All the amenities you need are found within the complex. I.e. shops, cafe, restaurant, bakery, chemist, taxis and buses into town.
LOCATION: Sri Lanka has so much to offer i.e. beaches, ancient cities, tea plantations, safari, eco tourism, etc. There is no where that is central to all these venues. However what JaEla provides is a wonderful base close to the airport from which you can leisurely go to places of your choice. The last thing you want after a long haul flight is another 3 hour drive to the south coast or e.g. Kandy.
We are 15 minutes from the Airport. 30 minutes from Negombo the best resort on the West coast. Many of our guests spend the day there. Most hotels will allow you to use their private beach if you purchase refreshments there. A lot of guest use the hotel beach and pool have lunch and return home in the evening.
From here you can plan your days to Kandy, the Elephant Orphanage, etc. Our house is located in a quiet tranquil gated community. All the amenities you need are within the complex. You can spend your days lying by the pool, prepare your own meals or pop into a restaurant in town. N.B. There is also a good restaurant within the complex.
HOSPITALITY : We have been renting our house now for 9 years and our house manager is very experienced at making sure you have a very enjoyable stay. He will gladly offer whatever assistance and advice he can.
We bought this property as it is in a beautiful quiet secure gated complex with all the amenities you need. It is ideally located to travel around to other parts of the Island. We intend to retire here.

I stayed in this property with my mum and toddler daughter at the end of December. It was a lovely property, secure and safe and comfortable with working fans and air conditioning and access to shops within the complex and a swimming pool. The owner is based in the UK and to pay a deposit and the full amount to a stranger is always a worry but both the owner and his working colleague (Shanaka) in Sri-Lanka were very trustworthy and entirely helpful. They also recommended a driver service which was really useful and there is a guest book they keep in the property which always help to plan your trip. It is a good, safe base for a family to use close to the airport with security to enable you to travel around the country. We left on the 9/1/14 but unfortunately my grandmother died on the 2/2/14 and so I had book a ticket to fly back to Sri-Lanka that same day to accompany my mother. I rang the owner and without thought he offered me accommodation and told me I need not pay for anything until I came back to England - which was such a kind gesture (as he understood the sadness of the occasion and the importance of not adding to any more stress). I off course paid when I was in Sri-Lanka as I knew I would forget if I didn't do it there and then and off course on both occasions when I came back the owner refunded my deposit promptly without any fuss. So in short this is a great place and more importantly the UK owner is honourable and very organised with reliable help on hand in Sri-Lanka (Shanaka) if you do have a problem with the property. Shanaka's wife also left a welcome basket for us with milk, coffee, sugar etc., which was a lovely thought. I have recommended this place to my own friends.

We started our holiday in Sri Lanka in this house. We stayed there for a few days, before we went to the south. On the way back to German we stayed an other few days there. We enjoyed our stay there. The house is near Airport, the house is very safe, the pool is great - we enjoyed all.
The housekeeper is very friendly and helpfull.
We had a lovely holiday in Sri Lanka. The house was in the perfect location to use as a base to travel about the country. The estate was nice and quiet - we felt very safe. The staff on site were very helpful, especially when we were trying to give a taxi directions!
The house itself was very spacious and well equipped. The AC was great in the bedrooms and the ceiling fans gave moderate relief in the lounge areas. The beds were comfortable and the bathroom was clean with a decent shower. The Kitchen was basic but functionable. As we were there for 4 weeks, it was great to have the washing machine.
The swimming pool area was kept nice and clean and a great place to have a swim and cool down after a day of activity!
We travelled about on our holiday...Pinnawala was amazing, a must for any traveller! Also, we went to Sigirya Rock and stayed in the Sigirya Village Hotel - fantastic hotel, good food!! We also went to Ranweli Holiday Village - you cross a little river to get there! We stayed in the Deluxe Beach Cottage - luxury at its best. The spa there was lovely - had a two hour massage...truely amazing!!
So all in all, we had a great time - I would recommend visiting Sri Lanka and staying at Nivasipura as a base for your holiday.

House clean and beds comfortable - everything worked. Kitchen basic but we only used it for breakfast.

Great restaurant nearby called 'the fork' - and some small shops nearby that sell basics. A/C worked extremely well and mosquito nets were not needed at all -we got abs no bites and I normally do.
It's 45 minutes to an hour in a tuk tuk (1000rs) to Colombo and 40 minutes to Negombo (700rs).
Drivers seem to find it ok and we picked them up from the top of the road - but then got a good one who came most days for us if we prearranged -
We have been staying at this house in JaEla for the last five weeks and were amazed at the comments made by the last reviewer. We arrived on the day she left and the house was spotlessly clean, the only hairs we have found have been our own.
The house is spacious, very secure, private and well maintained. There is hot water in the bathroom provided by a water heater that works perfectly as does the shower. There are also three toilets in the house one being located on the ground floor. The back garden overlooks a park and we have sat in the garden at night enjoying the warm air which has been delightful. There are mosquitoes about but we have effectively managed that problem by using the air condition and fan. This is the tropics and mosquitoes are everywhere so if you are allergic to their bites stay away. The house manager is very helpful and attentive but not intrusive.
A swimming pool set in attractive gardens is at the end of the road and provides an ideal opportunity for exercise and cooling off. We have always had the pool to ourselves during the week. A new restaurant called “The Fork” overlooking the lake has recently opened and the food is excellent and they are installing a wood burning pizza oven. There is a variety of shops on the estate that are well worth supporting.
Negombo is a comfortable thirty minutes drive away and has the beach and some good restaurants, we go there frequently but deals must be done with taxi drivers.
We have had an excellent time and wonder if the previous reviewer had stayed in the same property because her experience has certainly not been ours.
The house was not cleaned well. There were long blackhair (my hair is blond!) all over the tiles in the kitchen, and in the bedrooms. I also found them in the beds. Disgusting! Not nice at all :(.
The toilet seat in the second bathroom were broken so we could not use that toilet at all. It was only fixed the day before we left, so we had to manage with 1 toilet in the master bedroom for 12 days. The shower in the second bathroom did not work either, there was no hot water in here, so we shared the shower in master bedroom as well.
The lacking of mosquiotnets in all the bedrooms was very disapointing. I was bitten all over the body by insects (mosquotos and/or sandflies) so I had to visit the Hemas hospital in Wattala 3 times due to all the rashes i had all over my body. This was very annoying and disturbing and ruined my staying.
The description of the house said it was 20 minutes to Negombo beach, which isnt true at all. It took nearly 40 min and the taxi cost was much more than the housekeeper told us.
So, I am sorry to say but I wouldn not recommend this house to anyone, since it was a big disapointment to us all!!!
