This property is available from June through to the end of Oct. 2014 will only be the fourth year that this fully renovated barn has been offered for rental. Total floor area is 130sqm. It is in a quiet location in a traditional village 4 km east of Prades. There is plenty of off street parking immediately outside the house, with room for 2 more in a fully enclosed, secure courtyard.
The accommodation is very versatile with 3 twin bedded rooms (all 12M2), 2 on the ground floor with large bathroom + shower + separate toilet. A further bedroom with twin beds is on the first floor, off a spacious, open plan lounge/dining area and kitchen (50M2). This bedroom has its own separate shower and toilet facilities sited off the utility room adjacent to the kitchen area This house retains its original beams, and several exposed stone walls and a mono pitch ceiling with clerestory windows to a very sunny private roof terrace of 18sqm, accessed by a spiral staircase just outside the kitchen. It is south west facing and very sunny all day with views of Canigou and the Tet valley. There is a laptop and ADSL internet for guest use.
Travel to and from the area: Ryanair flies to Perpignan (30 mins), Gerona (Spain) and Carcassonne (both 1.5 hours) and many major airlines fly to Montpellier, Toulouse and Barcelona (all approx. 2hrs). The TGV stops in Perpignan where you can connect to Marquixanes/Prades by local bus or train or you can take an overnight sleeper,London-Perpignan (change in Paris) and arrive refreshed the next morning.
The owners drive regularly and it takes 11/12hrs from Calais going via Paris and the magnificent Millau bridge or stop in the Auvergne on the way down to break the journey.
Additional faclities: This property has a large downstairs courtyard-35sqm, that provides a great deal of shade in the summer months, and extra security for the property as the only access to the house is through the courtyard. There is a small inset 'privacy' door for easy access to the courtyard. This is an excellent area for storing all the beach gear, bikes, and other holiday paraphernalia safely. The owner is offering use of the 2 bikes stored in the courtyard as part of the rental and body surfboards to be found in the downstairs store room. There is a 24' LCD TV with integrated DVD player for DVDs/harddrive material only (note no TV reception) and a library of popular films for all ages available plus a second smaller combo unit . There is also an Ipod/MP3 docking station for music
Marquixanes and some special attractions: Marquixanes has its own rather excellent bakery/patisserie/coffee shop that supplies the surrounding villages; a village shop with internet cafe and bar plus newspapers; a seasonal fruit and veg shop stocking all the local produce such as cherries, nectarines, strawberries, melons etc Plus a local cave and wine shop.
The area boasts two wild animal parks where you can see wolves, bears, big cats etc in very natural surroundings, both open all year round:

The Costa Brava is less than 2hrs drive away for a different day out, and nearer to home visit the beautiful walled harbour and beach of Collioure, which represents the start of the French Costa Brava-webcams available on www.cg66.fr
The owners are keen walkers and would be happy to help with suitable itineraries. There is a full set of guide books and local maps provided to help, and some inspiring photographs around the place.

We are both keen walkers and skiers and have been walking in this area for 8 years now. Once in a while we also tempt our 2 children of 23yrs and 25yrs out for some ski-ing or in our daughter's case, time on the beach, so it has been a real family home for home for us

We bought it for the ski-ing for all of us, the beach for our daughter but the walking has turned out to be the best kept secret for us both. The weather never dissapoints, if it rains, it lasts a day or two at most and very often you can drive up the valley and rise above any cloud sat in the valley
What makes this house unique
The house is so flexible to live in, whether it be two or six people and easy to run. We love the variety of things to do, the climate, unspoiled walking with levels to suit all types of walker, and the numerous good quality clean beaches plus great sightseeing. You never run out of things to do. And the terrace just ends the day perfectly for us with views of Canigou and sun until late in the evening after a hard day doing what you want.
