Balciuin is a comfortable, well equipped home with a large garden at the end of a quiet road. It has ample off road parking for 4 cars and space in the garage for bikes. It has direct access to the path and trail network. All the bedrooms and the large sun lounge, which doubles as a dining room, enjoy the magnificent views of the forest and mountains. The lounge has a log burning fire, 42' wide screen TV, BT Vision and Free sat and comfy seating for 6.
There are two patio areas with table and chairs while the River Nethy is just beyond the garden.
Wi-fi is available as is a computer situated in the hall area. Electric heating allows guests to control the temperature to suit individual rooms and their own preference.
The village has tennis courts, bowling, 9 hole golf course, well stocked shop and excellent butcher. It has its own ranger based at Explore Abernethy who organises a programme of walks and activities. Scots nights and ceilidh take place in The Community Centre.


Balciuin being in The Cairngorm National Park in 'Monarch of the Glen' country has superb access to many activities and facilities. Walking and cycling in beautiful surroundings amongst wildlife starts right from the house. Swimming and children’s soft-play areas are available in Aviemore, 15 minutes drive away. Day trips to Loch Ness, Balmoral Castle, Braemar, Fort William and The Isle of Skye are all possibilities.

Perfect, homely and cozy place to stay with all the family x
We would definitely rent this lovely place again. Perfect location, beautiful village with great cafe, bar, shop, and butchers. Lovely walk along the river into the village. We were lucky to have a good amount of snow for the kids to enjoy. 30 min drive to Aviemore for skiing also. Massive thanks you to Patricia for handing over her lovely home to us for the week, we had a fantastic time, lots of space, lovely breakfast room to enjoy large family meals together. All the beds are very comfy, with very spacious rooms. Fully equipped with everything you could possibly need xx

Homely, well loved property suitable for large family groups as it has space for all!
We stayed for a week at Christmas and loved the little township of Nethy Bridge. Trish was helpful and the house spotless on arrival. Everything we needed was provided. Each bedroom had an en-suite meaning enough privacy and space for all. The conservatory was a wonderful space to relax or dine as a group. No snow Dec 2018 but some snow machines and reminants of snow on Cairngorm Mountain. Take the river walk to town to the Nethy Cafe.

Fantastic winter getaway with friends
We were a group of 5 friends who stayed in Trish's house over the New Year. The house was cosy but very roomy, and very well-equipped with everything you could possibly need. The rooms and beds were very comfortable and there is plenty of space for lounging together and for people to spend time separately as well. The conservatory/sun room (with heated floors!) was a wonderful place to have your breakfast and morning cup of coffee each morning while watching the many birds stop by. Check in and check out was seamless and Trish was very responsive via text when needed. Cairngorms National Park is a beautiful area and we thoroughly enjoyed the chance to go from snowy mountains to sandy loch in a matter of minutes! Definitely recommend if you want to relax and get away from it all. Thank you, Trish!

A really lovely place to stay in a beautiful location
A large family group of 10 of us stayed here for a week. What a lovely home with loads of space and so well equipped that we had everything we could have needed. Trish was really helpful and considerate and handed over her home to us for the week. Because it's run as a b&b it had everything in place and felt like a really welcoming place. It's in an ideal location with a walk down to the stream just beyond the bottom of the garden. It's only a short drive to Aviemore and the Cairngorm Ski Centre. There are so many places to walk and things to do. It felt like a proper home without feeling that we were worried about the children being in someone else's home if that makes sense! We would definitely stay again and really appreciate being able to have the house. It has the best sun room with an excellent view and you can even feel at peace there with a house full of people. A lovely experience.

Home away from Home
What a lovely cosy and comfortable home away from home. We had a fantastic week staying here with plenty of room for 7 of us, huge garden for the kids and tranquil river/forest walks right on the doorstep. Nethy Bridge is such a friendly wee place and is centrally located for visiting Aviemore and Grantown-on-Spey. Thank you Trish for giving us the use of your home!

Hello, my name is Trish and Balciuin is my home. I was born in Cornwall, lived in various places but finally settled in the beautiful Highlands of Scotland. I run Balciuin as a B&B for most of the year but I do like to visit family or simply to go on holiday and if I can let my house this allows me financially to go away.

Why they chose this property

Balciuin is in a beautiful location deep in the Cairngorm National Park. The house has stunning views across The Abernethy Forest to The Cairngorm Mountains, South from the house there are no roads until you reach Pitlochry and South East only the mountains until you reach Ballater.
Nethy Bridge is an ideal location to explore the whole of the highlands, day trips to the north coast, west coast, Moray coast, Skye, Aberdeen and the central belt are all possible although the immediate vicinity has so much to offer you are unlikely to want to venture far away.
Because it is a home it is very well equipped and allows guests to have that real home from home feeling. I just pack all my personal bits into the fifth bedroom, lock the door and give guests free range over the rest of the property.

Well equipped home from home in a stunning location. Three en- suites with one consisting of two large interconnecting rooms plus family bathroom. Large sunroom with underfloor heating, log burning fire in lounge and trampoline in the very large garden.
