Villa Monaco is a carefully thought out, architect designed stunning modern house, created with rejuvenation and relaxation in mind. Most of the villa is non overlooked so you can enjoy seclusion
Double floor to ceiling windows provide an amazing panoramic view of the Adriatic sea, which can be enjoyed from the living space, balconies and roof terrace. You can walk to the coast in 15 minutes and the local town in 20, or drive in 4/5.
The top floor is a huge penthouse suite with king size bed, en-suite bathroom, dressing area, adjoining living area and access to a huge sweeping roof terrace with views over the sea. It’s perfect for breakfast or an evening drink. You can just see the views in the photos
Bedroom 2 is a further large ensuite double with balcony overlooking the sea. It also contains an alcove with childrens (only) bunk beds. Bedroom 3 is also a large double with pool/ mountain view balcony and Bedrooms 4 & 5 are twins. One with direct access onto the pool and one which has pool access through a side door. Two family bathrooms and a sofa bed bring the total party size to 12.
The villa is also family friendly - there are 2 cots and 2 high chairs
The ground floor open living space is a bright, cheerful area with access to the pool and BBQ terrace. There is a large flat screen satellite tv, dining table with seating for 12 and comfy sofas from which to gaze out at the sea with your aperitif.
The BBQ terrace seats 12 and enjoys the shade provided by a pretty grape vine, or the table can be moved, and it has a large stone BBQ. The pool is enclosed making it good for children and doesn't use chlorine in its filtration system which is also good for children and kinder on the skin
The roof terrace is a great entertaining space or simply just lounge with the moutains as your back drop as you watch the sun set over the sea with a G&T. There is a table up there from which to enjoy supper and it does also make for a very pleasant early evening drink.
Sutomore and Bar small towns are a 5 and 10 minute drive respectively and provide everything you would need - bakeries, patisseries, supermarkets, cash points, pharmacy, gift shops, restaurants on the sea and Bar has a wonderful food market. You can stroll back from the meat and fish restaurants in Sutomore in 15-20 minutes.
Beach lovers are spoilt for choice with sandy peaceful coves or the bustling beach at Sutomore a stroll away. There is sun lounge hire and a variety of water sports on offer. Or you can travel 20 minutes down the coast to some of the larger sandy beaches - the coast line is dotted with Italian and Greek influenced old towns which make a very pleasant day out. Water sports include wind surfing, jet skiing, kite surfing, scuba - all very reasonable and Budva is fast becoming a fashionable place to hang out
The location is an ideal central base from which to explore all the major attractions in Montenegro, and one of the great things about Montenegro is that nothing is very far. I fell in love with Montenegro on my first visit. As a result decided to build a modern villa with all facilities as a great place to stay and relax.

The villa is really well situated. It is high on the hills with fantastic views of the sea and the coast. Its quiet and peaceful. A short walk or drive takes you down to the sea and very close by is the seaside town of Sutomore with cafes; restaurants - a typical seaside holiday town. Within driving distance you have everything that’s great about Montenegro. A short drive north and you have the entire coast from Sveti Stefan through Budva, Tivat and Kotor - all within easy reach. A short drive south and you have the wide sandy beaches of the southern coast. Another short drive inland over the mountains is Lake Skadar and miles of mountain walks and scenery. There is more than enough to fill a week full of variety.
The villa is brand new. It is light and airy throughout. Two master bedrooms are very large ensuites with their own balconies. The best feature is the huge terrace at the of the villa - plenty of room to eat; relax; sunbathe and take in the views. There is a garden downstairs with the swimming pool along with a barbecue - another place to relax.

"Our extended family of 11 had a wonderful week in this gorgeous villa. Great location close both to Podgorica and the beach. The house itself is big, light and modern with gorgeous terraces, many bathrooms and an open, well-planned kitchen.
The local beach 2 minutes from the house was far nicer than the big, over-crowded Sutomore beach. The house is light, big with all the necessities.
The pool area is beautiful and the grapes growing as a roof over the outdoors dining table an amazing touch. Zarko the house manager, speaks great English, is pleasant and accessible and will help you make your stay easy. A word of caution should be given about the tiny, winding road leading up to the villa. It is very, very difficult to drive - but possible - so choose daylight and an experienced driver to do it. Also, ask Zarko to guide you to the villa, unless you are equipped with superpower orientation skills. Perhaps it's obvious, but it should be mentioned that you must have a car.
To reach shops, tourist sights and other beaches there's really no other way. But rental cars are fairly inexpensive and can be picked up at the airport. Be prepared or both sun and heavy rains, mosquitos and power cuts, all depending on the time of year. Dont miss the magic evenings on the top floor terrace where both sunsets and full moons can give you beauty experiences beyond the ordinary.
All in all, the rent was a bit pricey and ou need to fill the house to make it worthy, but we definately had a fantastic stay"

We had a short break in Montenegro and stayed in this villa.It is a beautiful place although you have to be a confident driver as the roads are narrow and steep but we had no trouble.We enjoyed a visit to the mountains by train from the local station and we saw stunning scenery.We visited a farm and watched the farmer's wife make cheese and enjoyed a great lunch.The people are friendly and we also eat in the local sea food restaurants which were cheap and surprisingly sophisticated.
The villa is quiet and comfortable and we enjoyed the pool and barbecues.Perfect for a large group of friends or an extended family as everyone had their own space.The old town of Bar was interesting and there was a lot to do.
The hillside luxury villa offers views that are worth staying in for. Many an evening, after a great adventure, breath-taking scenery and a very good lunch, we would plan to be back to have supper inside or out by the pool, just watching the incredible sunsets and the towns twinkling lights -of course accompanied by a few bottles of the local wine. The kitchen and dining table were perfectly placed as we could cook socially and relax. It was well equipped and we could quite easily enjoy cooking a proper meal for a large party.
Later in the evening we would move into the spacious, comfortable sofa area.
All the bedrooms were a good size with a modern, clean en suite bathroom. The well-equipped balconies leading from each bedroom were large enough to use as alternative eating /sunbathing relaxing areas. The villa is perfect for a large party of people offering plenty of space to socialise and places to disappear to enjoy your own quiet time and relish your personal view of the stunning Montenegro. This is a perfect base and I will recommend this to friends and family. I still have a lot more to discover in this amazing country.
We stayed in the villa for three nights back in May 2014, and it was one of the best holidays I've ever had. My partner and I went with family and there was more than enough room - the villa was huge and gorgeously designed. Montenegro is very much on the up, we visited the super yachts in Tivat and dined in the nearby town of Budva, having dinner on the waterfront, all just a nearby drive away.
Sadly it was too cold when we went to use the pool, but we did have breakfast on the terrace with stunning views over the hills and towards the sea. The villa does have ample parking but just a note to say this should only be done by experienced drivers as the roads (as they are everywhere in Montenegro) aren't in the best shape.
We will be coming back in 2015, and this time hope to visit in summer when the pool can be fully enjoyed!
This Villa looked and sounded beautiful on the advertisement but it didn’t take long for our hopes to become dashed. There should have been more care to bring attention to the drive up to the Villa which is not for the feint hearted to say the least, the majority of the way is a dirt track that is just about wide enough to get a car down, with extremely tight corners and very steep ups and downs the final of which you can only get up with a strong run up in first gear and a very tight and hairy reverse into either of the two driveways (A car with grunt is a must). On a number of occasions we even saw locals getting stuck halfway and having to roll back for another run up. We had three hire cars within our party, all of which driven by competent drivers of which two ended up with dents from the drive up. The Villa itself was OK, yes the views were excellent but the general workmanship was finished to a terrible standard. Two of the bedrooms and the kitchen and sitting room areas had air-conditioning units that did not work, clearly an on going problem highlighted by the number of fans left around the place. One of these bedrooms was like a sauna which lead to uncomfortable nights because it was situated above a very humid 'water room' which is literally a whole room filled with water instead of a boiler?! The pool area was generally very nice, but there were not enough sun loungers for our whole group and by the edge of the pool the safety barrier is flimsy to say the least with a large gap in the middle, not at all safe for young children. All this said Zarco the property manager was extremely helpful and pleasant and did what he could whenever asked. If you can forgive the drive to the Villa then there is huge potential for what could be a fantastic Villa, but a significant investment is required to get it up to standard.

Walking and cycling are also popular and you can enjoy a walk in the mountains - there is a steam train from Sutomore
Or you can enjoy a complete relaxation break, enjoying the swimming pool, terraces and old towns dotted along the coast with spectacular food and wine. Budva which is 30 minutes away has open air theatre almost every night in the summer, International boutiques, restaurants and shops
A 5 minute drive takes you to a choice of 3 beaches or you can walk downhill in 15 mins. The beaches are well kept and have beach cafes and sunbed hire. You can choose from a secluded sandy cove or the larger bustling beach at Sutomore.
The vast sandy beach at Uljcini (30 mins) has wind and kite surfing and at the far end Ada Bojana is nearly deserted with a great beach cafe selling grilled fresh fish.
Budva beach with every type of watersports is 30 mins, and is a great day out.
Podgorica is the nearest International airport serving several European cities, London & Moscow just an easy 30 min drive from the Villa (Jat, Montenegro Airlines, Adria, Austrian, Croatia Airlines etc) plus lots of Charter flights in season.
Tivat is 45 mins and has flights from Russia, France, London etc
Dubrovnik 2/3 hrs depending on traffic has numerous flights from UK and Europe
Bar port with a ferry from Italy
Local beach and watersports - 5 mins by car 15 mins walking
Sutomore market and shopping - 5 mins by car
Bar for large market, restaurants and beaches - 10 mins
Bar Stari Grad Roman remains - 12 mins
Southern beaches (huge sandy beach watersports) - 20 mins
Budva nightlife/ shopping - 30 mins
Kotor UNESCO Heritage town great cafes - 50 mins
Ulcinj old town, 5th century BC - 20mins

Sutomore is a well equipped town with mini-market, banks, cash machines, post office, supermarket, gift shops, doctor and dentist. The Sutomore seafront has a good selection of fish and meat restaurants or for a quick snack they do great pizza's - all walkable home in 20 mins
A feature of the area (and Montenegrian people travel miles for) is Bar Market (10 mins). This huge under cover local market sells the most amazing food all from small producers and tastes incredible - an absolute must if you like cooking great produce at very low prices!
Water sports are a feature of the coast, are plentiful and reasonable
Skadar Lake is one of the largest inland lakes in Europe and a haven for birds and wildlife. A day trip is 30 minutes
Bar Stari Grad a partially preserved Roman Town on the outskirts of Bar is worth a trip if you like History but dont go in the middle of the day!
Porto Montenegro is worth a day visit for people watching and to get up close to some of the worlds biggest yachts.
The old stone towns of Kotor and Perast also make a good day out. If you end up in Perast try a coffee and cake on the sea front or visit Our Lady of the Rock Island a short boat ride away. The coast is littered with wonderful, old towns
If you do not want to drive most of these trips can be bought as an excursion from a tour operator in Sutomore, and the local host can help with that.
