This spacious 240 m2 architect-designed house is furnished to a high standard with several original art pieces. It lies in peaceful wooded surroundings of 10,000 sq metres, and is reached at the end of a private road in a lotissement, where you will find beautiful woodland and canalside walks. The property has extensive terracing and its own gardens, including an 11m x 5.5m salt water system mosaic tiled swimming pool.
Arriving through the entrance hall complete with grand piano, you will admire the beautiful views towards the Esterel Mountains to the South West. The property is an ideal base for a holiday exploring the Cote D'Azur and Provence, with the famous Mougins Village a few minutes drive away.
External Location & Facilities: The property is in an exclusive and secluded situation at the end of a private road, and is accessed through secure electronically operated gates. The property is not overlooked by other villas and lies within its own grounds with ample parking at the rear for many vehicles. The forest area around the villa is owned but there is a more secure set of gardens that are tended by a gardener and also included the salt water swimming pool and extensive terracing of over 130 sq metres. The pool is looked after by a specialist pool company who will visit once a week to perform cleaning and maintenance.
The villa is equipped with top of the range bbq, as well as lots of external garden furniture for your enjoyment, and shady pergolas to linger under. The garden contains many exotic plants from banana palms, vines, orange & lemon trees to pines, olive & fig trees. There is a babyfoot table and table tennis under its own terraced roof, and the villa comes with other games for all to enjoy.
Internal Layout & Facilities: The property is spacious with high ceilings (reaching 6m in the living area), with wide corridors and stairs. The entrance hall contains a grand piano, and is on the same level as the upper bedrooms with their own loggia and access to the garden. Upstairs there is a contemporary bathroom to complement the ensuite shower rooms, and separate toilets.
The sleeping arrangements would work well for two families or groups, with a double and twin upstairs together with 2 showers, 2 toilets and a separate bathroom. The two upper bedrooms have air conditioning. Each upper bedroom accesses an upper loggia which means the outside can be accessed directly including access to the pool by the upper terrace staircase. Linen & towels included.
The downstairs sleeping features a room with 2 singles, and shower ideal for children/teenagers and a master bedroom suite, which includes a Japanese bathroom, shower and separate area. There is also a baby cot/high chair/potty/baby toys available. There is a separate study/playroom with its own oval wooden terrace area.
Inside the living area is open plan and spacious. The kitchen is well equipped with two sink areas, a long bar and top of the range appliances. These include Miele ovens, including steam oven, microwave, nespresso machine, mixing machine, toaster, induction plaque and extractor fan, diswasher, 2 fridges, freezer unit. Just off the kitchen is a separate laundry with washing machine, tumble dryer etc. The dining area has 8 chairs and there is also a separate additional table, if you choose to eat inside. The main living has 2 leather sofas, and TV.
The hall contains a grand piano, with spectacular view across to Pegomas, and leads out onto the upper terraces. Downstairs there is a separate study with its own terrace.
Open Living & Dining: The living area is spacious and open plan with living, dining area, bar and kitchen all working together. This area in the summer can be accessed through large sliding internal doors which recess into the walls, making the whole space connect with the exterior gardens & terracing.
The kitchen is state of the art with a separate bar area, and it connects to a separate dining area and onto large terraces for alfresco dining/lounging. The large terrace will comfortably seat 12 people under the pergola for summer dining. The kitchen is finished with red granite work surfaces and equipped with top of the range appliances/culinary aids for budding chefs. There are 2 fridges, fridge freezers, dishwashers, oven and steam oven, microwave, coffee machines, kettle, toaster, etc.. In terms of laundry there is washing machine, dryer etc.

We are a mixed English/French family. We were lucky enough to be given this piece of land, which belonged to my wife's family, who are from Mougins. She grew up in Mougins and her family are still here, which means they are close by in case of any problems.
Why Nathalie chose Mougins
It took us over 10 years to design and build the house, and many 'Grand Design' moments. We do also live here sporadically, but let it out for selected weeks. It is a modern contemporary villa, with open plan living that everyone who goes there loves. It is tucked away in forest, yet so close to amenities, the coast and many great holiday places.
