On the approach to Mutton Barn, you leave the public highway a category D road over a cattle grid and climb gently up a farm track (The Heart Of England Way) follow the track firstly through the new plantation the track then hugs the edge of the ancient Alne Woods as you turn the corner at the top of Alne Hills you will be greeted by Mutton Barn and the magnificent views before you.

The area is a walkers and cyclers paradise with The Heart Of England Way and the Arden Way at the garden gate, it is your gateway to over 125 miles of footpaths and bridle ways.

“Amazing property with everything you could want -

Do yourself a favour and stay for as long as you can in this retreat with everything. We were a group of 6 adults who thoroughly enjoyed not only the seclusion of the setting, but the extensive views from the house too. And inside nothing had been missed - which made our stay very comfortable indeed. As for the region, there is something for everyone - and a SatNav supplied to ensure you found it too!

“Peacefully secluded location with great views.”

We arrived early and Paul was very helpful, allowing us to deposit our luggage in Boot HQ so that we could venture into Stratford. When we returned the log burner had warmed the place up beautifully. Paul was on hand to show us how everything worked and had left a lovely hamper inc. a bottle of champagne which was delicious. He is a 'goldmine' of local knowledge and advised us on may things inc. restaurants and walks. The barn was extremely comfortable with all the modern equipment you would require. We did'nt see the Owls but we heard them. We had a wonderful break and would not hesitate to return, our dog Bailey gave it a BIG seal of approval.

“Fantastic property in a stunning location”

This property is better than I could have expected. From the moment we arrived and were greeted by the owner (who lives nearby) everything was perfect!

Mutton Barn is easy to find, and it took us just over two hours to drive there from West London. It is the only property situated at the end of a gated track. The location is idyllic; the elevated position of the Barn makes for great views over the surrounding countryside and gives many opportunities for wildlife spotting.

The property has a large garden which is fully enclosed by fencing, and is therefore safe for hyperactive dogs to race around in. We visited in December, over a very cold weekend, however I could see that in warmer weather the garden would be perfect for outdoor dining or just sitting watching the birds with a cold beer. There is a gravel drive outside, and parking space for at least four cars. There is a boot room outside (attached to a garage to which the owner has sole access) which is a real bonus when it's muddy and wet.

The thoughtful owners provided dog towels, poop bags, a dog bowl and even have a dog shower outside the back door of the Barn with hot and cold water! Our dog loved every minute of our stay, and it really is well set-up for dog owners. There are numerous walks on bridleways and public footpaths which are accessible right from the door of the Barn. The owner was readily available to provide local knowledge, even producing hand-drawn maps of local walks, which usually had a conveniently located pub half-way around the route!! The wildlife is abundant at Mutton Barn. We saw numerous deer, loads of pheasant, and plenty of birds in the garden including the resident barn owl and a visiting hawk! There are also lots of horses and dogs around.

There are two dog-friendly pubs within walking distance of the Barn - the closest being 1.3 miles away. Both serve food and great beers, including some from a brewery situated very close to the Barn.

The Barn itself is very modern and incredibly comfortable. The kitchen is large and well-equipped with modern appliances and a comfortable dining area. Open plan to the living room, this area is well heated by a wood burning stove, with an ample store of wood supplied. The bedrooms are comfortable and the master suite, in particular, abundantly so.

The owners have gone to great lengths to ensure every comfort you might expect over a long weekend, or longer country break. We'll be back!

Luxurious family retreat in stunning location

My two toddlers and I stayed here with my friend and her little girl (three under 5's...!!!) and we had such a great time. Lovely house, all mod cons, every detail thought of and a stunning location. Paul was a star and catered to our every need. We spent a day at Ragley Hall and kissed pigs at Mary Arden's farm (see their website and flyer for details) and then had a lovely day by and on (but luckily not in) the river Avon at Stratford. Highly recommended. Will be back.

Stunning....a place to forget time...

Mutton Barn is a truly beautiful home from home. Set amidst spectacular countryside scenery, complete tranquility with footpaths at your doorstep. Perfect for couples seeking a retreat or families. I would recommend a car, unless you are planning a total countryside walking holiday, which is also completely feasible from Mutton Barn.
We came with our 3 children (aged 10, 8 & 2) and it was fantastic. The enclosed garden means its safe to let them run around outside whilst you enjoy getting the BBQ ready! Walks in the forest (1 min away!) provides plenty of "stick hunting" opportunities for the kids, amongst the breathtaking bluebells we were lucky enough to see in April. The house is really lovely and bright , has super comfy beds and sofas and is a delight to be in. Its a child friendly house with a great bathroom, window locks and the stairs are not tricky. DVD player for quieter moments later on in the evening. Nothing too breakable about either - good news when you have very little ones! Children's cutlery and crockery.
Watch out for bats, deer and rabbits - we even had a bunny in the garden one morning! There's lots of great day trips nearby - Ragley Hall (great outdoor play area for kids), Warwick Castle-also a fantastic day out for the children. Don't miss all the beautiful Cotswold villages, which are a short drive - Stratford, Chipping Campden, Lower Slaughter and Bourton-on-the-Water (great if its a hot day as the kids can walk through the river in the middle of the town! - put on crocs!) We also went to Cadburys World, Birmingham Botanical Gardens and Alton Towers (1.5h drive, but worth it). Horseriding nearby - ask Paul for Jaynie's details - friendly staff & very well schooled ponies for young (& older) riders (lessons or hacks).
Thank you to Paul who really looked after us and made the holiday a great success. We would love to go back - the whole family loved it!

Alcester is the quintessential English market town, an architectural gem with a lively community feel set in the attractive, rolling 'Shakespeare's Countryside', just seven miles west of Stratford-on-Avon, home of the Bard.
