Converted Barn with 3 bedrooms (all en-suite) sleeps 6 + 2 + cot

Each property has its own unique character with beams, log burning stoves and very comfortable beds.

We provide fluffy towels and quality cotton bedding.

They can be rented separately, or jointly to accommodate a family get together.

The Hay Barn and Barley Barn both sleep 6 people in bedrooms, plus 2 extra guests on sofa beds, making a total of 8 in each barn. In the Hay Barn all bedrooms are en-suite. In the Barley Barn two bedrooms are en-suite and the third bedroom has a bathroom opposite. The Cart Lodge sleeps 4, with one bedroom (en-suite) and a sofa bed. In total between the three properties, 14 guests in bedrooms and 6 guests on sofa beds.

Please enquire for rental rates for 7 to 8 guests.

Each barn has a separate patio area with coal BBQ and there is a large shared front lawn. There is off road parking and additional hard standing parking available.

Located in the rural outskirts of the village of Great Totham, our barn offers the perfect place for a family holiday, romantic break, rural retreat and outdoor activities. Set in open arable farmland to the front and rear, there is ample off road parking and enclosed gardens. The Barley Barn is full of character, with a wealth of beams and exposed brickwork. It is completely self contained and comprises of an open plan living, dining and kitchen area with 3 bedrooms and 3 bathrooms, 2 of which are en-suite. The lounge has a huge brick fireplace and wood burning stove for romantic winter escapes or to take the chill of a summer evening. There are comfortable leather sofas and a large TV with DVD player. The dining area has a table and seating for 8 people with a high chair available, if needed. The kitchen is fully equipped with an oven and hob, dishwasher, washing machine, fridge freezer and microwave. The master bedroom and upstairs double bedroom are both en-suite.

About Carmel Tate

We live locally and often went past the barns when walking our dog. We bought them when they were in a poor state and Jason spent five years working most weekends on them, renovating them and saving all of the materials and features that he could to keep the character of the barns. I was responsible for tea making, supply of lunch, cleaning, fetching and carrying....! In fact, it is a real family business with our children helping with the chickens, gardens and occasional cleaning duty. our children into the the lovely homes that they now are. Why Carmel Tate chose Maldon

After spending many happy holidays on farms and beautiful houses in France, Ireland and Wales, we wanted to offer high quality accommodation to people who wanted to get away from it all or bring their beloved pets with them to share their holiday, just as we wanted to.

We renovated Jepcrack's over a number of years, working with each barn's unique character and adding luxurious touches to make our guests' stay special.

We opened The Hay Barn to our first guests in October 2011, closely followed by the adjoining Barley Barn in December 2011.

We have just completed The Cart Lodge and are looking forward to welcoming guests to our newest property.

What makes this barn unique

The barns can be rented separately, for 2 people upwards, or you can rent all 3 to provide accommodation for up to 20 people.

Each property has its own character and as the buildings emerged we worked with each one to bring out their unique features and to add special touches to make them interesting, comfortable and homely.

THE HAY BARN has a great downstairs area with breakfast bar, ideal for a get together. With a king sized bedroom and two further double bedrooms, all en-suite, it is great for friends or families.

The BARLEY BARN is very much a home from home, with an open plan lounge, kitchen and dining area. The master bedroom is downstairs and has a king sized bed and sofa bed, making it ideal as a family room. The antique French wardrobe and jacuzzi bath en-suite give that touch of luxury. There is another kind sized bedroom upstairs which is spacious and also has an en-suite with bath and shower above. The third bedroom offers flexibility of either a single, twin or king sized bed and also has a bathroom opposite.

THE CART LODGE is a delight. With vaulted ceilings throughout and walnut and marble floors, it has a French, antique theme. There is an antique king sized bed and a sofa bed for two additional guests. Nothing shabby about this; just pure chic. The ideal romantic retreat.

There are two country pub's in the village, which you can walk to in about 10 or 15 minutes, or use a local taxi firm for the short journey. One of the pub's is a gastro pub and also has a fine dining restaurant. In nearby village there are numerous country pubs serving great home made style food. Many pubs serve real ales. Maldon has numerous cafes, bistros, restaurants and takeaways.

There are course and fly fishing lakes close by.

Local riding stables provide riding lessons.

Heybridge Basin is very close and is a lovely place to vist. Take a walk along the estuary; admire the boats and barges along the river and have breakfast or lunch at Tiptree Jam Tea Rooms or one of the two pubs. For children there are hours of fun to be had crabbing and fishing.

The nearby historic town of Maldon has interesting shops, boutiques, cafe's and restaurants. The Promenade Park and marina are well worth a visit. For children the water park, play roller rink, bowling alley, swimming pool with slides and indoor play centre will provide hours of fun.

Further afield, other attractions include Colchester Zoo, Layer Marney Tower, Colchester Castle, Cressing Temple, Dedham Vale, Braintree outlet shopping centre, Adventure Island and the Sea Life Centre.

Beaches at Frinton-on Sea and Southwold are an easy journey.

London, Westfield Shopping Centre and the Excel Centre are an easy commute by train. Witham train station (approx 5 miles away) has regular trains to London Liverpool Street Station in a journey time of 40 to 45 minutes.

In addition to this, we have a vegetable garden where you are welcome to pick seasonal fruit and vegetables and collect fresh eggs from our chickens. The idea location to enjoy a taste of the countryside whilst being close to interesting and historical tourist attractions. REFUND POLICY To book we require a deposit of 25% of the total rental. The balance is due seven weeks prior to your stay. Should you book less than seven weeks prior to your stay, you will be required to pay the full payment. Cancellation If you wish to cancel you must inform us by e-mail. More than 10 weeks prior to stay – 100% refund less admin fee of 5% 8 - 10 before stay - Loss of deposit 6 - 8 weeks - 50% charge 5 - 6 weeks - 65% charge 3 to 5 weeks - 85% charge 3 weeks to stay day - no refund.
