River Cottage is in an ideal position to enjoy all that Lympstone has to offer right on the door step. Located in a quiet cobbled lane just seconds from the estuary & with all the village facilities nearby

The accommodation includes a beautiful hand made kitchen with oak work tops, integrated modern appliances & dining area.

Patio doors lead out from the kitchen into a secluded paved walled south facing courtyard garden (a lovely sun trap) with patio table & chairs, BBQ, and safe storage for bikes, kayaks, etc.

Separate utility area houses washing machine, boiler & all laundry facilities.

Lounge with new corner sofa, wide-screen TV, free WIFI, freeview, DVD, IPod docking system & fireplace. 2 luxurious double bedrooms with option for additional put up bed, cot or toddler's bed on request, hairdryers supplied.

Fully fitted bathroom with P shaped bath with shower over, loo & vanity unit.

Beach towels, picnic hamper, picnic chairs, beach mats, cool bag, all provided

River Cottage: River Cottage is a typical fisherman’s cottage situated in the heart of the village, in a pedestrian cobbled lane close to all amenities & the foreshore of the Exe Estuary is virtually on the doorstep. Parking is available in the car park a few minutes walk away or on street parking nearby

The village is very friendly special place & you will always find a lot going on which you can join in with if you choose, quiz nights, local bands, art clubs, sailing & many one off events happen regularly throughout the year including the annual Furry dance held in August each year.

Water sports, cycling, walking, Lympstone offers it all or relax & do nothing, the choice is yours.

The Exe cycle path & walkway: Runs along side the River Exe from Exmouth through Lympstone to Exeter passing through some of the most fantastic views of the estuary and villages.

Exmouth is the staging point for Stuart Line Cruises which take bikes at no extra cost to stops along the Exe Trail. Near the start of the trail, you can also hire bikes from Exmouth Cycle Hire. Lympstone is the first village along the Exe Trail from Exmouth end and is home to amazing views of Powderham and Haldon.

Lympstone opens out from the shore with sandstone cliffs to reveal a picturesque village and still has many of its buildings and cottages from the 1800's. From Lympstone you walk or cycle past the marine commando base to Exton and then onto Topsham which is well worth a stop over. You can continue on to Exeter or jump on the local train.

Exmouth beach: Is about 2 miles away and is easily accessible by car, train, or along the cycle path by bike or walking. Miles of golden sandy beach with rock pools accessible during low tide & with all the traditional activities you would expect & lovely cliff walks. The promenade is two miles long and still has old favourites such as beach huts, swing boats, crazy golf, boating lake, amusements & the worlds largest OO Gauge Model Railway. There are plenty of cafes and pubs.

From Topsham why not take the passenger ferry over to Turf Locks (another pub) on the other side of the river and stroll along the canal towpath into the Exeter Canal basin, or have a leisurely lunch and catch the ferry back to Topsham

Local activities include swimming, fishing, jet skiing, surfboard/canoe hire, surfing, kite surfing, windsurfing sailing and boat trips.

Enjoy a wide range of boat trips from Exmouth, from a relaxing river cruise on the River Exe to guided wildlife cruises with a full commentary from an ornithologist on thousands of birds & their behaviour & habitat in the Exe estuary, Jurassic coast cruises & day trips to Torquay, Brixham, Topsham & Sidmouth.

Lympstone is one of East Devon’s prettiest villages & a Winner of the Village of the Year award. It has retained all the charm of a traditional Devon village, cobbled lanes, lovely walks, quaint old fisherman cottages, boats moored in the harbour & small pebble beach.

The sands sea & dunes of Exmouth beach are 2 miles away, 10 miles north is the historic cathedral town of Exeter. The Exe Trail a cycle path & walkway links Exmouth to Topsham via Lympstone & takes in the most fantastic views along the River Exe.

Lympstone is in an ideal location to explore the spectacular Jurassic coast to the east, the South Devon Riviera to the south & Dartmoor & Exmoor to the north, it is easily accessible by car or train (direct trains to South and North Devon) with Lympstone railway station just a 2 min walk away. The village offers a very well stocked Post Office, village store, sailing club, hairdressers, cafe & 4 pubs all serving food.

Exeter University is a 20 min drive/ 25 min by train

Golf: Spoilt for choice.

Woodbury Park is one of the most picturesque golf courses in Devon, The Oaks Championship Course offers 7,314 yards of striking parkland rolling fairways and stunning lakes, European standard greens & an 18 hole par 73. Tee of the day (white tees), par 72, 6578 yards, presenting a wonderful challenge to those with a handicap, particularly the 18th which offers a spectacular finish over the lake in full view of the clubhouse!l The Acorns Golf Course is a beautifully contoured 9 hole par 32, 2297 yard golf course. It is a must for golfers without a handicap and for those looking for a less demanding, but no less interesting challenge than The Oaks golf course. With its tricky green side bunkers, big rolling greens & testing second hole, this golf course offers any golfer a great round.

East Devon Golf Club is regarded by many as one of the finest courses in the South West & is well reviewed in the Top 100 Golf Courses of the British Isles. At 6231 yards, it is not a long course, but offers a fair and interesting test of golf that requires accurate shot-making in order to score well. The fairways have been cut through a profusion of heather & gorse& according to Peter Alliss, the 16th tee provides ‘the best view in golf’.

Exeter Golf & Country Club. The Par 69, 6023 yard golf course is set amongst ancient Oaks, Lime, Redwood trees with stunning views of Haldon Hill.

To name a few, for the less ambitious there is pitch and putt in Exmouth & Exeter.

Notes: Easily accessible by train and on a direct rail link from London to Lympstone. The village has a local deli/food store, which sells most essential items. Tesco's is located in Exmouth (approximately 10 minutes drive), Sainsburys is located approx 20 minutes in Pinhoe M & S Food can be purchased at the Exeter Service Station, Exe Bridge Exeter or in Exeter City Centre (15 minutes). The Post Office is an Aladin's cave, it never ceases to amaze me what they sell. Most banks can be found in Exmouth, Exeter, Topsham and Budleigh Salterton. The Village Post Office also offers some banking services. There are 4 bar/restaurants to eat in Lympstone plus our local cafe. Michael Caines Michellin starred restaurant - Abode is in Exeter

Great cottage, excellent location

Highly recommended. We stayed for a week in January the weather was cold, but the cottage warm. The cottage is well equipped and comfortable, especially the beds! The only disappointment was the lounge (not really big enough for 4 adults) though the owners have done their best with a tiny room! Alison responded to e-mails quickly, and very quickly responded to our comments. We loved the village - everyone is so friendly, and there is a well stocked village shop, post office, two pubs (with log fires) and a restaurant, so we didn’t stray far. The Exe Estuary trail is right on the doorstep, so you can walk into Exmouth or Topsham (and get a train back if you've had enough). Just outside Topsham is the Darts farm shopping centre, which has one of the biggest farm shops we have every seen! The train service is very good (2 minutes to station; didn’t use the bus as the stop is a mile walk) and there are plenty of places you can get to.

We had a lovely ten days. The cottage was clean and nicely maintained. Lympstone is a very nice village and everything is within walking distance - 2 good pubs, shop and post office. We would highly recommend this cottage!

What else can one say but to agree with previous comments, we were not dissapointed. River Cottage is beautifully finished, clean and well appointed, the owners have thought of everything to make a comfortable and enjoyable stay in this charming picturesque village. Good walks and cycle path with excellent train service if you run out of steam walking. Would also recommend the Redwing for dining.

Lovely week at River Cottage

We had a lovely week at River Cottage in October - our first holiday away with our baby. It is very nicely done - really comfortable and the fittings and fixtures are of a high standard. All communications with Alison were prompt, helpful and welcoming. It was brilliant not to have to take towels and linen and the place was spotlessly clean when we arrived.
The living room is smaller than I expected but it was really comfortable and cosy and there's plenty of space in the kitchen/dining area. Bedrooms and bathroom lovely.
We really enjoyed exploring the area - the cycle track is brilliant (for walking and pushing the buggy) and the train service really good for going a little further afield. We'll come back with bikes when our daughter is a bit older!
Would definitely recommend.

A wonderful hoilday in a beautiful cottage.

We enjoyed a fantastic weeks hoilday in river cottage. Alisons communication before and during the hoilday was speedy and informative. The cottage was spotless upon arrival with everything you could ever imagine you would need on hoilday.

The village of lympstone certainly had more than adequate amenities-a quaint little coffee shop,pubs,convinence store and a railway station. The views out across the estuary were breathtaking and my youngest daughter loved collecting stones on the beach.

I certainly would not hesitate in recommending this property to anyone looking for a relaxing hoilday in a well equipped cottage, in a beautiful village with so many attractions within easy reach due to the regular train service.

On the request of my daughter we are certainly looking at dates to book again!
