kitchen-dining room & comfortable lounge all of which lead onto a south-facing terrace equipped with outdoor furniture for 12 and BBQ, perfect for relaxed al fresco dining and lazy summer lunches. The large child-friendly garden has a fully-fenced pool, a trampoline, boules pitch, ping-pong table & hammock. Both the villa and apartment are equipped with satellite TV, DVD players, HiFi, iPod docks and WiFi. There is a Wii & Xbox in the main house. The villa is located in a quiet residential area within easy walking distance of the centre of the village with shops, restaurants, banks, etc. It is surrounded by majestic pine trees in a truly peaceful setting with wooded views yet only minutes from the buzz of the French Riviera.
THE FAMILY VILLA: This is our home and we rent it out from time to time. It is newly built in the local Provençal style with a modern interior. It is light, spacious, all on one level and comes with top quality fittings and appliances. It consists of a 60 m2 open living-dining room with a beautiful fully-fitted modern kitchen with a breakfast bar, extra large fridge/freezer, oven, microwave, dishwasher, induction hob, espresso machine, toaster, kettle and all necessary utensils. The living room has a large flat-screen TV with UK satellite channels and a Wii console. There is also a piano for anyone wanting to tinkle the ivories!
The dining table seats 8 and can be extended to seat 12. The master bedroom has a queen size bed, fitted wardrobes and an en-suite shower room. This consists of a power shower, WC and contemporary washbasin. Bedroom 2 has a double bed and fitted wardrobes.
Bedroom 3 has bunk beds (regular size, can fit adults/teens), a single bed & fitted wardrobes. All rooms have fans. The main family bathroom has a bath with shower and double basin. There is a separate WC. There is a large laundry with washing machine & dryer, plenty of garage space for bikes, beach equipment, rubber boats, canoes etc and an office area with desk. The house receives excellent mobile phone coverage and comes equipped with free WiFi throughout. We provide many toys and games for children and have a large collection of DVDs. We also provide numerous ball games, inflatables for the pool, parasols, a UV tent for the beach and picnic equipment. For families with babies/toddlers we have highchairs, plastic crockery, cups & cutlery, a travel cot, a baby seat for a bike and a changing mat.
THE APARTMENT: The separate apartment is attached to the main house but fully independent making it ideal for a second smaller family, grandparents or a nanny. We rent it out throughout the year but during the summer months if you don't want to take both the house and apartment it will be closed off. It will not be rented out separately to other tenants.
It consists of a double bedroom with wardrobe, a bathroom with shower, WC and washbasin and a living room with kitchenette. The living room has a double sofa bed and dining table for 4. The kitchen comprises a fridge, dishwasher, electric hob, microwave/grill, toaster, kettle and all necessary utensils. There is a flat-screen TV with UK satellite channels, WiFi access, iPod dock and HiFi. The airy, light living room leads onto a sunny south-facing terrace overlooking the garden with sunloungers and another BBQ.
THE AREA: The beautiful garden is ideal for children with a trampoline and bikes available but its separate areas make it perfect for adults to relax in too. Besides the lovely pool (which is fully fenced for your security) there's a hammock for afternoon siestas in the shade and a petanque pitch to enjoy the provencal game of boules over a glass of Pastis! Large lawns can be used to play ball, croquet or badminton (we provide these) and shady rocky areas are perfect for games of hide & seek or imaginary adventures. The garden is planted with many beautifully scented flowers such as a large bank of lavender and rosemary. The trees are home to birds, red squirrels and cicadas. Free use of the village tennis club is also included in the rental.
The villa is located in Roquefort les Pins, a quiet village perfectly situated in the hills away from the coast midway between Nice, Cannes & Grasse, all of which are great for shopping and packed with museums, art galleries and other attractions. It has everything you need on a daily basis with 2 excellent bakeries, a fabulous green grocer, several delis, a supermarket with wet fish counter, 2 butchers, newagents (with foreign daily newspapers), drycleaners, banks, hairdressers, florist, post office, pharmacies, doctors (many of whom speak English) and a cinema/theatre for concerts and shows. It also has 2 weekly markets. There are 8 restaurants/cafés and a snack bar/pizzaria. All of this is walking distance from Lou Messugo. Roquefort is only 25 minutes from Nice International Airport, 15 min from beaches with a wealth of watersports, 10 min from the beautiful medieval village of Valbonne (with its amazing market on Friday mornings) and less than an hour to ski resorts. It is ideally placed from which to explore this stunning part of the south of France. This area offers a wealth of activities for all ages and tastes from world-class galleries and museums, to adventure sports such as canyoning and pargliding in beautiful natural landscape. Whether it's relaxation and rejuvenation, culture, gastronomy or sports you're looking for this area has it all!

The Oceanographic Museum in Monaco has an aquarium and excellent marine museum popular with all ages.
These are just a few of the multitude of things children love about the area not forgetting the obvious atttraction of all the BEACHES.
The French Riviera is famous for it's beautiful light and the many artists it has attracted. As testament to this there are museums representing the work of Picasso, Matisse, Chagall, Leger, Renoir & others within 30 mins. The Fondation Maeght at St Paul de Vence is a wonderful contemporary art gallery full of works by Miro, Giacometti & others. Many of the medieval hill villages have small private art galleries and MAMAC in Nice (Museum of Modern & Contemporary Art) is fabulous. These are just some of the many galleries. The local village of Biot is famous for glass blowing & Vallauris for pottery. The area is full of spectacular perched villages seemingly defying gravity to hang on to the edge of the cliffs. Nice is a gorgeous town full of Italian influences seen in its architecture and food. Grasse is the world centre of perfume making and has many attractions to visit.
SPORT & ADVENTURE:
The proximity of the mountains & the sea make Roquefort an ideal location for a more active holiday. Apart from the obvious attractions of the sea (snorkelling, water sports, diving, swimming), Lou Messugo is also only 10 mins from a well known natural rock climbing area with climbs for beginners to advanced next to the beautiful Loup river. The rivers in the area all offer canyoning, rafting and beautiful walks. The area is well known for paragliding with several schools only 20 mins away. In the winter we are only 50 mins form the nearest ski slopes which in the summer offer excellent hiking. Bungee jumping is available about 1 hour away in the spectacular gorges known as the Colorado of Provence. There are several places to do Via Ferrata within about 1 - 1.5 hours away and plenty of riding stables nearby offering lessons and hacks in the countryside. We can lend you our pass to the local tennis courts and are happy to lend our bikies (3 adult 1 child). There are places to hire further bicycles if required. All along the seafronts particularly in Cagnes s/Mer (20 mins) & Nice (30 mins) there are cycle lanes and wide pavements ideal for rollerblading. Lou Messugo is surrounded by about 15 golf courses from very exclusive clubs to family-friendly placces for beginners. Direct from the villa there are a number of signed walks through the gorgeous countryside lasting anything from an hour to a day.
The GLAMOROUS COTE D'AZUR:
Nice, Cannes, Juan les Pins, Antibes, Monaco - names that sum up the glamour of the French Riviera. These towns are all within easy reach whether by car or even public transport (bus stop 5 mins form the villa, 1€ ticket). Here you can shop till you drop, idle away the hours people/celebrity watching from chic beachside bars & restaurants, hire a sunlounger for the day on a private beach with waiter service for a luxury beach experience and wander around the ports full of superyachts. Then you can retreat back to the calm of Lou Messugo in the evening away from the crowds!
We are surrounded by excellent restaurants for all budgets. There are 6 Michelin starred restaurants within 20 mins and many more further afield. Roquefort has several places to eat including a lovely restaurant 10 mins walk away and Valbonne is full of delightful little places to eat. All the local villages have at least one interesting café. On the coast you'll find every dining experience you could ever want and we are only an hour to Italy if you want to pop over the border for lunch! Extraordinary location. Beautiful and quiet area. Ideal base for 1001 trips and beach visits. We had access to the whole house: the home of Phoebe and the cottage, then the property has ample space for 11 people. Fully equipped.

We spent 2 weeks at Lou Messugo this summer and never wanted to leave. The pictures don’t do it justice, it’s far better in reality as they don’t capture the certain magic of the place. Sitting outside on a warm summer’s evening listening to the crickets and frogs is unbeatable. Well, only beaten by lying by the pool listening to the cicadas! The perfect summer sounds.
We were a family of 4 in the main house and my brother with his family of 3 in the appartment. It worked really well for us, giving each family their own space but spending most of each day together in the garden and pool. The main house is easily well enough equipped that everyone can eat together upstairs. Our 3 kids are all under 6 so we were happy to have the fence around the pool knowing they couldn't wander off and fall in.
The house is very well located for visits to all the nearby attractions. We especially loved Antibes, Saint Marguerite island, Grasse, Bois du Lutins, Gourdon, the Loup river and Gallice beach. There is a lot of useful information in the house - tourist brochures, maps, etc - but even more useful was the blog (Lou Messugo blog) written by the owners with so many unusual and different things to do and places to go. We followed the advice for picnic spots and activities for children. All excellent!
It is clear the owners love their area and do their best to make their guests have a great holiday. They share their passion and knowledge which makes a unique holiday.

Lou Messugo is even better than it looks! What you don't get through these pictures is the really special feel of the place, the wonderful smells of pine and lavender, the cicadas chirping and the breeze rustling in the trees all around.
We spent an amazing week here trying to combine relaxing in the lovely garden with all the activites and places to visit in the area. There just wasn't enough time to do it all and we will be back! Here are some of the places we visited & things we did (from the hosts recommended tips): Valbonne market, eating socca in old town Nice (so tasty!), Gourdon (spectacular), picnic on the plateau of Caussol (unique landscape), canyoning in the Loup river, hired a catamaran at Villeneuve, dinner at the local restaurant which we could walk to in Roquefort (such a great french meal), massage from lovely lady who comes to the house (speaks english)!!!
We were a group of 2 families (9 people) and the layout of the 2 places suited us perfectly with different ages having different needs. We really appreciated all the garden games and spent lots of time playing badminton, table tennis and a crazy game called "Kub" (Swedish I think!!!) We all loved the pool which had plenty of loungers, matresses and pool toys! The kids bounced on the trampoline while the adults learned to play boules.
Inside everything was as described, modern and in perfect order. The kitchen was the best vacation rental kitchen we've ever used (because it's a real home most of the year I guess so it's got everything you need including recipe books!!) The kids appreciated the Wii though there wasn't really any need for it with so much to do outside. Coming from a colder climate we really loved taking EVERY meal outside!
You could really feel that the owners cared about their guests and made every effort for us to have the best vacation experience. The folder of notes and all the brochures left for us were very helpful and we really loved the welcome basket of local wine, cheese, juices for the kids and cookies. The whole booking procedure, arrival, (excellent directions to find the villa) and check-out went smoothly and professionally. But it was the personal touch from the owners that made the extra special feeling. We will never forget this vacation, we have told everyone we know about it and really hope to come back one day. Firstly I want to say that this property is EXACTLY as it looks on the photos! No clever angles or photoshopping here - and no need either! The villa is perfectly situated, being in a quiet residential community and sheltered by rustling pines, yet within walking distance of the village centre with the usual range of mouth-watering French bakeries, delis, restaurants and supermarket. We (family including active, sporty children of 10 and 11) also felt that we had picked a property in the perfect location for access both to beaches and inland attractions. Cooling off in the icy cold water of the Loup river as it flows through the spectacular Gorges du Loup was a particular highlight of our stay, picnicking on a bend in the river whilst, further along the path, climbers picked their way up the many and varied ascents of the cliff faces.
The house itself lacks nothing - every possible amenity is provided and is in tip-top condition - no compromises at all. The living area is spacious and comfortable, opening out onto a generous terrace, so you can enjoy outdoor living with the chirps of the cicadas, whilst benefitting from shade in the heat of the day. The pool area is beautiful, surrounded by flowering shrubs (the lavender was in flower when we were there and the perfume was amazing) and with plenty of outdoor furniture and toys. Although the pool is shared with the downstairs gite (we only rented the main house: some guests in larger parties take both properties together), the landscaping of the site is such that neither property overlooks the other, with entrances on opposite sides of the building and secluded terraces. There is plenty of parking for several vehicles and lots of entertainment in the garden area for the children.
Everything was very clean, and the owners thoughtfully provide lots of tips on activities in this amazing area. One week was not enough: we'll be back!
This was our second visit to Lou Messugo and it still lived up to our good memories. Last time we came in summer and used the pool, beaches, bbq etc. It is really a very nice place for summer, so big garden, really calm neighbourhood, lovely playing boules in the evenings. We ate each meal outside.
This time in winter we want to explore more the countryside and it is so well located for this as eveything is easy distance. We visited beautiful hill villages, mountains, rivers, Nice, Monaco and really lovely islands off Cannes.
The house is super clean and we loved the fireplace to make cosy fires in winter. Everything is well though of. The host leaves many details instructions for how to use things and where to find and also a big folder of brochures and ideas for outings. We also love the facebook page she makes normally for the apartment but it gives so many great ideas for things to do that only a local can know and not a tourist. Such a good idea! We have very good communication with hosts, very nice people.
We were 3 couples which worked very well, plenty of space and we didn't need to use the separate appartment. But last time we saw inside the place and it is very nice.
The villa is close to center of village which has very lovely bread shop, excellent green grocer, supermarket and some nice restaurants. It is very nice to walk to them. But although it is close to center it is very quiet with lovely outlook on trees. This time in winter we watched red squirrels playing in the garden. Really a haven of peace!
I will come back again, I love this place (house and area). There is so much to do we still haven't seen everything we want in 2 visits. But also it is a great place to relax and do nothing! So calm. I recommend without hesitation!
We had a wonderful holiday in this villa which really is home from home. The house is in a quiet location within walking distance of the town and within an easy drive to dozens of beautiful mountain villages, beaches, walks and sport opportunities. The garden is beautiful and the pool would have been lovely had it been warm enough to swim - as it is from spring onwards. My three children loved the trampoline and boules pitch not to mention the toys and DVDs that were available in the house.
The bedrooms were all comfortable and the living space perfect for family life.

We spent one week at Lou Messugo in Roquefort Les Pins for Christmas 2011. It is a wonderful house, very spacious, modern (wonderful kitchen), clean, perfect linens. We are a family of five (2 adults, 3 boys aged 15, 12 & 6). The main house has 3 bedrooms (2 doubles and 1 triple), and the apartment below (which we didn't use) can sleep up to 4 people. This house is ideal for two families wanting to go away together. Obviously because we went in December, we didn't really make use of the garden (trampoline for kids, pool, pétanque pitch, BBQ) but due to the really balmy weather, we were able to have breakfast outside on the sunny terrace several times during our stay: bliss!
During our week in the South of France (Easy Jet flight to Nice then car hire), we were able to visit many places, all within one hour's drive of Lou Messugo: Nice (beautiful Christmas market), Monaco (fab ice rink, Christmas market, old town and palace, Oceanographic Museum etc), Cannes, Antibes (lovely old town and great marina). We even drove up to Valberg (1 hour 30 mins drive) in the pre-Alpes for lunch in the mountains (didn't ski though, but could have if stayed longer).
All in all, I would thoroughly recommend this house, especially if you are a family with children. They even provide toys, games, TV, CD/DVD player, iPod station, etc. It's ideally situated between all the main towns on the Cote d'Azur and only 15 minutes to the nearest beach in Villeneuve Loubet and 20 mins drive to Nice aiport.

This beautiful villa 'Lou Messugo' is situated in Roquefort les Pins, an ideally located village midway between the world-famous French Riviera and the dramatic mountains of the southern Alps, surrounded by gorgeous landscape and world-class cultural heritage sites, making it an ideal place to have a holiday. Nothing is far away, with most attractions from stunning mediterranean beaches to ancient hilltop villages no further than 30 min drive. Situated in the 'golden triangle' between Nice, Cannes & Grasse, and only 10 mins from the stunning village of Valbonne, the villa is located in a quiet residential cul-de-sac surrounded by pines and olive trees only 10 mins walk to all amenities including excellent restaurants. Perfect for relaxation or for activity-based holidays: for art, food, beach culture and adventure sports the area is unbeatable.

Less than a 10 minute drive is the Opio-Valbonne course at the Château de la Bégude and another smaller, more relaxed club of Villeneuve-Loubet.
Ski: The family-friendly ski resort of Gréolières-les-neiges with 26 pistes, snow cannons and excellent x-country skiing is only a 50 minute drive away. An equal distance is a similar resort at Audiberge. Within 90 minutes drive you will find the larger and more advanced resorts of Isola 2000, Valberg and Auron. Within 2 hours drive you can reach Foux d'Allos. All of these resorts cater to day-trippers and are easily reachable from Lou Messugo.
The price of a daily ski pass is very reasonable compared with the resorts in the northern Alps and we have many more hours of sunshine here too.
