Coco House (3 bed) stands in its own quiet grounds & is the largest of the 3 lower Villas at Hamilton Estate, which is situated by Jolly Harbour & the 5* Sugar Ridge Hotel.
Cactus Villa ( 4 bed) is larger & situated on the hillside behind Coco, so enjoys a stunning view of both the harbor and the Caribbean sea, plus provides absolute privacy and tranquility. The infinity pool here is the largest in the area and additionally has a shallow fun area, where you can sit and take in the views.
Additionally Guests at either house have access to the Hotel's pools, gym and spa and restaurants. Recently Hamilton Estate received very favorable reviews when shown on TV's 'Place in the Sun'
Just a short walk away are two of the best beaches on Antigua - Jolly Beach and Valley Church. Although of different characters, both have pristine white powder sand and pure blue water, plus good beach restaurants. Jolly is more commercial with motorized water sports, vendor’s stalls and 'Castaways' restaurant.
Valley Church is much quieter, also has a beach bar / restaurant for all day drinks and meals, but is surrounded by lakes & greenery. Also within an easy walk Jolly Harbor offers Banks, shopping, large supermarket & many restaurants.
The quiet location of both houses is perfect, as it is just 20 minutes from the capital St Johns or a 30 minute private transfer from the Airport - this is a complimentary service we provide.
Both houses were designed with emphasis on outdoor living so have external dining areas, large private pools with part shaded pool decks. All bedrooms are of good size & air conditioned with modern bathrooms, each with large walk in showers or bath. The kitchens too are substantial and very well equipped for self catering - there are BBQ's on the patios.
Although Cactus is absolutely new, Coco was fully refurbished recently so nothing is lacking - new bathrooms, walkways, furniture, kitchen equipment are just part of the story. Coco House was only built 5 years ago and it’s continuing quality is confirmed by the number of Guests who return year after year. For your reassurance we also have Yasmine our Estate Manager , who will look after your needs great or small during your stay.
The design puts great emphasis on outdoor living with external dining areas, lounges & a part shaded pool deck. Both the indoor dining area, lounge and kitchen offer wide double doors to the exterior patios so to maximize the internal cooling and natural light.
The pool deck is the largest of the trio of Villas and is equipped with very comfortable loungers placed either in the sun or shade. The pool is of generous size and of a family designed depth. The gardens are extensive and filled with lush vegetation and many palms – it is perfectly safe for children to play unsupervised in the secure environment away from the raised pool.
The large bedrooms are all ‘en suite’ each with either triple sized walk in showers or a bath with shower.
On arrival all guests are met at the Airport by our Driver and then at the Villa by Yasmine, who will pass over the keys and explain the house, surrounding attractions, plus will provide the complimentary welcome pack of necessities to get your holiday off to a great start.

Accommodation - outside
The Villas have been designed around the Caribbean climate and thus primarily it's ‘al fresco’ living.
The covered outdoor dining areas open to the cooling breeze, plus it is south facing not only for all day sun, but also uninterrupted views of the unspoilt lush hillside and verdant vegetation at the rear of the property. Eating breakfast will possibly be to the serene backdrop of various birds including egrets, maybe the odd mongoose and perhaps a passing cow or goat.
Apart from the dining table and chairs, also undercover are loungers, chairs, sofa and triple burner gas BBQ. By the pool there is another set of table and chairs, even more loungers both in the sun and in the shade, providing ample space for sun worshipers. The pool at Coco is of a good size being 14 x 26 and the fully tiled pool deck is again the largest of the Villas. Additionally there is an indoor pool toilet and outside an outdoor shower, which is useful when you come back covered in sand after a day on the beach! The pool has ‘Diamond Brite’ finish, steps at the shallow end, plus a family friendly maximum depth. . The garden has numerous palms, ferns , flowers plus it is externally secured by a screened fence, so children can play in totally safety.
The south facing dining area is accessed by large double doors opening out onto the various patios. From here there are uninterrupted views of the well-stocked gardens plus the densely wooded hillside at the rear of the house. The lounging area outside has comfortable sofa and chairs and pool deck has more tables, chairs and loungers.
The large garden also has table tennis, darts board and some badminton equipment.
Accommodation - indoors
The equally spacious interior is completed by lounge and dining areas, plus a large kitchen. The typical Caribbean exposed wood beamed ceilings are double height, so very cool but have the added comfort of ceiling fans and air conditioning.
The kitchen is open plan with breakfast bar, new large gas cooker and oven, new American sized fridge and freezer, dishwasher, plus is comprehensively equipped for self catering. To guard against mains supply disruptions, there is also large underground water tank.
The dining area has a stone tile topped table, ceiling fan and air-conditioning. The lounge area has a matching coffee table, very comfortable sofas, plasma television (with over 60 channels). There is also audio, a CD player and an i pod dock. These are all supplemented with free WiFi internet connection and a small collection of board games, DVD’s, CD’s and books. The tasteful decor is complemented with original paintings from local artists. In addition you are supplied with a free mobile phone for your stay, which is ideal for making restaurant reservations, booking taxis and checking flights. Next to the bedrooms is a separate utility room with washing machine and tumble drier.
Apart from comfortable beds, all three bedrooms have individually controlled air conditioning and additional ceiling fans. Each room has plenty of draw units, louvered hanging space, hair dryers plus bedside tables with reading lamps. All bedrooms have modern en suite bathrooms equipped with either triple sized walk in showers or bathtubs. All bathrooms are large (smallest is 70 sq ft) and all feature specially imported ‘Roca’ European showers & bath controls.
Master bedroom has triple aspect views with wide doors opening onto the pool deck and windows overlooking the palms and garden - there is also a safe. The en-suite bath room has a large walk in shower.
The twin bedroom has two single beds and en-suite bathroom with the largest of walk in showers
The double bedroom has double bed and en-suite bathroom with full sized bath
In addition there are complimentary cots available and a spare folding bed which can be placed in any of the bedrooms
Getting around the Island is simple by either car, taxi or bus, which drive on the right hand side. The Capital St Johns is home of the cruise liners and International shopping can be found in the totally restored Heritage Quay. Only a few yards away you walk back into history with the old character filled buildings and streets, all safe to walk unlike some Caribbean destinations. In the countryside the many abandoned sugar mills act as a reminder of bygone trade and slavery. Nelsons dockyard is a fully restored working harbour which has won many awards and only a short distance away is Shirley heights and its colonial fort , from where there are stunning views over both the sea and countryside. Worth a visit is Bettys Hope which was Antigua’s first sugar estate and some restoration of the ruins have taken place and the Mill is now totally intact.
Alternatively if relaxing in the sand is your preference, you will be spoil for choice as it is reputed that Antigua has a different beach for everyday of the year, some of the best being just a walk away from Coco House.
Apart from the beaches there is plenty to do, some examples which can be arranged for you are :-
Yacht Charter as a special deal has been arranged for those staying at Coco House. This is a private charter for just your party and includes free transport to & from Coco, plus a complimentary bottle of champagne. This is a superb 50ft yacht with experienced British crew who pander to your every need, including preparing a superb fresh lunch with fine wines. Throughout the day all food and drink is complimentary. Sunbathe on the deck, relax in the shade, snorkel & swim off the side, ride the dingy and perhaps take a turn at the helm if you wish.
For younger ones there is a Donkey sanctuary which is a simple establishment, but captivating for children who can ‘adopt’ the donkey of their choice. A small fee will make them eligible for a certificate & photo, plus regular updates on their new pet. The sanctuary caters for abandoned, injured and abused animals from all over the island and is a charity. Entry is free.
Alternatively there is rare chance to swim with Sting-rays at Stingray City . A high speed boat takes you out to sea to a pontoon where you can stand or swim in the shallow water. About 30 - 40 rays come in from the Ocean and you can then both stroke, hold and feed them. This is a well organized professional excursion, totally safe for children.

We chose Coco House for a special holiday to celebrate our Ruby wedding anniversary. My sister in law and her husband also joined us. The property was very spacious and would easily accomodate a larger family group than ours. The verandas also added to the spaciousness.
All the furniture and fittings in Coco House are of a high quality and the house lacked nothing. Pool and gardens were well tended and Yasmin the housekeeper was always on hand in event of a problem.
We would recomend hiring a car in order to explore this beautiful island.
The location was within easy walking distance of the amenities on Jolly Harbour.
Roger the owner was always helpful answering any queries and he provided detailed information about the house and island.

We booked Coco House for a special holiday to celebrate our Ruby Wedding Anniversary but we invited sister in law and her husband to join us.
Coco House was just perfect in every way. The house is vey spacious and would easily accommodate a bigger group than us four.
The outside verandas also added to the feeling of space.
Quality of furniture and fittings is first class and the house is short of nothing.
Many Thanks to owner Roger for allowing us to enjoy his fantastic house. The information he supplied about the house and the area was great and he was always on hand by email to answer any questions or queries.
Yasmin the house manager was there to greet us on arrival and show us round. She was always on hand in the event of any problems. We did have a slight problem with a leaking air conditioning unit which was resolved within hours of contacting Yasmin. She also arranged car hire for us which enabled us to explore most of the island with its fantastic beaches.

Coco House was in an ideal location within easy walking distance of Jolly Harbour.
On the day of our anniversary we chartered a catamaran Cat Tales II for a day of swimming and snorkelling at various location's showing us a different perspective of the island from the sea. We would thoroughly recommend this to anyone wanting a special day out.
The only slight criticism would be the poor wi fi reception in the villa. We were not expecting fibre optic broadband speeds but some days we were unable to access wi fi in the villa. Most of restaurants and cafes had free wi fi available for customers use, so keeping in touch with family at home was not too much of a problem.
Needless to say the pool and gardens were wonderful, we saw such an array of different wild life, humming birds, egrets, massive butterflies, moths, and mongoose.
We were very entertained by some cheeky little birds who kept trying to fly into the house to pinch grapes.
All in all a fabulous holiday in a fabulous location in a fabulous house.
We would love to return.
Coco House is absolutely wonderful!
From start to finish, and beyond, Roger the owner was really helpful. Booking was a breeze, Roger sent a most comprehensive information package and was on hand to promptly answer any questions.
The property is gorgeous, has all facilities you could wish for and more. Everything was clean and in excellent condition.
There is loads of space, inside and out - we had two teens with us and we managed to keep out of each other's hair! Spoilt for choice for places to chill, read, sunbathe etc.
Dining on the terrace in the evening was a particular favourite, even if it was a bit hot using the barbecue!
Air conditioning was wonderful, but throw all the doors open in the living area and you get a lovely breeze - and the local birds popping in to clear up your crumbs!
The area was fantastic - walking distance to shops, good restaurants and amazing beaches! We hired a car from the third day, taking full advantage of the luxury of included transfers - a necessity after the long flight! If you hire a car, be warned the road signs are few and far between but the locals seem to love being asked for directions so don't be shy! We went all over the island, got lost a few times but always felt safe.
The manager was helpful and the handyman Don even fixed us up when we had a puncture.
I cannot recommend Coco House enough. We had an awesome stay!
Wonderful memories remain of our week long stay in May! As promised our family of 4 was met at the airport by a delightful driver. He was friendly and shared a lot of information about this beautiful island.
Our time at Coco House was terrific! We loved the size of the home. There was lots of room for our family that included our 20 year old son and 23 year old daughter.
We spent early mornings enjoying our coffee on the patio above the pool. We took advantage of the bbq for outdoor dinners.
We used the lovely pool when we weren't exploring the many gorgeous beaches that are so close to this home.
The kitchen was well equipped. Yasmine met us at the house upon arrival and checked in on us a few days later.
Don, the resident handy man brought us rum punch and fresh fish that we thoroughly enjoyed! Don was more than terrific! He took us to the meeting spot for the catamaran cruise around the island. He also picked us up after a wonderful day on the water.
The location of this home is central to wherever you want to get to!

We had a great time at the house. It was well appointed, plenty of cookware, etc. The pool was great also and the house was clean and well maintained. Walking distance to several great beaches, supermarket, Jolly Harbour, and Sugar Ridge. The Fish and Chips bus across the street was excellent. Thank you for a great stay and we hope to be back!
I rented this place for some friends who were visiting me on the island where I attend medical school. They stayed the week and I joined them on the weekends. Great place! Location is perfect for those without a car. There is a pool, they could walk to several different beaches, and had restaurants and grocery stores close. Very helpful property manager with a reliable taxi service available if needed and local cell phone. It was clean and well maintained. Thinking of having my folks stay when they come down this semester. Loved the fish and chips trailer right across the way!
Coco and Cactus Houses are situated at the exclusive Hamilton Estate on the West coast of Antigua, thus face the Caribbean sea.
Coco House ( 3 bedroom - Home Away ref 1143305 ) is the largest of the 3 villas on the lower level and has three modern en suite bathrooms.
Cactus House (4 bedroom - Home Away ref 2190303 ) was newly built during 2014 at a cost of over $ 2m and is situated on the hillside behind Coco House. Naturally the views are stunning from either the lounge terrace or from the lower pool deck , which has the largest private infinity swimming pool in the area. In addition to the pool deck there is also a very private sun terrace, which also has the BBQ.
The location is not overlooked in anyway so offers absolute privacy .
Transfers are complimentary with your own private driver and take about 30 minutes from the Airport or about 20 minutes from St Johns the Capital. The peaceful location is flanked on one side by the new 5* Sugar Ridge Hotel and green open land on the other, then there are densely wooded rolling hills at the rear. A ten minute walk takes you to Jolly Harbour, which is the premier Marina on the west coast, so apart from the golf course plus many yachts, boats, banks and restaurants, there is an excellent commercial centre which caters for all your needs. The whole area is surrounded by world class soft powder sand beaches and azure sea.
Unlike the English Harbour area , the restaurants, shops and amenities at 'Jolly' do not close down during the quieter months of April - November, so you are assured that virtually everything is available to you for the whole year long.
Antigua is the closest of the major Caribbean Islands with a flight time of under 8 hours. It's small size of only about 100 square miles with a population of 85000, means it is easy to get round, plus it has one of the most envied climates in the West Indies, lying where the Caribbean sea meets the Atlantic. Its proximity to the equator means that there are no distinct weather seasons and is regarded as the driest of the Caribbean Islands with little difference in temperature each year. The normal daily temperature is about 27'C (80'f) with a variation of just a few degrees either side during the year. Winter is regarded as December - March, but most of the rain falls August - November. The hurricane season is technically July - November, but being so far south of the hurricane belt means that it is almost 20 years since the Island was last affected. Antigua is one of the Leeward Islands, so benefits from cooling trade winds which makes the tropical climate very acceptable. These winds also make it a great location for sailing and water sports, additionally the crystal clear waters are great for diving and snorkeling.
